There was blue painters, taped, wrapped around the vent that was supposed to exhaust outside. I pointed this out to him and he said don't worry about it. It's just cosmetic. If you don't like it you can take it off. Well, it turned out that the heating system was completely done illegally. When I moved into the house the first night that I spent here with the heater on, I got very ill and my dog got very ill. I had to take her to the emergency room the next day and I had to go to urgent care. We were both suffering from carbon monoxide poisoning. I had a heating company come out. They immediately shut it down and said that they could not turn it back on until it was brought up to code. As time went on, I found many other things that he overlooked. The plumbing in the main bathroom was put together completely wrong when I took a bath it flooded the garage. There was a room in the basement when it rained it flooded. The whole back of the garage flooded on the first rain. I had to have an electrician come out and fix some of my breakers. They had them taped so they wouldn't pop. One of the major beams that holds up the corner of the patio was not anchored to the cement. So to fix everything and bring it up to code has cost me over $10,000.

My…read morehusband and I were in quick need of a home inspector, and upon calling Magnolia, we were given an appointment the next day! What led me to choose Magnolia was how detailed their website was, how they had examples of reports readily available to read, their multiple certifications, and their innovative approaches (ask about drone usage for roof inspections!). Benjamin arrived with his team on time and left no stone unturned in their inspection. After inspecting the home, Benjamin had my husband and I come back so he could go over concerns in person. Being that we were considering buying a home that had undergone extensive renovations, we were blessed that Benjamin has a backgrounds in residential renovations. We received our full reports early than promised, and I appreciated the thoroughness and details provided in the report. My husband and I will recommend Magnolia over and over again. If you are looking for a company that boasts honesty and integrity, choose Magnolia! They are also a non-stop shop for home inspection, radon, and termites!

The pealing paint was exposed in several areas so should have been observed and noted in his report and was not. Also, we have 9 triple pain windows that are fogged and need to be replaced. The former owners kept the blinds down to obscure this issue. Its a lot of windows and will be very expensive to replace : ( The needed repairs may well cost $20,000 to $30,000 which is a lot plus the time to work with vendors to complete these needed repairs
