    I'm not sure ware to start but here I go . I blame myself fir finding the lot that we like and would be happy to live at. We we think we would be happy but that is yet to be seen . We decided on a model and picked out the things we want as far as options and then they tell us we have to add 2foot bump outs inn order to make the house over 2000 ft on one floor alone and we have to pay for the bump out even though we didn't want them . So we get past that and we agree to sign anyways and that was inn April and we are now end of July and the ground has a better chance of me digging the hole with a shovel than the shit show builder does and I'd probably get it done on time at that. We have herd more bullshit stories than we can handle about why delaying is going on .they did a Perc test prob month and half ago but the county tells us there still waiting on septic money and plans from the builder but the builder tells whole different story. We keep getting told the ball is rolling now or it's should start rolling any day and this is like a nightmare . I would take my money back and run to the nearest builder and go with them if we could we are very close to get an lawyer involved now or maybe cut my losses now and move on . If they cared at all they would try to do something anything to make up for this but not a word just lies after lies . Take your money and run to another builder and save yourself the heartache and stress this builder is a joke and haven't even broke ground and we feel

    Gemcraft Homes uses the cheapest available contractors they humanely possibly can, they cuts corners severely to maximize profit. I've seen a cheap flip house or two in my day thats not what we're talking about here, this company is different. Coupled with very high turnover rates with employees I've had 4 "supervisors" since I moved in not even a year ago. This is always a sure shot sign of a business you do not want to deal with. I haven't even been in my home one year at "Sussex Place" and my roof leaks (plus huge drywall water stains on ceiling in Master Bedroom that haven't been repaired that are supposedly under warranty), there's drafts in the home in the winter time, in the summer my house temperature measures 7-8 degrees higher than the thermostat reads, they're to cheap to put a $3.00 vent cover from Home Depot on the vents and subsequently birds nest in them and defecate on the sides of the homes and windows, it took 4 or 5 weeks after moving in to have my electric garage door opener installed (I'm pretty sure they sold my neighbors homes without garage doors even on them) which I paid for as an add on at closing, no one mows the grass, they won't pay a landscaper, but they make sure to charge that $50.00 HOA fee every month, they claimed there would be snow removal in the winter and it was non existent ice and packed down snow, had to pull teeth to get a cabinet that was supposed to be in the home when I moved in that they forgot to add (literally had an employee tell me "yea they were talking about you, this turned into a big deal they didn't want to pay for it"), areas of the interior of the home where the drywall wasn't even properly finished let alone painted, and as of 7/9/22 my water heaters been broken (I've been 3 days without hot water with children between 1-5 years old who won't shower or bath because the waters so cold, not something you'd expect from a $300k "new construction" house). I emailed their service manager to ask for help and he told me to "call the number on the back of the binder with warranty information" that I was given when I purchased the home, which I did a company called home climate inc. they said they have no record of a warranty service contract with Gemcraft Homes and they don't even service my zipcode, all of my neighbors have had these same issues, if anyone's considering buying these homes or dealing with this company I really hope you see this review. I want to be very clear this is not a review from a disgruntled client. Honestly, I don't even ever leave reviews I'm sure you could look that up somehow, but this company needs to be exposed. I wish I had a head up before moving in. They are frauds and and grade A scam artist and trust me when I tell you you'll see a class action lawsuit in the future if they continue to grow (but they won't). A miserable organization to deal with. If you're considering dealing with this organization don't take my word for it, go talk to the folks at "Sussex place" in Shrewsbury, PA. I work hard, every bill I have or have had from them is paid in full and this how you treat the hard working folks that purchase your homes. This is organization is shameful and pathetic. I can't wait to move. I feel bad even selling the home, I would hate to see it 5 years if what I'm experiencing is after one.

    The service department is awful. They don't even have the courtesy to return a phone call, let alone address the issue.

For the first time I realize I had been hearing a fair amount of outside noise (which I'd apparently gotten used to), because these windows/doors are soundproof; now I don't hear anything at all from outside! And even better, the windows are easy to open, and my sliding glass doors actually slide well in the track, and are not shaking and drafty when it's windy outside -- major improvements from my old, builder-grade, 20+ year-old windows/sliding door. Further, the service crew was excellent -- careful, kind, professional, efficient, and they cleaned up everything afterwards. Roger, the foreman, has been doing this work for almost 30 years, and Jose, who single-handedly carried in/out the windows/doors, has been doing this work for 10+ years. I didn't get the name of the quiet third service person who was mostly outside and on the ladders, also very efficient. fyi, they did mention that working on the 4th floor of our condos from ladders was a bit more challenging as the original builder-grade windows had been made to fit by being packed/taped in place from the outside, which necessitated them having to actually break some of the glass to be able to pull the old windows out. But they did it - and did it well. Finally, Shaun, the project manager who gave me my estimate and oversaw the project from estimate, HOA approval process, to completion, was great. Highly recommended.

I thought he was going to find the opening and schedule me for a later date to fix it. To my surprise it was done ASAP. I'm so happy he was able to assist in me evicting the furry squatters also known as Sasha the squirrel and her friends.

    Although often tardy returning calls, Tom was very helpful and responsive early in my re-roofing…read moreprocess. When one of my spouts did not drain correctly he replaced it with a wider gutter. I found him to be a likable man. On or around July of 2013 Tom completed by roof. About 9 months or so thereafter I noticed some of the shingles on the peak of the roof were raising up, and a few on the edges were starting to protrude from the edge of the roof. I spoke to Tom re same, I believe around spring of 2014, and he told me that he would come out and put a cap on the roof peak and remedy whatever else. I did not hear from him and called about 3 months or so later and he said that he would shortly make a time to come out. He also told me that he had some health issues, and I was sympathetic with that as I was also experiencing same. I heard no word from Tom and assumed that he was dealing with his health. I began to call five or six months afterwards again, and continued to do so every 3 months or so, but have never had one of those calls returned. I was told that my roof was under full warranty for 15 years, and that the shingles for either 20 or 30 (it was one or the other- getting old and I don't remember). I helped Tom get two roof jobs subsequent to mine, and am deeply disappointed and angered at his lack of respect for me. I would not use him.
