Not happy at all with my new townhome. After purchasing my home I notice the whole townhome from first floor to the third floor is poorly build. Very poor quality, thin floors, steps not done properly, paint job and dry wall is terrible (cracks, lines, and nails coming through the walls. Air coming through windows, doors not put on properly, you flush the upstairs toilet and can hear it in the walls in the livingroom. So many more issues not listed. Then the people who supposed to fix the issues is not good with communication and stop communicating. Please don't buy from this builder, its been a nightmare. read more

Liars and thieves from the top down. They will forge your signature on work orders. Took a year to build. HVAC leaked refrigerant and they decided they were not going to address it even though it happened during warrant. Window installed with the lock on the outsid. Mismatch drawers. Had to raise the house so doors could close. Siding blows off with 10 mph winds. Biggest purchase mistake of my life! If you buy from these clowns you better know some good contractors who can overcome bad installation. read more

High Hopes    I want to start by saying I came in with high hopes when building my home with Gemcraft. We did a walk-through of the model home and was impressed by the finished basement, the finishes and the representative that we toured with. We decided that day we would purchase and chose a floorplan and gave our deposit within 24 hours. What was to follow was a year's log wait that included permits, lender changes and increased interest rates. Much of what could not be controlled by Gemcraft, but after closing I totally place much of the responsibility of what has (and hasn't) occurred on Gemcraft.   Overall, the home is pleasing, however there are some deficiencies. One obvious and major one is the improper grading and seeding of the lawn in all of the homes. The soil is poor, the seedling was done improperly and when you enter the community it looks like a desert. Ultimately, we ended up spending over 13,000 to initially reseeded which wasn't successful and finally sod and purchased irrigation (a cost we knew we would do once lawn was properly done). Internally, finishes were sloppy, grouting improperly done, porcelain tiles laid crookedly (after paying an astronomical amount waiting for medicine cabinets for 3 and a half months (still waiting). Every week since I moved in 3 months ago, I would find something that was discouraging. While I understand the climate post COVID when you invest in such a large purchase you expect pride to be placed into the work. It was not.  The only consistent is the help of the Realtor representative working in the office. He has been nothing short of amazing and has made things happen (and still is). I hope Gemcraft improves their process and quality so others will not be disappointed like I am. read more

We decided on a model and picked out the things we want as far as options and then they tell us we have to add 2foot bump outs inn order to make the house over 2000 ft on one floor alone and we have to pay for the bump out even though we didn't want them . So we get past that and we agree to sign anyways and that was inn April and we are now end of July and the ground has a better chance of me digging the hole with a shovel than the shit show builder does and I'd probably get it done on time at that. We have herd more bullshit stories than we can handle about why delaying is going on .they did a Perc test prob month and half ago but the county tells us there still waiting on septic money and plans from the builder but the builder tells whole different story. We keep getting told the ball is rolling now or it's should start rolling any day and this is like a nightmare . I would take my money back and run to the nearest builder and go with them if we could we are very close to get an lawyer involved now or maybe cut my losses now and move on . If they cared at all they would try to do something anything to make up for this but not a word just lies after lies . I saw reviews for this company online and thought, "Well, I'll take all of this with a grain of salt, only really unhappy customers typically post reviews..." Um, yeah...faulty logic on my part. I should know this--I, myself, post all different starred reviews (one through five). This is for a purchase in Bridgeview, in Stewartstown, PA. After dealing with Gemcraft now for nine months, I can say they have a completely incompetent accounting department, most of the craftsmanship in the home is purchased is awful (we're talking things like touch up painting w/ the wrong color, doors that the edges weren't painted and they look like someone cut them with a butter knife they are so ragged, crooked cabinet doors). Worse, they swore up and down they would get these items rectified, and they were weeks late, still accessing my house, (after I had purchased but before re-selling) using the key code, without my knowledge. I was mortified when I saw the shoddy work they had done, and no, they didn't finish or complete what they said they would complete--they (Matt Mammatella) basically lied. I stopped receiving communications from their overall manager too, although he was helpful in the middle of everything. Their sales staff, specifically Laurie, is only as 'nice' as you can throw her--and that isn't far--don't trust any of them. I did have polite, competent, and helpful email communications with Katie, in their settlement department, but really, I can't say this enough--don't buy one of their houses. They are really crap, both the quality and their warranty/staff, should you have any outstanding issues or concerns. read more

If I could give them zero stars, I would. Literally a nightmare. They built our home in 2021 and the list of issues are ENDLESS. We're talking multiple bowed walls, crooked frame work on doors, our railing is bowed, cracked our brand new floors..and those are just a FEW of the issues. NOT TO MENTION, the vanity in our bathroom is not even installed properly, it doesn't fit in the wall and they literally adjusted the wall to make it look like the vanity fits, and then you can still see the brand of drywall they used because they didn't even cover it up! MULTIPLE calls to corporate and all the contractors and they just BS you. Horrible company, horrible people. Don't waste your time or money. Gemcraft has horrible service. They had to fix a hole in my bathtub that they made. There was also a part of my roof that s sticking out because they didn't seal it in correctly. to add something else they even got us a front door with a dent and scratch. They are one of the worst companies ever. I even called them so that they would fix the stuff that they made, and they said they would fix it in 1 year. It's ridiculous now that I have lived here for one year I called them back and they said they never told us they would come repair the house. they said they aren't coming because we never told them they had to come. They rushed me about to close on a house that was not 100percent done. The shower door was not put on in the master bedroom. The mirrors were missing and so on. I was told they have 30 days to fix the issue after closing however it took more than 30 days for them to bring me the missing items after multiple calls on my end. The service department for the warranty Brian does not answer his phone and provide poor service for the warranty. I had issue with the basement flooding (mind you this is a brand new house) and one of the toilet was leaking when flushed. The primary contractor they had to do the plumbing went out of business (that tells you that they are not working with real professionals) and they sent different contractor to fix the toilet however the issue still remained. The biggest problem is the basement being flooded when it rain and that problem still being till today. Please stay away from this company. read more

Gemcraft builders uses subcontractor to perform most if not all of their work. Unfortunately they do an extremely poor job managing these individuals allowing them to cut corners resulting in shoddy workmanship and generally bad construction. I needed plumbers, carpenters, electricians and other tradespeople to redo work on our newly built house to repair and redo work that was poorly performed and incomplete. read more

Not good is an understatement. I highly recommend thinking twice before buying a Gemcraft home. We bought a home with Gemcraft in April 2022. My advice is to stay away from them. They messed up multiple upgrades in my home, for example, every door in my house had to be ripped out, frame included, because they put the wrong doors in, even though we told them prior to them installing the doors that they were wrong. We had lived in the house for 3 months before they did this, so we had to deal with all our interior doors being in the garage that entire time and then the mess when they ripped them all out to replace them. We did not even have a mantle on our fireplace when we moved in. No one quite seemed to know where it went. There have been multiple issues, which have not been fixed and they have excuses for everything. Gemcraft left us with a backyard full of downed and dead trees, and refused to clean it up. We had to pay a tree service to do that. The service group is as bad as the building group. They squabble with each other like high schoolers, each blaming the other and no one wanting to fix any of the issues. Get used to finding your own contractors to fix all the problems they leave you with or learning how to DIY, because Gemcraft is worthless with fixing their issues they leave behind. read more

Gemcraft Homes uses the cheapest available contractors they humanely possibly can, they cuts corners severely to maximize profit. I've seen a cheap flip house or two in my day thats not what we're talking about here, this company is different. Coupled with very high turnover rates with employees I've had 4 "supervisors" since I moved in not even a year ago. This is always a sure shot sign of a business you do not want to deal with. I haven't even been in my home one year at "Sussex Place" and my roof leaks (plus huge drywall water stains on ceiling in Master Bedroom that haven't been repaired that are supposedly under warranty), there's drafts in the home in the winter time, in the summer my house temperature measures 7-8 degrees higher than the thermostat reads, they're to cheap to put a $3.00 vent cover from Home Depot on the vents and subsequently birds nest in them and defecate on the sides of the homes and windows, it took 4 or 5 weeks after moving in to have my electric garage door opener installed (I'm pretty sure they sold my neighbors homes without garage doors even on them) which I paid for as an add on at closing, no one mows the grass, they won't pay a landscaper, but they make sure to charge that $50.00 HOA fee every month, they claimed there would be snow removal in the winter and it was non existent ice and packed down snow, had to pull teeth to get a cabinet that was supposed to be in the home when I moved in that they forgot to add (literally had an employee tell me "yea they were talking about you, this turned into a big deal they didn't want to pay for it"), areas of the interior of the home where the drywall wasn't even properly finished let alone painted, and as of 7/9/22 my water heaters been broken (I've been 3 days without hot water with children between 1-5 years old who won't shower or bath because the waters so cold, not something you'd expect from a $300k "new construction" house). I emailed their service manager to ask for help and he told me to "call the number on the back of the binder with warranty information" that I was given when I purchased the home, which I did a company called home climate inc. they said they have no record of a warranty service contract with Gemcraft Homes and they don't even service my zipcode, all of my neighbors have had these same issues, if anyone's considering buying these homes or dealing with this company I really hope you see this review. I want to be very clear this is not a review from a disgruntled client. Honestly, I don't even ever leave reviews I'm sure you could look that up somehow, but this company needs to be exposed. I wish I had a head up before moving in. They are frauds and and grade A scam artist and trust me when I tell you you'll see a class action lawsuit in the future if they continue to grow (but they won't). A miserable organization to deal with. If you're considering dealing with this organization don't take my word for it, go talk to the folks at "Sussex place" in Shrewsbury, PA. My dream turned into a nightmare by Gemcraft Homes Please Share My experience with GemCraft homes was horrible!! GemCraft dropped the ball so many times during this process. * I was originally quoted one price for my home. Once I decided to move forward with the process, I was presented with documents to sign. While completing documents I noticed the price was different than what Iwas originally quoted. When I asked Chuck Gregg (Real Estate Agent representing gemcraft) about it he nonchalantly said " I gave you the wrong price". Due to him refusing to stand by the originally quoted price I decided not to move forward. (This was the first red flag. ) * Few weeks later Nicole Strahorn (Real Estate Agent representing gemcraft) reached out to me saying that the price of the home had to be changed because I was given the wrong price for incentives. Once again I refused to move forward. A few days later Nicole reached out to my realtor saying that Gemcraft agreed to keep the original price that was quoted. (2nd red flag) * Needless to say I agreed to move forward. Throughout the entire process GemCraft or their representatives never reached out to me with status updates about my property; myself or my realtor had to always contact them. This is a service that other big home building companies such as Ryan Homes provided. * When I originally signed the contract for GemCraft to build my home there was an expected completion date for 11/2020, however it was completed at the end of 10/2020. I was given a 2 weeks notice of the closing date leaving me feeling rushed and pressured! GemCraft scheduled my walk through for 10/29/2020 ...I had to take off of work only for gemcraft to reschedule it for 10/30/2020 & then to closing right after. I informed Chuck Gregg that 10/30/2020 was not a good day! Chuck Gregg then states "As we went over in the contract if you delay closing past the date Gemcraft calls you to closing there is a hefty interest penalty. Your home needs to close tomorrow. (11/2/2020 was my closing date) * While completing the walk through i noticed several things that were incomplete such as; -light fixtures hanging from the ceiling,-no shower door on master bathroom shower and the gemcraft representative leading the walk through acted as if he was unsure if a shower door was supposed to be equipped) * While completing the walk though I noticed my appliances (refrigerator, washer, and dryer) weren't present. When I asked the representative about the appliances I was told that they didn't come with the house. * Fast forward to 12/2020 I was able to look through my paper work with ease and a clear mind. In the contract it states that my home will be equipped with a refrigerator, washer and dryer. I emailed GemCraft about this and asked to be reimbursed for the appliances that I had to purchase; I also sent receipts. (my appliances were $2584.16; that doesn't include delivery, installation fees, or warranty) GemCraft emailed me back stating that they would send out a check. Few days later I received a check for $1900. I emailed the company again asking for the difference and they have yet to respond back. At this point I feel that this company is definitely trying to take advantage of me. For Gemcraft to be a very well established company the unprofessionalism is unacceptable. They cut costs by using subcontractors at the lowest bid. They went 6 months over their projected timeline and the communication during the building process was non existent. We ended with a home with awful grading, unlevel floors, wavy walls, dented fireplace, non working switches, drywall mud under the carpet, and poor craftsmanship everywhere. Gemcraft refuses for fix it because Brian Davis says he fixed it when it was under warranty. His fix was moving dirt around. The tank is visible and they will not help Aero fix it. Gemcraft Homes - This should be our home but no it's still a field - General Contractors Near Me - New Freedom, Pennsylvania

Let me start off by saying that I have been in the place where you now find yourself. I researched Gemcraft before getting my home built and read all these terrible reviews. I still decided to pull the trigger and have them build me a house despite the reviews. The house is beautiful and for that I give 5 stars all day long, however it is the Service Department that rates a big fat zero. Once you go to settlement don't even think of having an open line of communication with the builder and the service team....they play you pretty good. They act like you can call them on their personal phone anytime but you are left leaving dozens and dozens of messages that go unheard. Here are some things as an example that you can rely on never being fixed (as is the example with my house): Broken sliding door, driveway repaved, water stains (where shoddy sprinklers were installed) painted, cracks in the cement, terrible landscaping (including planting of dead trees), cable outlet that was ordered installed, and those are just a few things. Mr. Joe and Mr. Brian will appear to be your best friends at first but after your house is settled on you won't hear from these gentleman again as they do not pick up their cell-phones or their office phones and never return calls. I have even tried calling the Chief Operating Officer of Gemcraft and he doesn't pick up his phone either. It's unfortunate but it is going to have to come to the act of litigation in order for these people to respond and even than it's a toss up. Be forewarned avoid unless you are a very mechanically inclined person who can do your own repairs. read more

Originally bought out by TriCorner Homes. TriCorner went under, so they switched names to GemCraft. Same builders, same games, different name. House was completed in Dec 2017 (6 months late). It is not april 2019 and the ORIGINAL punchlist has still yet to be completed... they havnt touched the 12 month checklist. The worst thing is the backyard. Graded improperly to where water ponds against foundation. Backyard is not graded properly so all water just sits in backyard from multiple properties. I do not own a Gemcraft home but they have been building in my Cecil County neighborhood and absolutely trashed it. Clear cut 3 wooded lots, plus cut down trees on lots they did not own (Gemcraft never saw a tree they liked). Cut the sewer line and raw sewage flowed in our drain ditches for days. Finally, trash everywhere. They had a dumpster, but some of workers didn't seem to know what it was for - water and soda bottles, insulation, cardboard, etc. all over the place. One day we had a snow storm of styrofoam peanuts blowing all over the neighborhood. The absolute worst is they total destruction of wooded lots. read more

Update, January 2014. I presented a list of issues with construction of my home provided by a 3rd party, licensed home inspector in September 2013. Once I presented the list, the level of service I received from the service department has quickly dwindled. The attitude of the service manager quickly changed from being amiable to borderline hostile. It is now January 30, 2014 and only half of the list is complete. There were numerous issues that were found with the roof installation and the roofing subcontractor has not been back to make all of the repairs. Material has been sitting in my back yard for approximately 60 days (being rained and snowed on) and I have not seen/head from the roofing contractor. When this was addressed with the service rep from Gemcraft Homes who was at my home to complete other repairs, he admitted that he was having the same issue with the roofer getting work completed. Since my review, I have had two major water leaks in my foundation. The plumbing company has been back twice to make repairs, and at this time, it appears that it could be fixed. Once the ground thaws completely, we will know if the repairs were successful. I woke up the morning before Thanksgiving with 5 gallons of water on my basement floor and it took until Monday for the plumbing company to return my call. The plumbers are always courteous and respectful, their representative who answers the phone is not. I will keep everyone updated on this process....but it has been extremely slow and frustrating. I have sent the same email to the service manager on 4-5 occasions without response. I don't know what I am going to have to do to get the work complete. read more

This company has such a bad reputation and take it from me a Gemcraft homeowner who has now spent 35K to fix the errors and shortcuts they took that caused damage. FYI................Gemcraft Homes is the WORST builders and have NO pride in their work. I've owned my home 10 years and it's falling apart. The roof leaks, Stucco font of my home installed incorrectly and windows leak. The pictures that are coming to me today from the bathroom contractors at my home rebuilding the bathroom is proof enough. They used "drywall" behind the shower tile and mold has spread throughout the entire shower walls to the insullation, and I have been living in a home with black mold for years without my knowing. When I Finally got in touch with Brian Davis he stated that it was not code to have hardy board in a shower and that is why it was not put in. The plumbers today laughed when they heard this and stated, "That is notorious with Gemcraft Homes, they are know to build cheap homes and many shortcuts as well and leave all the repairs from to the homepwners. And in addittion by the way Plumbers/tile workers have been putting hardy bard behind shower walls for many years and Gemcraft Service Manager Braian Davis is a known cop out in the business. read more

The worst!!! The least of our problems is nail pops coming out of our wall all the time. The flooring company that they forced us to use was horrendous- buckling carpets in every room and staples stabbing my children in the feet. The worst was the poor craftsmanship in the attic where they didn't set up our condensation line properly, and water gushed into our newborn's bedroom causing black mold and a dangerous cold for the first 6 months of his life. Mendenhall Square in Elkton MD 273 & Blueball rd. Development was fished over 2 1/12 years ago. Still not a top coat on the roads. Last HOA meeting, we were told that that county was going to pull the bond back from GemCraft. Not sure what that means, but still no topcoat on the roads, pot hole. 300,000.00 - 400,000.00 homes with big bumps on the roads to your driveway. 3 houses for sale today out of 30.. so the roads will not help them sell. Why would a building not finish the road in the development. Crazy.. read more

My experience with Gemcraft has been that legitimate complaints are ignored, the plumbing installed in my home is deplorable. My home is 8 years old and we have had an issue with standing water in the basement, a punctured pipe in my kitchen pantry which resulted in mold in both the pantry and garage, constant trickle of water from my walkout of which the Manager stated that it was "normal' to have water trickle from your walkout as he and his parents have the same issue. We are currently in the process of finishing the basement and the contractor installing the bathroom informed us that our ejector pit had no pump. I was also told by the Manager since our basement was unfinished the ejector pit was just a "rough in" but we were never informed that the rough in did not have a pump. My complaints were brushed off and the Manager stated that our warranties have expired. How would you know something was wrong with your home is the pipes are covered by concrete and drywall, until the mold appears? I would not recommend Gemcraft to anyone. It is unfortunate because the design of the home was beautiful, but the craftsmanship is deplorable. read more

My home was built in 1999. I purchased it from the original owner in 2009. My home was a model home. I discovered after purchasing the home that no house wrap was used and although maybe not required was ignorant of the builder not to use. The flashing from the front porch roof to the side of house was installed poorly, not what someone who knew what they were doing would have done. There were leaks into the garage. Two of the shower threaded connections from the feed to the shower head used plumbing putty rather than Teflon tape. One leaked inside the drywall. Insulation around the window framing is poor allowing cold air intrusion. The caulk around the master tub is not silcone based and is just a poor job. The tubs were not installed with putty under the tubs for support. That is a standard practice. Great lot but there is a lot of stupid to fix. I would never buy a Gemcraft home again. read more
