When we showed up early and the I Spector said he was pretty much finished with a 5,100 SQ FT home with a pool after 2 hours - I was already apprehensive. Long story short, after we moved into the home we found major issues that had to be addressed that were not identified by the inspector. Built in refrigerator freezer was disfunctional and has to be replaced completely, the pool water line (easily visible) was leaking and had to be replaced, the built in outdoor grill was completely inoperable beyond repair and had to be replaced fully. Well over $15k + in repair / replace costs. Would not recommend.

We had an amazing experience with Justin @ JLK Inspection that we wanted to share. First of all, we…read morecalled Justin based on his Google/yelp reviews, in hopes that he would be able to help us with an inspection for our new construction home. Not only did Justin come out and do an extremely thorough & high quality job (he spent longer on a few rooms than our original inspector spent on the entire house)...He also provided a high quality report, along with code references & detailed photos (and his professional opinion) based on those things, that our builder reviewed and agreed to fully repair our (and his) concerns within 1 business day. Money can't buy an inspector with the level of professionalism and attention to detail that Justin @ JLK Inspection provided for us. We will forever recommend him (and only him) to our neighbors, friends, and families, based on the outcome that his high quality, thorough report received. He's definitely got the customer's best interest in mind & it absolutely shows through his work! Cannot recommend him highly enough. Stop looking. This is your guy.

We used AHR Roofing to do a completely new TPO roof replacement for a standalone building for our…read morebusiness. The owner, Alex, was very responsive at first. When the roof was completed, I did a walk through of the TPO material and asked why some major parts felt loose and was told him and his team that the adhesive would adhere later. It just needed some time. It never did. We also used the team he had subcontracted the work to, to install a new gutter. The nightmare really started a few months after the work had been completed. Heavy rain came and we noticed leaks in several spots inside our building above the breaker box and our kitchen hood vent and some spots closer to the front. Turns out his crew, which he subcontracted the work to, had not properly sealed some areas above our breaker box and didn't reattach the screws to our hood vent fan covers on the roof so they had their lids blown off from wind. Even the base of our units on the roof were missing ALL screws to keep them attached. Stay away from this company. Their work is on our business was incredibly bad, which caused further leaks after the fact and now they will not show up for the promised 20 year warranty. Our TPO roof has gaps many areas and it is bubbling everywhere. We have made multiple requests other the months to the owner, Alex Herrera, but he always finds an excuse to say our gutter caused the issues from his shoddy work. We have had several independent contractors review the TPO roof AHR Roofing installed and they all said the it is bad workmanship which is causing our continued leaks and has nothing to do with our gutter. We have multiple text messages to show how Alex is avoiding to fix his roof work under warranty by trying to blame it on a gutter we installed by it using another company.

I asked my friends if they had any recommendations and one said, Brittany Davis with Performance Inspections. My friend said, "She's awesome and super knowledgeable and made me feel really confident about knowing the condition of our home. She doesn't talk down to you and say's it how it is, no bologna." We'll I liked that reference! I put out some bids on yelp and when Brittany's office called me, their quote was competitive and they were able to get her out to the house the following day. Also their office staff was so sweet and when I mentioned, could she ask Brittany to pay special attention to the upstairs plumbing/showers, as we knew the homeowners didn't use that part of the house often, so any issues might be unknown....she said absolutely! She was totally understanding and not weird about the little extra I was asking for. This is not our first home purchase, so not our first rodeo. We were super impressed with Brittany's thoroughness, no beating around the bush, attention to detail and ability to communicate that verbally to my husband immediately following the inspection. Her report arrived within the next 24 hours and like I said, this isn't our first inspection and I feel very confident with her abilities to seek out issues and communicate them and it has made the purchase of this home so much less stressful, given the quality of her inspection.

I found Robert with Goodspeed Inspection after having a bad experience with another local company…read more I decided to research my options and narrowed it down to two choices. I chose Robert because of his experience, local location and positive reviews. I was able to use his website to set up my appointment. He had availability on the exact day I was looking for and I felt his prices were reasonable and in competitive with the other rates I had seen while researching. I was able to pay online with my credit card which was pretty easy. I was not present for the inspection but I received the report the same day which is impressive. It was 100+ pages and very detailed. I appreciated the arrows in the pictures and the videos. Robert found a few issues that he recommended that we call a specialist out to double check. Thanks to his insight, we called a foundation specialist. We were relieved to find there was no issues, but I thought Robert did a great job of steering us through the process. We asked the sellers to fix a few things and the sellers loved the videos too. Robert called me the next day to follow up and spent over 30 minutes going over the report, explaining the findings and answering all my questions. He genuinely cares and its just a good person all around. I so happy to have found him and recommend him 100%.

ALERT HOUSTON !!! I hired GRADY B to cut a piece of bead board to glue behind on the wall of the…read morehalf bathroom under the stairs. Not a hard task. Well, what a disaster this person is. First, he is very old and he and his brother stink so badly it's offensive to come into someone's home with that stench. They miscalculated and cut the bead board wrong and had to go to purchase another piece. Instead of installing one full piece of board, which was the goal, they split the board down the middle. It looks like bullshite and very amateur. Grady B scratched up the side wall and knocked a little chunk out of the sheet rock. To continue to make matters worse, Grady B broke a large candle stick with his bulky ladder that was actually moved out of the way for safety. He didn't tell me he broke it, not did he confess about the scratched up wall. After 3 hours of blunderbussing around I asked him to leave. He broke my property, ruined the wall I have no touch up paint for, and installed the bead board incorrectly. I won't even mention that Grady B completely misunderstood a request to hardwire lights on the dining room wall. I dont like to be ugly, but this person is also one of those obnoxious " know-it-alls" that doesn't know squat and is not worth the risk and aggravation to have in your home to fix, repair, or install anything. Don't trust this persons skill level.
