Despite raising multiple maintenance issues and requesting clarifications on overspend, they were slow to respond (if at all), and the issues went unresolved for months. Even after asking for a breakdown of the costs and a deferment of payment while awaiting answers, they continued to impose late fees and even threatened court action. Their lack of transparency, poor communication, and unwillingness to address valid concerns are unacceptable. They are by far the worst property management company I ve ever rented from. I was served a notice to vacate at the end of my lease and when I asked for a reason they could not provide one. Then a month before my lease was up I was diagnosed with breast cancer. So I went to them and asked for an extension for just a month so I could recover from my surgery and they refused. So I tried getting all my stuff packed and moved before my surgery but fell short and when I asked for an extra week to get the rest of my belongings because I physically was unable I was told it was against the law to give me a week. read more

The company largely hides behind passive-aggressive email communication runaround and does not treat their tenants like human beings. This company was recommended by my realtor. Used them for a year to rent out one unit on my property. During that time they were: -Completely unresponsive or at best took weeks to respond after multiple requests to check for things like repairs to windows, paint, potential water damage. - rented to 2 tenets with 7 evictions between them and not enough income to reliably rent the place. (found out with new rental management) -because of the quality of tenets and clear lack of vetting/background check the place was left with over 10k in damages/cleaning costs. Do yourself a favor and find a professional property management company or do it yourself. These guys will cost you at the end of the day. read more

Gateway managed our property for about 7 years. During that time they did an excellent job and placing a managing our rental. They were very quick to communicate to us, when there was a problem that the tenant had reported. They also were very helpful in finding a contractor or service to help with the issue. Their portal to access monthly statements is very easy to navigate. I would use them in the future. read more

We applied with Gateway over 2 months ago and I regret ever working with them. We paid over $115 for 3 adult applications: ours, as well as our co-signer. We are now just talking to owners who we can directly speak with and meet in person since we didn't feel like Gateway accurately represented us as tenants. Almost all of the properties we showed interest in still sit vacant. We were told that the owners did not want to proceed with our applications, either due to our credit history or because we have dogs. We asked Gateway to tell the owners that we would be willing to put down a sizeable deposit AS WELL AS 6 MONTHS RENT IN ADVANCE (in addition to our co-signer who has perfect credit). I understand that an owner may pass up our application to rent to someone else, but to sit vacant for another 2 months and lose a couple thousand dollars? Let's be real. We have no criminal history and offered to offset any doubts about our tenancy with a deposit and 6 months rent in advance. Apparently this was passed along but no takers. There is another 1 star review that is "not recommended" and we have, after the fact, heard many bad reports from locals in the area. It seems they're happy to take your money to submit an application, but it's up in the air how hard they work to find you a home after that. Bear in mind that if you don't find a home in three months, you have to submit a new application ($40 per). Don't waste your time. read more

This is the worst place I have ever done business with. The complaints on the house we paid rent for went unresponded to years. Then we gave our notice and left the house in better condition than when we moved in. And they had the nerve to send us a bill for moving out without enough notice because the health department didn't say the mold was bad enough. Then had even more nerve to lie to the judge in court which believed every word they said even though we had pictures and emails. This small town mentality is what gets you all stuck in a rut!!! Liars and thieves. I have notified the BBB and the city of Shelton....we will see what happens next. These people are crooks and their lack of professionalism is appalling!!!! Not professional. Expected in such a small town but sad the professionalism hasn't improved a little more. I don't see myself ever recommending this place. I moved in and everything was great other than dirty walls. Extremely visible dirty walls. The wording in the lease about getting carpet cleaned made it sound like it's a regular thing done when you move out but we were charged for it because we didn't get it done ourselves- I was there for 6 months. Basically I was charged for a bunch of cleaning issues when I left the place cleaner than when I moved in and no they never came to clean/paint the walls. I took to it myself. I've lived in many other places outside of small towns and you can just tell these people aren't properly trained to deal with issues so customer service is crap :/ read more

Rented from them a few years ago. Moved from a distance so I did not have an opportunity to inspect property before moving in. Once my family moved in we found ventilation register open to the crawlspace. Running the old heater did nothing to warm the house. MANY MANY other significant issues and code violations. Contacted them repeatedly for issues that went unaddressed. We were ignored. These people are slumlords. read more

I would never use this business . A house that I inherited was using Gateway PM. When I took over this property, the tenant owed 2 months back rent, which Gateway did not tell me. By the time the tenants were out, they owed three months rent. They also had broken two windows, the bathroom floor was rotten and the whole side of the house was infested with carpenter ants.( We still have to open the remaining sides) When I did my initial inspection, the tenants girlfriend was doing drugs in the kitchen. When I asked what maintenance had been done in the past, Gateway would not answer me. Obviously they are unqualified to handle rentals. So I wound with money owed to me. They had the house cleaned, when I asked them not to, and charged me for it. There is a severe lack of communication, and they are very unprofessional. Property has many leaks, black mold, roofs leak, units are not safe, units are not weather tight, grounds are always dirty, maintenance crew smokes and throws garbage on grounds, these are non smoking units, maintenance team brags about how they have the easiest job around yet do no work. Rent from these guys at your own risk. Once you are moved in you are no longer a human you become a rent check. If you have an issue expect to fix it your self or hire an attorney. read more

Used gateway property managment for over 5 years paid over 50k in rent kept my deposit they did there 2 yearly inspections never had one issue never came and fixed anything told them the roof was leaking nothing was done we moved out then they sent me a bill for 4 k liars cheats and crooks very dishonest business wouldnt recommend them for anyone read more

After being alerted to 2 properties that wouldn't work for us (being quite small or not accepting a pet), we asked for a refund on our application fee (we had been told it would be no problem). But the refund was denied flippantly by Carla. It is very disappointing to lied to. If they don't provide a service in finding us an adequate rental, then we shouldn't have to pay. Wish I could give zero stars. They are terrible. The first home I looked at I drove all the way to Shelton from Federal Way and they told me it had already been rented out. They forgot to call me and tell me that. The girl was also about 10 minutes late. We decided to give them a second chance which was a mistake. Again we drove all the way out to Shelton and she wasn't there at the scheduled time. There were people who got there before us that left because she hadn't shown up. I called the company and they made up this whole story about how she was there and we must have just missed her, we were there about 10 mins early. Finally she shows up with some BS story as well. We got let into the house and it was filthy. They didn't bother cleaning it before showing it. We walked upstairs and it was covered in black mold. Turned around, went back down stairs told her about the mold and left. I will never rent from this company. Very unprofessional. read more

Moved in from out of state and used this company. Not only did I have to pay twice for background checks (you might think one per married couple is enough) but even though our credit rating was excellent we had to dicker with them about an indoor cat. This was to move into a 44 year old mobile home mind you. The agent was to meet us there when we arrived but didn't make it (we received three different stories why) but advised us she would meet with us by the end of the next week (that also didn't happen) and thus far, we have never met anyone from that organization. Finally talked to the owner (which Gateway contract advised us never to do) and found he wasn't sure what they were doing for him. I pointed out that their cleaning crew didn't clean (showed him the evidence), yet our agent wanted us to sign a "responsibility 10 page list" that listed problems. I found over seven more pages of things that we would have been responsible for if I hadn't listed them. Long story short, the owner (a fantastic couple) dropped Gateway immediately and we have gotten along great. Have helped him improve on the property and am enjoying our first year in Shelton Washington. WOULD NOT RECOMMEND ANYONE TO USE THIS COMPANY.....WORST EVER. read more

Very disappointed is the services provided. I've lived in the home I pay rent for on time in advanced and early for only for 7 months. I actually even have a 2 month balance ahead. They have continued to not respond to simple maintenance request. A massive lack of communication between the landlord and the property management company. My washer drain has been leaking for 2 weeks now. Finally got a plumber dispatched by Gateway and of course it still leaks including flooding my kitchen and laundry room, which yes you guessed it, was up to me to clean up the mess. The lack of urgency and communication in this company is very disheartening due to the fact that I spent years in the property management business and have such compassion for the people behind the scenes, but there seems to be no action on there part. Would not recommend living with them or using them for your property. Very disappointed. read more
