We recently purchased a 100 year old house with a slate roof that appeared to be on its last legs. Though at first we thought we had a few years left, we quickly discovered multiple leaks. When we started calling roofing, several said that repair was effectively impossible for a slate roof of this age (quoting an astronomical sum for a replacement), and additionally that because of the existing slate, even replacement with an asphalt shingle roof would be extraordinarily expensive. One company that only did slate roofs even looked at the job and refused to bid because the replacement was "too large for them." One of our big goals was to keep the house in touch with the aesthetic of the neighborhood -- which meant that slate or tile was really required. While they did bid a full replacement as well, Robert's suggested that a repair was also possible -- effectively writing a contract that would repair all damaged slate that they found including damaged underlayment (but not structure damage). They noted that they preferred to repair the roofs since it was overall less wasteful and can get significant extension on the roof life. They also had a decent quantity of "pittsburgh weathered" slate that was in good condition, based on other jobs they had done in the area where they had been able to salvage the slate. This reduced the difference in the appearance of the replaced slate when the job was done (though our job was large enough to need additional "new" slate as well). Their bidding process was by far the most professional we saw of any company -- they used a drone to evaluate the roof, and as we moved towards signing a detailed typed contract one of their foremen came out to evaluate the roof directly and ensure they would have enough material to complete the work (in our case, this did result in revising the contract price up slightly). Other companies literally wrote up a handwritten itemized scrawl for their 6 figure replacement cost, based on evaluation from the ground only. Along the same lines, both during the bidding process, as well as during and after the project, it was always easy to get someone knowledgeable on the phone -- regardless of if it was a question of cost or a technical question about the install or replacement. Additionally, Roberts was able to supply several addresses and photos of in progress repairs they had done. I do wish that they could have had a number of these ready to go (they should be proud of the work they do!), but it took a few days for them to supply them. That said, it was reasonably easy to see repairs they had done that looked quite natural. They also help to arrange for a subcontractor to replace dormer siding on top of our slate roof without a mark up. While the work was underway the crew was very professional. The site was impeccably clean every day after they left. They also patiently spent time with me answering questions about progress every day. During the work, they did, indeed, discover that several rafters had failed necessitating emergency structural repairs. They did the work to immediately effect the repairs and left the roof watertight all within one day. Obviously this is a highly stressful situation for a homeowner, but their crew and central office both demonstrated a zen-like level of calm and focus that was extremely comforting. To do this repair, they did need to tear some holes in the ceiling of our finished attic -- and did some additional damage inside the attic due to how the tarps were taped to the ceiling plaster, but they also connected us with a contractor they trusted who was able to repair all of the interior damage. As the work proceeded, it quickly became clear that there was significantly more damaged slate than they had originally anticipated -- all in, it was approximately half of the total roof area that needed to be replaced. However, they kept their commitment to take the burden of the cost of that overage, and we paid exactly what was quoted, plus a comparably modest sum for the unanticipated structural repairs. Since the work has finished, we've been able to rely on them for advice about other related projects on our roof, which they don't do directly (notably, questions about various tradeoffs on our gutter system that they weren't able to subcontract). Several months after the repairs, we noticed some of the underlayment in the garage appeared to have been split/damaged during the installation of the roof. With basically no questions asked, Robert's sent out a team and made the necessary repair. Though no project of this scope is without minor issues, Robert's clearly went above and beyond my expectations from a roofing company to deliver a solid repair and have demonstrated that they are committed to the happiness of their customers. I highly recommend them.

This post is for anyone that is looking for a contractor that they want to trust!…read more I think I figured it out. I want to tell you about our journey. So, just finishing up two bathrooms: our master bathroom and a second-floor hall bathroom, that share a wall. The hall bathroom is approximately 8x10 and the master bath is 10x10, 100-year-old Mt. Lebanon home. The Hall bath is original mud set. So, started the process two years ago and my wife and I struggled to find a contractor. Our primary goal was "peace of mind." We wanted to find someone that had vision, did quality work, and would give us options that would fit within a reasonable budget. And, honesty, after a while, all the contractors start to sound the same...."tell us what you want." And the prices were sometimes hard to fathom and while our initial goal was $60K for both bathrooms, we actually had bids in the $90-100K range. Crazy. After almost losing hope, I was introduced to Jeff through a friend that I could consider "exceptionally meticulous," lol, or picky! And the fact that this friend had nothing but positive things to say about Jeff meant a lot. Look at the pictures, they speak for themselves. What you need to know is that Jeff is onsite and a hands-on contractor. He also has a really great team. He is SUPER meticulous and thinks through obstacles as they arise. When you are opening 100-year-old walls, you sometimes come across surprises and obstacles. I was so impressed by Jeff's vision and how he would thing through these challenges. Further, he has a very strong "design" sense, as the project moved forward, he would bring up ideas to improve the beginning vision and they were always great. As an example, our walk-in closet shared a wall with our master bathroom and now we have a new second floor laundry room/walk in closet. It has changed our life! Jeff's estimate did not change aside from add-ons that made sense as the project progressed. His labor costs were mid-point to our bids and while we went over budget, it was our choice because of the materials we chose to use. And why am I posting all this, you might ask? I've been in sales my entire career, and it's my fundamental belief that when you identify true, trusted professionals, you help them. The last thing I will say about Jeff is that you can trust him. He cares about his reputation and wants to see his customers thrilled. He is responsible and will diligently work on your project until it is done. He gave us our "peace of mind." We will be purchasing this home however. The first day they came, they entered my home without knocking-and every day after that. Left trash in the yard. A week goes by-their hours are arrive between 8-9 am, leave by 12-2pm. I text and ask him if he can tell me about what they are doing before they head out because we will be buying the house. He told me "the scope of work was in the contract the landlord has." Umm-ok. I didn't bring it up again as he made himself clear-talk to the landlord if you want to know. During the weekends they were gone. I needed to go downstairs to do laundry-this is where the FUN really began. they had never turned any lights out and they had been on the whole week. I should have checked that myself. When I went downstairs I found out real quick they took the support out from under the stairs leading down! I went downstairs and was immediately SMACKED in the face with what smelled like old urine and sewage! There is a Pittsburgh toilet down there right under the steps, out in the open. We were told by landlord the toilet needed fixed before we ever used it. The Arbuckle's never asked me about it, but they used it. who knows how many times-they never flushed it and it sat there for days-I couldn't believe I didn't smell it upstairs because it made the whole basement smell! I cannot express enough how absolutely disgusting this was! When confronted he said "I take blame for the toilets, I'll tell my laborers not to use it" umm-ok and who is going to clean it?! Clearly not them! -The pathway to my laundry was riddled with tools, trash, and best of all an old-old electric plug box thing that was lying on my wet basement floor that is known for flooding. It was lit up and an extension cord was plugged into it, while it was plugged into my ceiling?! Only a picture could really describe this-I unplugged both. This is what they used to run the jack hammer. My basin sinks were clean when they got there, were now filled with tools and debris and garbage. They did not clean them up when they were done. Remember when I asked if we could discuss what they were doing down there and he replied with "it's in The contract". It came off kind of rude for no reason. I never expected to hear from him and Then THIS happens: when he texted me back about the toilet, he texts that after I asked him about it and after he sent his response, he "tried" to talk to me-let me explain: the door inside my home that leads to the basement-I locked it because I did not like how they entered unannounced. I have dogs, obviously he's aware of this. In his text he said he tried knocking on the door and every time he did the dogs started barking, he called my name out and no one answered. My first thought-nobody heard you over my dogs barking-hmmmm-ok. As he would have heard, they bark a lot-you learn not to react every time. Why didn't he just call or text me? Then tells me that he got my son's attention (who was home from school sick that day and happened into the kitchen to grab a snack), I don't know how long Arbuckle tried to get attention this way. This is the first I'm hearing of this (this happened a couple days prior to him texting me about it). He says he had my son come into the basement and he explained what they were doing and asked him to tell me and followed that with several question marks in the text-as in, he should have told you... what's the problem with this you wonder? My son is 13 years old and Autistic-not just I tell people he's autistic to explain away behaviors or get weird attention-he is actually diagnosed with Autism. He doesn't recall things well. this is absolutely not ok! How incredibly unprofessional. A complete stranger to take my child down to the basement and talk to him like an adult? I can keep going, but this last part was by far the worst!!! Now it's been approximately a month or more since they "completed" the job. Come to find out they took the cord for one of the dehumidifiers (there are two-it's that wet down there) and along with a second extension cord (two extension cord plugged together) plugged it into a regular outlet-NOT a GFI outlet and then plugged into the sum pump thing they installed!! Fire hazard much? They put cement on one half of the basement floor and did not smooth it out or seal it. the water that was originally seeping up through the floor is now seeping up through the cement and now over a month later is still covered in wet spots, They put the vinyl type of sheeting stapled to the walls, the kind of stuff that maybe goes behind the wall? This goes beyond poor customer service and poor craftsmanship. Overall...disturbing. I'm still processing everything!

The sales rep/owner Chad Sipes came to my house to talk about my projects. He gave me an estimate of $5,000, which I thought was a little high, but all home-improvement companies during the pandemic seem to be charging high prices. I hired Sipes and Son because they have been in business since the year 2000, they perform the services that I needed, and because they had excellent reviews on other websites such as the Better Business Bureau. The work was performed over about one month, because some of the work was for the exterior of my house, and the weather in January and February was snowy. Four workers came to my house off and on, and all of them were very courteous and professional. I feel very happy with the quality of their work.
