There is all sorts of interesting stuff in it, including a dog grooming place, a haircutting place, a really nice gym, a massage studio, a place for a quick breakfast or lunch, a nice high-end restaurant. There's also plenty of offstreet parking for the tenants. It isn't covered. There one and two bedroom apartments here. The way they reuse the reclaim space is really nice. There were roast…read morebeef, turkey and chickpea sliders, cheese, fruit and chocolate platters and several spreads which could be enjoyed on bagel toast pieces or pieces of baguette. The spreads included a chopped olive tapas, a apricot mostarda and a caramelized onion dish. These could be enjoyed on the toast points or along with the roasted garlic goat cheese. There was also a cash bar. The event was a way for several merchants to display their wares, among them Blue Table Chocolates, Tommyrotter Distillery, Rebel Ride and several artisans. The wait staff was great, replenishing the various platters and serving trays of tasty mini-potato pancakes and boneless chicken wing bites throughout the evening. They also picked up plates, cans and bottles, taking them back to the kitchen for disposal vs. there being many unsightly trash cans throughout the room. This also added to the event, making the room more attractive.

I left a message with the answering service and was told this was not an emergency and the message would be sent to the office on Monday. As usual when there is a repair that needs to be made, Buzz and maintenance team arrive promptly. They are polite, professional and efficient. What they open, they close, what they move, they move back. When they leave your apartment it is like they were never there! I know they have been a blessing to me and I believe my neighbors would agree! They were wearing masks which is a great comfort in these uncertain times. Thank you!

    I drove 15 miles to see the apartment, and they asked me to fill in a form that required SSN, and a…read morephysical NY issued photo ID. They wanted that information during the showing, irrespective of whether I decided to rent or not. They didn't just want to see the physical ID, they wanted to keep a photocopy! *Not once was I told to bring in physical photo IDs in our previous call.* The office manager was a typical Karen. Karen had zero explanations for the rules, and turned rude with every passing minute. I have zero tolerance for such shitty attitude. I find it hard to digest that they have no explanation for (1) why they should collect information that can be easily misused; (2) why they don't prominently publicize these illogical rules for apartment showing on their website. I'm not surprised that people have complained how rude the office manager is. But the management seems to be more interested in discrediting the previous tenants who write bad review. It will serve them better if they put efforts to hire better people instead, and stop these shady practices.

    Quakertowne gave me a 90-day notice that they will not renew my lease. It's a strangely…read moredisquieting feeling that you can be thrown out of what feels like home at the whim of some big company. The apartment has not been updated in the 9 years I've been here. The carpet is crap, the paint job is crap, the tile in the bathroom is 1960s green. The bathroom sink is so old the fiberglass is showing through - if I scrub it too much I'm afraid it will disintegrate. The Verizon Fios cable box and the AC unit is in my closet, and whenever it needs maintenance I have to empty it of my clothes. The parking lot turns into an absolute LAKE when we get a heavy rain. The poor drainage leaves a moat around my deck. Washer/Dryer just went up from $1.25/load to 1.75 per, and they don't clean well (though I have been told multiple times they are heavy duty and top of the line... they are NOT). Quakertowne is a jewel, in many ways - set back so far off Southwestern, it is as quiet as you could wish. Lovely landscaping. They are very proud of their new office/workout building (that took them FOUR YEARS to complete). The mailman who delivered the certified letter terminating my lease said he had delivered nine of them that day. I suspect they are tossing people out so they can upgrade the units and charge a LOT more (my unit for which I pay about $900 is listed as hundreds more on their web side.) My neighbors in the building are lovely, and I will miss them. I won't miss feeling like I'm persona-non-grata who's being watched for missteps by a place that will use any excuse to get me out. It has been a rough year living under threat. I don't want to live where I am not wanted... but, the way I have been treated is shameful. Leah used to be so nice to me. I don't know what I did that got me on the sh*t list, but I'm being swept out with the trash. It has definitely left a bad taste in my mouth. I'm grateful to have found a beautiful new complex to move to, where they seem glad to welcome me.

    Going on my third year here. First 2 years were great! Beautiful townhomes, brand new,…read moremaintenance was great. This year.......forget it. Snow plowing and salting is pretty much nonexistent. If you don't have a truck or SUV, forget getting to work in the morning. And I am not even talking about your driveway, which you have to plow or shovel out yourself since it takes them forever to get to them. I am talking about your STREET!!! Streets are not plowed at all overnight and they don't start plowing until after 6am in the morning. And it is a slowwwwww process. I have an SUV and got stuck on my street this morning at 6am. No one plowed our streets all night. Got to the main road and it was fine. Extremely frustrating to pay $1600+/month and are told that plowing is not included and it is a courtesy that the company provides......even though town plows cannot come onto the property because it is privately owned. So if the property doesn't plow.....you are pretty much out of luck getting out. Beautiful townhomes, awful in the winter.

    I've been contemplating whether or not to write a review about my experience with Pleasant Meadow…read moreTownhomes and decided it might be worth a read to those coming from out-of-town -- or needing to decide on a home sooner than later. *I will preface by saying my review is based on my interactions (mainly email) with associates who work at Pleasant Meadows and not as a renter.* After living in the Oklahoma City area for two years, my husband and I -- along with our two tots -- are moving back to the east coast, specifically, the Buffalo area. He recently was offered a job in the area that has our family moving much sooner than expected ... like, within a couple of weeks. Because of the urgency of needing a place to say, and because we've never lived in western New York (we were closer to NYC in the past), I frantically began searching for the best places to live that would be close to his job. I stumbled upon Pleasant Meadows and moved it to the top of my list as they have town homes you can rent. Not knowing the area and having to reintroduce ourselves to snow meant we did not want to rent a personal home and have things go south. When I first inquired about a 3 bedroom/2 bathroom town home, I was told by the associate none were currently available. I later inquired about their 2 bedroom/2 bathroom ranch homes and much to my surprise, heard there was one that is under construction and would be available around our desired move-in date. It was around these first emails that it was explained to us that a deposit would be needed to hold unit (a small portion of which is non-refundable) with the bulk being applied to the unit once we move in. The next sentence stated that people with a certain credit score would not be required to submit a security deposit. It was finally explained to us after a few emails and receiving the renter specs that the initial deposit is actually an application fee. We were asked to overnight a check for the application fee and submit our application to lease the unit, but thankfully, I was able to convince the associate to allow us to have our bank issue a check that would take a few business days. (I don't know when the last time was that I wrote a check as we operate electronically.) Things were pretty smooth over the course of the week that we worked with the associate. We turned in the application, proof of income, copies of driver's licenses and whatever else they required. Once we started looking at the lease, there were one or two line items that were interesting -- including a mention about needing to have blinds hung within a few days of moving, otherwise PM would purchase and install at our expense? (It's been a while since I lived in complex run by a property management company, but I thought this is included??) During that same time, a place we were originally looking at in Williamsville had a few 3 bedroom town homes open up with a special that priced them close to Pleasant Meadows. Comparing the extra space we would get -- including a basement -- and having continuous hardwood floors on the entire main level, versus the carpeted areas at PM, we decided to pull the trigger on the unit in Williamsville. Within a couple day's time, I sent an email to the associate working with us thanking her for her help and informing her that we would be moving forward with another company. That was six days ago (and counting). Today I received a call from a lady who I think might be the property manager asking whether or not we would be ready to move in soon. I'm not sure if our associate passed along the email I sent (that's been the only communication we've had), but she wasn't informed of the decision we made last week. When I inquired about the money for the hold, she let me know that all of it is no longer refundable. What irks me about this whole situation is not that the a line item mentioned this bit of info towards the bottom of the application, but that it was not mentioned in any emails with Pleasant Meadows or the renter specs. I also don't think alluding to the fact that I "sounded desperate to get a place," is quite professional -- especially when I never dealt with the female associate on the phone before. Because if I did, she might know that we were moving to the area from the middle of the country and only have a few week's time to decide on a place we'll never see until we get there. So yeah, I was trying to move and make decisions sooner than later, and I guess if that means I sound "desperate" in her eyes, so be it. At the end of the day, we lost out on a couple hundred dollars -- which the lady on the phone mentioned "wouldn't go very far here anyway" -- but it is what it is. I'm sure local residents wouldn't have issues like this because they can make decisions in person and likely wouldn't be on a time crunch to move a four bedroom home halfway across the country. So in line with Yelp's three-star description, my experience was OK.
