We contacted a different company who reported different issues that would be 60k to repair. We decided since neither of these crawl space experts were engineers that we needed an expert. We found Structural Support and had them do an inspection. Thoroughly done with attention, when complete we shared the estimates we had for these alleged problems. We only had minor issues and most of the estimated services were not needed at all. We have a local trusted contractor working on the matter and due diligence. Reading the reviews of the big name contractors led us to believe we had major problems. When they all identified a problem, each of the contractors suggested totally different things that were relevant, but not needed at all. We strongly recommend using Structural Support, and are thankful for not believing these so called basement experts.

He took his time reviewing every single thing that I had on my list. He never once scoffed or brushed off even the tiniest of drywall cracks or nail pops that I was nervous about. I shared with him I was a first time home owner and he even offered some tips on how to repair some of the unsightly cracks or poor workmanship that I was asking him to review. He helped me understand some of the specifics of how the home was built, clearly outlined what was normal, and things I can watch out for in the future that would elicit more concern. I found his price to be extremely fair for his expertise, and I appreciated that he had a separate, optional price for a written report, so for those like myself that didn't end up needing to do any remediations, I didn't end up paying for that additional service. I highly recommend Jim to help stomp out things that are making you toss and turn at night like me, and to be used during the inspection process for a new home. Thank you, Jim!

We were…read moreunder contract on a house, and it felt like the sellers were trying to hide a problem -- one basement wall was literally blocked off with boxes stacked almost to the ceiling. He moved everything , checked carefully, and found structural cracking that could have easily been missed. He even looked behind the refrigerator -- who does that? What really blew me away was how detail-oriented he was. He wasn't rushing, and he wasn't doing the bare minimum. He was genuinely trying to protect us from making a very expensive mistake. And on top of that, he explained everything in plain English. He used simple examples to explain how the foundation and framing work -- the kind of explanation you could tell to a kid and they'd get it. That clarity made it easy for us to understand what we were dealing with and make a decision. I'm honestly so grateful. Buying a house is a huge commitment, and Joseph treated it like it mattered. If you're looking for a structural engineer who is careful, honest, and SUPER detail-oriented, I can't recommend Joseph enough.

However, after only about 15 minutes of inspecting the entire house, he concluded there was nothing to worry about. About a month later, a contractor had to remove all of the floors due to significant sagging and install new joists because of damaged joists in the basement. In addition, there was water entering the basement due to improper grading -- something that was also never mentioned in the inspection. As a new homeowner, I relied on this inspection to identify major issues. This is my personal experience, others may have had a better one.

Scheduling was not a smooth process, however, and more than a week after they were contacted, we still had not been given an appointment. We contacted Nick at Colonna Consulting and easily scheduled a date for the assessment. We were also finally given a date by the first company, which was one day earlier than Nick's schedule. Their contract stated that reports were usually ready in 2-3 days, but that this was not guaranteed. Nick told us we could have a report the same day and that he would work on the architectural drawing over the weekend (appointment was on a Friday afternoon) if we needed one. We are very happy that we decided to go with Colonna Consulting. Nick arrived on time for our appointment. He was very professional and spent more time than we expected explaining what he found and the appropriate remedy. He was extremely patient and answered all of our questions. We did need an architectural drawing, which was completed over the weekend and sent by email on Monday. He sent the original directly to our contractor for submission with the permit application. I recommend Colonna Consulting without any reservation.
