    Luke instructed his client (seller) to perform a well test weeks before the sale of the property…read more The test had passed. This is typically arranged by the buyers agent to prevent any fraudulent results. The closing was postponed in order to get a non biased test completed. Luke set up an early move-in agreement with the buyers so the buyer would not be displaced in the meantime. Luke required an earnest check of $5000 and $75 a day rent until the well test was complete with a passable water rating. The test was taken by Culligan and sent in to be analyzed the first week after the move in. Three days later the results came back with a high level of chloroform and a recommendation to shock the system with chlorine, which was scheduled immediately. The second water test was taken by Culligan the next week and 3 days later the results can back with a high level of chloroform again. We arrange for the system to be shocked again and the test to be taken by Culligan from inside the house ,after the sediment filter, in order to get an accurate result. The test results came back, again, wthe a high level of choloform. During these weeks Luke harassed my agent and claimed that I was causing hardship on his clients. He refused to present the septic compliance invoice, which was required, to his clients and claimed that I was responsible for the costs. And I had to submit the rent check immediately ($1425) for the 19 days that I had been in the home. I did so. It was recommended that the well be blown, out in order to remove bugs and sediment. It was completed at the end of the 4th week. The water was tested again, on the following monday. The sample came same source as before, from the inside of the house after the sediment filter. In 3 days the results showed that the well readings passed and I was able to sign the closing on the following friday; Nov. 12th. The invoice for the well arrived before the scheduled closing and I submitted it along with the septic compliance invoice to my agent in order to forward to Luke. He did not respond to the email until I had texted the sellers, on the day of closing, asking for their assistance in getting Luke to respond. Luke then sent an email to my agent threatening her that If I did not pay for the necessary tests and corrections, and if I did not close on Friday, I would be evicted on the following day. He said that it would be more cost effect for me to pay these invoices rather than assume all of the filing and court fees that are involved in an eviction.
