    Too Long, Didn't Read summary - Zac is great and super happy we went with him to sell our home!…read more First off, I recommend everyone searching for a realtor to buy or list to meet with multiple realtors as part of any good due diligence in a transaction as large as purchasing or selling your home or other property. That being said, I met with 6 different realtors in the Sacramento area in preparation of getting my home ready to sell and 100% pleased we chose Zac! Zac was flexible during our first interaction where he walked the property and provided a lot of value on day 1 - spending 1-2hrs with me to answer questions about the process, his role in the process, and his willingness to engage or disengage to my personal preference for level of involvement. Throughout the entire make-ready process for listing the home, Zac was available to baby step us through each hurdle and provided guidance and tips on how to approach. Importantly, Zac's marketing and pricing strategy is both aggressive and realistic. Many realtors may try to lowball their quoted estimated sale price to manage expectations, but Zac came in at the higher end of the range, but also mentioned the reality of how market conditions are and what can change. Ultimately we sold at exactly what he thought we could get, even with the competitive buyers market we sold in! Zac is also very detail & data oriented, so not only has a 'local pulse' on the area, he is also tracking a lot of the data on the MLS for activity, and I'd constantly receive update emails about a new listing coming out or a listing that just went into escrow or closed that would be relevant datapoints for our sale. It was very clear that Zac was paying attention to us and our listing and ensuring best execution and sales price for us at the end of the day.     How to make a long story short. I purchased a house in Lincoln in 09/2012 in which my Mother was…read moregiven 108,000 and it was put down on the house. The house was put into her name for the reason of getting a better a interest rate on the loan. Fast forward a year and all of a sudden my Mother decides she wants to sell the house. Upon learning of this I personally met with Sarah Barringer to discuss with her that the house being sold and being listed with Her and Century 21. At the meeting I truly felt she understood where I was coming from when I explained to her for example the first purchase contract was in my name, I signed for everything and so on. Needless to say she had the house listed for market value of 405,000. Approximately 2 weeks later the price of the house was lowered $20,000 without even as much as a phone call. Now I understand my Mother is on title but she never even had an open house up to that point. After the frist price reduction she held approximately 4 or so open houses for about an hour and a hlaf or so by the time she arrived. She was late to 2-3 of the open houses she held. In fact the only time she was on time was when someone else held the open house for her. I will just jump forward 2-3 price reductions until the house was listed was $350,000 which is about $20,000 less than a base model home in my subdivision. Why is that important becuase I put almost $70,000 in upgrades into that house when it was built. Not only did I lose money because of the price reductions she hurt the values for every house in the subdivision at that point. Sarah was also informed that I was taking some of the things I installed into the house mostly stereo equipment then upon closing informed me I was being billed for the stereo equipment that I removed form the property. Ultimatley the house for sold for $360,000 with a $5000 credit for closing costs and when it was all said and done there was a $119,000 due to seller. Now remember I gave a my Mother a money order for $108,000 when the house closed I was given only $72,000 and my Mother pocketed the rest. Is that legal yes unfortunately the house was in her name which is a mistake I will never make again. There was nnumerous I would reach out to Sarah to discuss the property and what was going on and was told she cannot and will not tell me anything. Moral of this YELP review if your going to buy or sell a house I HIGHLY recommend to NOT EVEN CONSIDER Sarah Barringer. She is unethical, deceptive, immoral, and violated her fiduciary duites as a Real Estate agent. I even brought to Sarah's attention that regardless of who is on Title a RESULTING TRUST was created. Under this type of trust, the person who holds title to or has possession of property is considered a trustee for the proper owner, who is considered the beneficiary. The resulting trust is a legal fiction that forces a property holder to honor the beneficiary's property rights. For example, Mahalia leaves $100,000 with her friend, Albert, while she is on a trip to Europe, asking him "to buy the old Barsallo place if it comes on the market." Albert buys the property, but has title put in his own name, which the court will find is held in a resulting trust for Mahalia. Not only I am writing this blistering YELP review I was also be filing a complaint with the DRE and also seeking available legal recourse as well against her and Century 21.
