I can't even put into words how inadequate their staff is to handle the simplest question. Numerous times when I have needed to use their website it has been difficult. The web site is very poorly designed. The staff doesn't seem to know what's going on and they have difficulty directing you on their own site. Recently they misdirected a large assessment and then put me under the gun to cancel it during business hours so they would not be inconvenienced. It was their responsibility to fix this as it was done under the direction of their staff member. They've added a Zego payment option, which is proving to be cumbersome and difficult. But you are forced to use it or you have to pay an extra charge to pay Pelican directly. That in itself is poor customer service. This company is completely self-serving and deserves the worst rating.

    One star is more than they deserve. They took over for our landlords halfway through our lease…read more They did not do an inspection of the current current (we moved in with minor issues we were ok with and the owner was aware of). When something new broke it took days to get ahold of an agent and weeks for someone to be sent out. On multiple occasions they would inspect and never do the work at all or say the damages due to weather/normal wear and tear were our fault and wouldn't be fixed. When we contacted the owners directly, they were always completely in the dark. When we moved out they did an inspection and tried to charge us for many of the original issues and would yell over us if we tried to explain the original defects. We paid them our last rent, let them keep our DOUBLE security deposit and still they found it necessary to try and collect some form of debt. We fought for a few months and when we tired of being yelled at over the phone with their agent we broke down and cleared the debt. Now, a year and a half later they are trying to reclaim some other debt out of thin air. I beg you not to do any sort of business with this sketchy company (that is if you can even get ahold of their office before calling for a week with no response).

I went to them to get my first home at 20, they were amazing and nice UNTIL I SIGNED MY LEASE.... Then they became nasty rude and disrespectful and ON multiple occasions the lady that works for the company came banging on my door while showing the upstairs unit (Infront of the new possible tenant) and got loud and rude with me, many times I couldn't get ahold of them I asked for them to fix my stove BECAUSE IT HADNT WORKED SINCE I MOVED IN and after about a year it still hasn't got fixed. These people will harass you until you move out then try to sue you for absolutely nothing. 2 my before my lease was up they broke into my home and changed my locks and kept all my belongings. When I went to court the judge said he couldn't do much because they aren't legally allowed to rent properties out. ON MY LEASE my dog was allowed to be there I PAID EXTRA once I moved in they kept calling animal control on me to get her out... MY DOG IS VERY WELL TAKEN CARE OF and she happened to get pregnant which they did not like but as soon as they puppies were sold enough they were sent to forever homes. Because I spoke up and took them to court to get my belongings back which they did not like, once court was finished as we were walking out the owners husband comes to me and threatens me saying I hope we won't have any more problems with you because the next time you won't be dealing with her I'm going to deal with you. PLEASE DO NOT WASTE YOUR MONEY WITH THEM ! All of their units are infested with roaches and mice half the stuff in there does not work and they will harass you until you finally get out

    Communications from management and the Board have increased exponentially since Chris Petrik…read morejoined the staff. Chris uses email, elevator postings, newsletter articles and electronic displays. His end of week emails outlining upcoming and ongoing maintenance activities in the building. He also includes friendly reminders regarding current building issues (pets, trash, holiday decorations, throwing things from balconies). Chris is very easy to interact with and he genuinely cares about the future of the building. Is works hard to make Silo Point a contributing part of the community. He is commitment to keeping the building well maintained and safe for the residents. He has hired a staff that does an outstanding job of overseeing the operations, maintenance and repairs of the building. They are professional, responsive, friendly and dedicated

    1-star because it's required to have "something" BUT they get negative 1000%…read more These are by far the worse of any lot of people in this organization and should not be managing properties. In the past they would issue unfounded and unwarranted violations to my property. When I questioned their source and showed proof the violations had nothing to do with my property they continued issuing violations. I found out it was from the toxic neighbors who I believe were targeting my property since it was a rental and were notifying the HOA who didn't do ANY fact checking. This isn't the only issue with them and it's clear they are completely out of touch with the residential community. Fast forward to moving on from this nonsense... I recently ( 7/2024 ) sold the townhome property in the Riverchase condo community in Maryland under them as the HOA managers. Closing was 2 months ago and they were notified of the sale and knew I was no longer the owner and yet, and YET I am still getting notices for monthly payment of fees AND the kicker, they had the nerve to send it to collections. I received a first invoice for August just after closing and was told by the HOA that it would take 2 weeks to record new ownership. Apparently not true and I believe any conversations had with them cannot be trusted. Clearly there is a disconnect in this organization and they could care less since it's not affecting them. I've asked my title company to reach out to them AGAIN to get what ever documents resent to the HOA to show I am no longer responsible and PAID up to the closing. At the day of closing, all fees were paid to those owed. I had to send all my documentation showing I owe NOTHING to First Service since the collections agency is who I need to dispute this action with in order to not have my credit affected. I just wonder if they are sending ME notices, what are they sending to the new owner and is she paying like she's supposed to? But it's a "I just wonder" I really don't care. It's the next day after writing this review and I had to come back to make a comment about this. I got in touch with I'm assuming First Service internal collection agency, which has the same address as FS. I'm sure that there's a conflict of interest there somewhere. Anyway, I spoke to someone and explained I no longer own the property for which they are trying to collect fees from me. I told her Alicia Menefee, who is titled as the community association manager for FS at Riverchase, said to me in an email that it would take two weeks to change my name and remove it as owner of record. According to the person I spoke with, it takes 30 to 45 days. Here's the kicker if it takes that long to do a records update, have a process in place so that FS is not sending bogus information to collections to ruin the lives of people because of your own ineptness to properly update and monitor sales transactions. And why is Alicia Menefee giving out false information?
