My husband and I worked with Fred on the purchase of a home in Orange County. He was very professional and knowledgeable. He was very responsive and willing to work with our schedule. He knows Orange County very well and was able to direct us to the best neighborhoods for us based on our wish lists, and we ultimately purchased our forever home in a neighborhood that we hadn't even thought about buying before meeting with him. We started working with Fred in the beginning of January 2013 and closed on our new home April 11th, 2013. Along the way we were in escrow on a different property and had to back out once we realized it wasn't the home for us. Fred worked hard to find a solution, but ultimately the right solution for us was to walk away. After that, Fred continued to work just as hard on our behalf. We are currently working with Fred to rent out our current condo in South Orange County. read more

Fred has done it again! Three years later, he's still the best! You cannot go wrong with Fred, he is amazing and so very knowledgeable. I've recommended friends to him and they have all been very happy with his service. There's a reason he's got stellar reviews on every site. Just call him...he will make it happen! -- One thing to point out that is very notable. Fred has started using Electronic Document Signing...I can't tell you how much faster and more efficient this was for our latest rental. I really appreciate his investment in technologies that make things easier for the customer. I'm sure he can still do paper, but this was so definitely my speed. read more

The best experience I've ever had. Timely, great communication, and an amazing team to work w all around

I have now bought 2 investment properties from Fred team over the last 2 years. The second one took 4 months to find. They stuck with me, were very patient. Fred or Tami previewed properties before they had me inspect (real time saver) Fred negotiated a $1200 repair allowance when I had only asked for a $750 Fred negotiated the seller provide a Platinum home warranty, not the basic. Fred & Saundra Found me a tennant !!! After closing a neighbor offered me $10,000 over and above my costs. It appears while her agents were deciding what to offer, Fred was getting the deal signed. read more

Fred came through a referral network. He did two listing transactions for me in Orange County between March and October 2017. Fred is honest and straightforward. He prepares and plans with his clients well. He's also a negotiation king. In both cases, backup buyers were the ones successfully completing their purchases. Fred has a team supporting him. He has a de-clutter specialist. Imagine this. :) It was not easy to sell my 24-year home and move out of state. Fred and team have made this sale process as smooth as possible behind the scene. Fred's recommended house cleaning and handyman services were excellent. They beat the ones I had hied in both quality and pricing. yvonne read more

I was lucky in finding Fred, Initially, I was looking for places to rent in the Orange County area, and came across Fred website page on-line. Fred was very helpful in finding locations within my price range. At the time I was looking for real estate agents to help me with a short-sale of my investment property, and Fred seemed like a good candidate for the task. I was glad I made that decision. Fred has a wide range of experience in the real-estate market. He's knowledgeable, helpful, and truly cared for me as a client. Throughout the entire process, Fred answered all my questions and called me with updates on the status. I would refer Fred to any of my friends and family who is in need of real-estate services. On a side note, not only do I consider Fred a great real-estate agent, but also a good friend. I see that he carries his business ethic into his personal life, and I only see good things to come for him. Thank you so much Fred for all your help! If you're looking for excellent service and you're search is filled with dread, look no further 'cause your man is Fred Sed! -RR read more

I cannot say enough about Fio and her team. From the very beginning she was relentless in finding us the house that both my wife and I wanted. She worked tirelessly weekends evenings and was always readily available when needed. Once we had finally narrowed the list down to the house we wanted her team took over and guided us through the step by step process to buy the house. Her team is simply the best I could ask for. From the mortgage company to her staff. Hopefully this will be our last house however should the need arise to get another one the FredSed team will be the only company I will use. Thank you FIO. Sincerely this was such a great move for me and my family. John read more

This is the second time I have used Fred and his team for my real-estate needs. They are so quick in finding tenants and buyers when it was time for me to move out of my house. They are hands down awesome to work with. Fred and his team responded within minutes of me either texting or emailing questions. Fred was accessible any time of the day and would call me after hours or on weekends to give me updates or answer questions. I always knew I could reach him and he would help me. I am not the easiest person to work with but Fred was always patient with me, understanding and never gave up. He even got me more for my house then I ever thought possible. Thanks again for all your hard work!!!! read more

I can't say enough about Fred Sed! We were in a very difficult position - Holidays were upon us, we needed a new agent for a quick sale and a 30 day escrow. We also needed the home to sell for market price. Fred explained all of our options in detail and we settled on the plan that worked best for us. From the moment we signed, Fred and his team were working for us and always kept us in the loop. In the end, our home closed almost exactly the way he anticipated... The only exception was that we closed early! Not because this was a smooth transition - unexpected issues on the borrowers side popped up but Fred immediately jumped in and arranged the resolve. We were able to sleep again at night. In the end, the right agent does make a difference! We gave Fred our hope (and our heart) he came through and saved us. read more

My husband and I are relocating from Chicago to Orange County and were looking for a rental agent to help us find a great apartment or townhome. We worked with Valerie Thiel, a wonderfully professional and personable realtor. She was very communicative by both phone and email, and set up searches for us in our preferred areas super quickly. I would highly recommend her and Fred Sed Realty and will definitely keep their information on hand for references and our eventual home purchase. Thanks Valerie! read more

Fred is by far the most experienced and professional realtor I've ever worked with, and I've bought/sold a home every year for the past 4 years. First of all, I wanted to say thank you to Fred and his entire team. We couldn't be happier with the level of service that was provided to us. We had our home on the market for a long time using a different realtor, and they could not get the job done. Frustrated and upset with the current path, I then heard on the Glenn Beck Program about the service he was providing of like-minded realtors in my area. From day one of Fred contacting us, we knew he was going to get the job done. He and his team did not disappoint. He told us with his method of selling we would have our house sold in the time frame provided and for a fair price. That is precisely what happened. We had already moved out of state, so we were stressing about multiple payments but thanks to Fred that didn't happen for very long. I am Recommending Fred and his team to all my family and friends, and once you use Him and his team, you will do the same. Thank you, Fred and team, for all the hard work. read more

Fred Sed and his group of highly trained professionals were fantastic! He listed our home, gave us some advice on how to "stage" it for sale and a week later we had 14 offers! Very glad we found Fred and his team through Yelp; I wish all my yelp experiences were this smooth. They definitely deserve their five star ratings! We were in need of RE agent services for our rental property in both listing and seeking tenants. Fred himself was very amicable and made himself and his team available to us for any questions and concerns we had. They were quick to get our property listed and there was constant communication throughout the entire process. There was never any pressure to close the deal quickly. From start to finish, we had a very professional and pleasant experience! We will definitely hit up Fred again for any future RE needs. read more

I've worked with Fred's team on two occasions now to find a rental. Both times, they have been as helpful as possible with every step of the process. Michael and Tami are a great team. Michael handles the paperwork/applications, and Tami helps with all the viewings of property based on the criteria I have asked for. Also, I've reached out to Fred on a couple of occasions just for advice/insight on things and he has always been readily available to assist as well. Can't recommend this team enough... you won't be disappointed if you use their services. read more

We first met Fred as he represented a client that ultimately rented one of our townhomes. We were very impressed at his professionalism and how he handled the negotiations on behalf of his client. We indeed rented our townhome to his client. The tenant was exceptional, however, got relocated after the first year. When it came time to list our property, we never hesitated, we called Fred to represent and list our property on the rental market. That was a tribute of the service we received, by only meeting him at the original closing, we reached out to him 12 months later to represent us. That being said, we had used our agent for 14 years, howver, felt Fred provided a more professional and strategic marketing approach. You will NOT be disappointed.......and this time it isn't "Fred Said"......"I Said" ; ) read more

Fred and his colleagues are fabulous. I initially found him on Yelp, called and left a voice mail. He returned my call right away and he sounded like I knew him for years! I'm sorry Fred but this is a very legitimate review, i called you only because you were a local agent, and had great yelp reviews. Unfortunately as stated before i was not pleased with your service, we did exchange emails address' via text messaging, as you asked me to on our first phone call. After that, you never called me with an update or emailed me... Until i left i negative review 2 months later. read more

After working with Fred for eight months or so to sell my house and find a new home, I can claim with authority that he is one of those rare people who is in this business because he genuinely cares about people and wants the best for them. People say "above and beyond" far too often. Fred never failed to respond to my calls and emails, even on nights, weekends, holidays, through his knee surgery, and the birth of his baby. I was a stressed-out newcomer to this process and he and his associates carefully walked me through everything I didn't understand. Even months after our business was concluded, when I had to move yet again, he researched realtors in my new neighborhood for me. Absolutely unnecessary, but Fred really cares. Highly recommended. read more

Fred Sed has been my realtor for my last 3 homes. Each time he has ensured that have the right place for me and my needs while negotiating for the best price possible. He recommended an area that I originally wasn't open to and yet this neighborhood is the happiest I've been. Thank you to Fred Sed and his team of professionals! read more

My experience with Fred and his staff has been unreal. He helped my family and I in our first home purchase in 2011. That's where I saw Fred's desire to want to do anything in his power to make the process as easy on us as possible. So I knew this year when my family had grown out of our current home who to call to sell it. I was just as pleased with Fred and his staff in the selling process. There due diligence made it one of the easiest selling processes I have ever had. Thank you Fred, Sandra and Rheannon. You have a customer for life. read more

I was thrilled to have Fred Sed by my side through my first home-buying process. From the very first meeting I felt comfortable asking my seemingly endless questions. Fred was always professional and prompt to respond and he answered every question thoughtfully and thoroughly. I do not usually take the time to write reviews, but I had to make an exception for Fred. What stands out most is his genuine care for his clients and what they need. He worked with the lenders to put together an amazing offer package, and to get me my dream starter home. Escrow usually takes thirty days but Fred and his team (especially Saundra) were so organized and on top of it that escrow closed in twenty-one days. Our family recently moved to Irvine from out of the country and chose Fred Sed Group to help us with the complicated process. Michael Saulus and Tami were extremely dedicated and helpful during our search for a rental home. Tami showed us a lot of homes during our initial (and only!) visit and Michael personally gave us video tours as we continued our search from abroad. When a house we had previously liked came back on the market, they worked super fast to get us a video tour and a rental application in. It's now our new home and we are very happy here. Michael put in lots of time for us and simplified what could have been a very difficult undertaking every step of the way. read more

It was a pleasure working with Michael Saulus and his team. To provide context, I was relocating from the state of MI and Michael was extremely helpful in narrowing down the exact city that would be the best lifestyle fit. With his extensive knowledge of Orange County and the surrounding areas, I leaned heavily on his expertise. He is an extremely hard worker, showing me a plethora of properties virtually, and was pivotal in landing me the ideal property in such a competitive market when it came time to put offers in. I am a very particular and picky person and I could not have asked for a better agent in this big cross country move. I am more than happy that I had Michael representing me in this process. Even after the purchase he has provided great resources and recommendations to get accommodated to the area. He definitely treats clients with great respect (not salesman pushy), very responsive, and cares as if you were a family member. I would unequivocally recommend Michael to anyone and everyone I know! I look forward to working with him the next time I am in search of a property! read more
