Sue Anderson Webb is one of the realtors that works for Sutton Group. She also manages a property…read moreon VRBO and portrays herself as acting as an agent for Sutton Group for the rental. She is unethical and is a liar! We rented her property months in advance and paid a deposit for one night. Shortly before the date of our trip, she started sending us bullying emails to cancel our rental because she had a longer term rental that she wanted to rent the property. She never asked us our situation. She continued to send bullying emails to cancel. She finally offered us $100 CAD to cancel. We were afraid that there wouldn't be a place for us to stay if we did not cancel according to her demands. When we did cancel, vrbo had to reach out to her. She notified us that it was inconvenient for her to have to deal with vrbo on the rental she demanded we cancel and that she would not honor the $100 she offered us! Nevermind the inconvenience to us! Nevermind the extra cost for us to rent someplace else at a late date! Nevermind that we had to pay more! I'm pretty sure that we were way more inconvenienced than her. She rents the property on her own but portrays herself as acting as an agent for Sutton Group Realty. I notified Sutton Group and they declined to take any action. She cancels at the last minute to make more money. She offers a $100CAD for the inconvenience and then refuses to send it after we cancel. I would not trust her as a realtor!

I just wanted to review one realtor, in particular. Ringo Wu, of Sutton Realty…read more My wife & I are looking for a place to buy, but we aren't ready to move till next year. Most realtors would resent someone who isn't 100% committed yet, but Ringo isn't that guy. We've contacted him for about 10 showings so far, and this guy is fast and friendly. He drives us to showings, waits patiently for late realtors, never complains about it, and always replies quickly to our queries. We asked him about a place last night, and he replied hours later, at 12:23 a.m., with the details of the commute, the building, and the type of laundry inside (coin operated, top loading machine). He also included an additional 10 listings we might like, since he wasn't sure if the place we saw was what we wanted. The listings we got were really in our price range and mirrored what we've been looking for. He learns fast. But we still liked the place we emailed him about, so he readily agreed to set up a viewing. We haven't signed a contract with him yet, but we know that once we have a place to buy, he sure is getting his commission. He is super reliable, diligent and hardworking, honest and likeable.

Sue Johnson and Sarah Thompson were very quick to answer our calls when there was reasonable expectation that they could make money, but the second that the transaction was finalized and they got their payout, they turned a cold shoulder and did not even bother to show any sort of appreciation. To be clear, as our agents, they pocketed $38,455. I've personally bought over 15 properties and been a part of over 45 transactions, and from my experience, it is customary for agents to show up on closing or possession day with not just the keys, but also some kind of token of appreciation. When we asked Sarah if they were planning to provide a thank you, her verbatim response was "Thank you for What??" From then on, I felt that they became extremely patronizing, defensive and condescending. Aside from their lack of any gratitude, we were more concerned with their professional conduct. When the sellers realised that there was a mistake in the final settlement amount and wrote a cheque for hundreds of dollars, Sarah decided that it was appropriate to send her assistant to our house completely unannounced and this individual simply slipped it under a door mat, without ringing the doorbell or knocking. This was all caught on camera, and the worst part is was that we were both home at that time! In my view, this incident shows her sloppy and reckless behavior and how I wouldn't trust her for any sort of financial transactions. We understand that other people might have different interactions with the two of them, but this has been our experience. Before thinking about engaging with these two realtors, I would suggest looking past their testimonials and decades of experience, and ask yourself if you would trust someone like them for what could be potentially the largest transaction of your life. If you do choose to use them, however, I would suggest checking their works. For instance, on possession date, they failed to deliver a complete set of keys. Three days later, I am still waiting for them. I cannot in good conscience recommend Sue Johnson, and in particular, Sarah Thompson.

My situation easily could have been put into one of those commercials and Elliot would be the hero realtor in the commercial that saved the day. The time finally came where I was ready to spend my hard earned savings on a home of my own. I started looking at places online but had no idea where to begin. That's where Elliot came in. As soon as I told him what I was looking for, and in what area, he began sending me listings in my price range. I couldn't believe it: of the first three listings he sent me, I knew I found my dream home. It was love at first sight. Elliot immediately booked a viewing for me and my fiancé. He booked us viewings for all the other listings we were interested in too. So the search began. After going to all these viewings, I still had my heart set on the one I fell in love with. It was time to put in an offer. We told Elliot how low we wanted to go and he respected our wishes. When the seller countered, we came back with another low offer. Elliot listened to our requests to still go lower. He let us know of the risks of going too low (that we could lose the place) but still countered, giving the seller reasons to take our lower offer. His persistence paid off and the seller agreed! Our experience wasn't over then though. We had issues with strata fees that were supposed to be included in the cost, mailbox keys that had gone missing, property taxes, etc. Elliot stood by us the whole time. He was quick to answer our texts, calls and emails no matter the time of day. He worked with us to make sure everything went smoothly, despite a lot of our issues not being part of his job. As stressful as our closing was, Elliot was always there for us and made sure that we were happy. Even after the closing, Elliot has still been there to answer further questions we've had. Thank you Elliot for helping us find our first home and for getting us through all of the hiccups. We couldn't be happier now and won't hesitate to have Elliot help us again when we're ready to upgrade.
