I cannot recommend this builder who has built homes in Colorado under numerous LLC names like…read moreBonanza and Insignia. Here in Winter Park Wilds360 he has closed on 14 homes and ALL have outstanding punch lists. We have lived in our home for 9 months and the home is not to CODE! I have repeatedly emailed, called, texted, and met with Fred Cooke, owner of Bonanza Homes, about our punch list and warranty items. Fred ignores my requests while continuing to focus on the next closing. His go to answer is he has ordered parts (even when parts are not needed) and cannot schedule the trades ppl. Yet, he has closed on 3 homes since we moved in 9 months ago and continues to work on more. This is a pattern of behavior for Fred Cooke. On 10/13/21, Denver KDVR Fox 31 ran this tv story (https://kdvr.com/news/problem-solvers/homebuyers-blame-builder-for-ignoring-their-pleas-for-help/) detailing how Fred Cooke left Denver homeowners high and dry. If Fred built quality homes this would not be an issue, but he does not. He hires cheap help that does not do the job correctly and there is no quality control and safety checks in place. Fred will tell you what you want to hear but does not follow through with fixing major issues in your home. I've had to call Code Enforcement, Building Dept, and BBB for help. Fred has ignored my BBB complaint (https://www.bbb.org/us/co/winter-park/profile/home-builders/bonanza-homes-llc-0805-46144999/complaints). 9 months after living in our new home we are NOT TO CODE! Our ventilation system was not installed correctly along with having 2 shorts in our electrical box. Per CH 15 of the CO Residential Code, the WHOLE house should have ventilation. We have no working HVAC because it was installed incorrectly. Fred has known about this for months and does not get this resolved yet the house next door is having their HVAC installed today. I am sure he could have found someone in the past 2-3 months in Denver. Also, CH 15 states that bathrooms and toilet rooms should have adequate ventilation and we do not in 3 out of 4 bathrooms. The fans are not strong enough. I was told new ones were ordered but they were not till a few days ago (supposedly). There has been an electrician on site A LOT working on getting homes ready to close but has not addressed the two shorts in our box. As a result, we have no heat on our 4th flr and were told you could get electrocuted if going out on the top deck. Another item that is not to code is the roof sewer gas vent. The Building Dept confirmed it should be 18"-24" tall and it is not. It gets covered with snow for days if not weeks. Fred said he could not fix this till spring yet he has cherry pickers (baskets on hydraulics to go up and down) working on going vertical on two homes less than 50 ft away. In 10/23 we reported a stress crack in one window. It is still not fixed. I finally got ahold of JELD-WEN and was told that window is no longer made and out of warranty. It needs to be replaced ASAP but 6 months later Fred has done nothing but say he is working it or JELD-WEN should be here this week. There is more - A LOT MORE - but I hope this gives you some idea and a LOT of red flags. Keep walking is what I tell everyone who stops by and inquires about Wilds360 in Winter Park, CO.

They are highly investment and real estate-focused for owners, with offerings from short, mid and long-term rentals with a deep understanding of the local market. They have phenomenal service and they work very hard. The best part about them is they are reachable and just wonderful people, outside of their successful business. Property management is such an old-school industry, but Kate and Charles are dynamic, and smart and understand the needs of landlords and owners, so they can help maximize return. I rent a condo in Fraser, near Winter Park, and they helped me renovate the condo after it was neglected for 12 years by a low-paying long-term tenant. They introduced me to a great contractor who flipped the property and then found a local builder who needed housing for his management crew to rent my place for top rents in 2022. They do regular property checkups and carefully vet tenants for long-term rentals. They are hands down the best I have worked with and I use 3 other property managers in different cities and wish they all could run like Snowcapped.

We decided to move forward to bring T.V.'s, sound, ring systems, and cameras up to snuf with their company. It was a complicated job and we were not around for much of the work. The house was left tidy and if we ever had any concerns Michael and Mark strived to make it right. Recently, a couple months after installation, we were puzzled that some of the bedroom outlets and bath switches were not working, I was concerned that something had "happened" during the alarm install, I called and Michael came out within an hour and went thru the entire bedroom electric system, couldn't find anything wrong... then he did not stop, he called an electrician who came out the same day and he carefully went thru once again , including the breakers, tracing things in the wall until finally,,,,, he figured it out!!!! It had nothing to do with Michael's install ! The GFCI in the bathroom had tripped and all of these were connected. MYSTERY SOLVED!! SAVED US much heartache! Thanks a million, Michael!!!
