My aging father was a tenant of Armor Heights for several years (about 4). In trying to move him…read moreout of the apartment (into a skilled nursing facility), I was handed "move out instructions" from the rental office staff member, Kelsey. Nowhere in the instructions did it state getting a dumpster was not permitted, although it stated we could not dump furniture in the apartment dumpsters. We contacted one of their recommended vendors who offered dumpster rental, hauling/trash removal, and learned about their services (removal/hauling and dumpster rental), but that they were not available in the timeframe we needed. They recommended another, more local service who offered the same services. Being able bodied, we arranged for a dumpster to be delivered. It was there for less than 48 hours. On our last day, exhausted from hours of work, we were approached by a man who was confirmed to be the owner of the complex by the rental office. Rather than speak to us, the owner immediately began yelling at my family members, asking what the f*ck we were doing. I kid you not. I am a professional and I have never started a conversation like this, nor would I expect to have a conversation about it. He was ranting about how we can't have a dumpster there. When I explained a dumpster was NOT prohibited based upon their move-out instructions, he backed off a bit, but was seething. I honestly could not believe anyone would act in such an unprofessional manner. Thumbs down. Beyond this, I can only speak to my interactions with the office staff (professional but curt, unhelpful most of the time which was a little surprising given a difficult situation we were facing, but professional nonetheless), and the state of the apartments (clean exteriors, yards were nicely kept, but my father's apartment was old and run down, lots of ants, etc.) This is my experience. I don't like giving bad reviews, but a rental is a commitment to a community, and based upon the behavior of the owner, I would recommend looking elsewhere for a place to rest your head and call home.

On July 9th of 2018 I voiced my concerns regarding the aging flooring, issues with kitchen countertops, a poorly functioning fridge and a tub surround that needed refinishing. By July 21st management had installed new flooring in both the kitchen and bathroom, new kitchen countertops and a new fridge and range. On August 21st the tub surround was refinished. My apartment now looks as if it came off of a page from a magazine. On the morning September 28th 2018 I informed management of a problem with a bedroom ceiling fan. By 2PM on that same day the ceiling fan had been replaced with a new one. Talk about being attentive to resident's needs! Management and work crews here are awesome! If there is anything that is ever needed the staff at Armor Heights makes sure things are taken care of immediately. The grounds are immaculate and park like and there are many amenities offered (pool, tennis and basket ball court). I have great neighbors in a quiet building and thoroughly enjoy living here. Armor Heights is a 5 star place to live!

We are very pleased with the facility and the employees that work there. They are special people and we are blessed. The food is very good and the daily activities and events are what gets us through the day. They have music that puts my mom in a happy place. The campus is very clean and decorated for every season. The campus is beautiful in the spring and summer with outdoor gazebos. They also have onsite doctors and and rehabilitation if needed. We know when we leave them for the day that they are being taken care of. I would recommend Fox Run to my family and friends.

We were told by Elizabeth that they would accommodate her never once was told that she needed three years of financial to cover the cost of this facility. Elizabeth told us that we would be able to help her pay for this facility week did the application submitted her statements, explain to them that her caretaker stole from her and for the first month we would help out Christine Avoided my calls my emails and made every excuse not to take my grandmother in. Please be aware and make sure when you do contact this facility. Ask all the questions before they waste your time and avoid your phone calls and emails.

From start of moving in, Shari made us first time apartment renters know and obtain the move in process with ease, the character and great knowledge that answered all of our questions. Throughout the four years we now have an ESA for the last two of these years that is welcomed and loved just as much; even loved by most surrounding neighbors too! Shari is reactive and responds in a timely fashion to anything we may need for any questions/concerns. It shows that she truly does care for residents deeply. Maintenance is fair and on top of keeping the grounds clean at all time. During our crazy blizzards, even during travel bans they are working diligently to help residents dig out their cars and plow the pathways. Shari is a very empathetic and kind landlord to all, and you can tell she is very passionate about what she does making sure everyone's living situation is comfortable and welcoming to all people!

Hallmark Village Apartments are a great place to live and quiet most of the time. With the…read moreoccasional car break ins once a year, bad plowing in the winter. But what makes me mad is they raise your rent from $10-$15 once or twice a year without warning! Their strategy is to call the apartment complexes around town and see how much they raise rent and Tricity raises it to the max. I went from $825 to $885 in 2 years and pay $5 less than my neighbor who pays extra to have a pet! Insane. The other apartment complexes in town are still $100 cheaper than this place. This place is good if you need a place to stay for less than a year while you find a house, but after that your spending to much. Also the ridiculous restrictions they hand out every now and then. No flags, Christmas lights, windmill spinners or bird houses (they are not bird feeders) on your patio. Or grilling of any sort on patio or premises of apartment complex.

I would give 0 starts if I could…read more My fiancé and I have lived at Walnut Grove Apartment homes operated by Water Valley Management for over two years, and our recent experience has left us incredibly disappointed. Our lease was initially for a year, ending on December 1st, 2024. Last December, we decided we did not want to sign another full-year lease and sought a short-term 3-month lease instead. Initially, the landlord insisted they do not offer short-term leases and we would need to sign a year-long lease with a homebuyer's addendum to reduce the termination fee if we bought a home. This was not a suitable option for us as we had other living arrangements in place. After some back-and-forth (it was abundantly clear the attempt to lock us into another year long lease was so they can collect the fee when we wanted to terminate the lease early), the landlord finally agreed to a 3-month lease, effective from 12/1/24 to 2/28/25. During our discussions and negotiations, it was clear that we intended to move out at the end of this period. However, unbeknownst to us, the lease contained a 60-day notice to vacate clause requiring written notice at least 60 days prior to move out. Given our extensive discussions about the short-term lease, we assumed the landlord was fully aware of our intention to move out at the end of the lease. Unfortunately, we are now being charged a $500 fee for failing to provide written notice, despite the clear context and our conversations. We had multiple conversations and the property manager (Brian Smith) even admitted to us he was aware we were leaving but since we didn't provide notice in writing he's moving forward with the charges (and landlords wonder why they have such bad reputations and stereotypes surrounding their profession.) This lack of transparency and understanding from Water Valley Management and property manager Brian Smith has been incredibly frustrating and disappointing. It's disappointing to see such disregard for long-term tenants who have always paid on time and communicated openly. We expected better treatment and consideration. Save yourself the headache and avoid water valley management. Outside of the situation I mentioned above the complex driveway is shared with a nursing home and I often found myself having to wait in the driveway for 5 minutes due to nursing home traffic before I was able to get to my unit. Save yourself the frustration and do not rent from them. There is another complex right down the street from walnut grove I would recommend instead.
