A top-notch Real Estate team…read more My wife and I worked with Phillip and Shane to sell my mom's home, and I can honestly say they did an outstanding job. From the first meeting, Phillip brought a calm, capable energy to the table and took complete ownership of a complex process -- including orchestrating a $100K+ remodel -- and delivered a beautifully staged, turnkey listing that went pending in less than a week with multiple offers. The results were impressive! (see before / after picture pair below). What impressed us most wasn't just the end result (a strong sale price in a shifting market), but the way they handled every detail -- big and small -- along the way. From coordinating contractors, landscapers, and stagers, to fielding our many questions and helping us navigate unexpected hurdles (like HOA document snags, surprise pest cleanup, and more), they were on top of it with clarity and poise. They were also just good folks to work with. Thoughtful, responsive, and never pushy. They took the time to communicate with both my wife and me, incorporating our feedback and respecting our priorities throughout. Even after the deal was signed, they were still checking in and making sure all the loose ends got tied up. In a world where a lot of agents seem to disappear once the listing goes live, Phillip and Shane rolled up their sleeves and treated this like a personal mission. We're very grateful and would absolutely recommend them to anyone looking for a top-tier real estate team that blends results with genuine heart.

Predatory billing and lack of transparency…read more I own a townhouse in a community managed by Emerald Management & Consulting, and my recent experience raised serious concerns about their billing practices and transparency. We experienced water intrusion into our unit through an exterior door off our second-story balcony. I immediately notified Emerald Management because I reasonably assumed that exterior structural issues would fall under HOA responsibility. Emerald contacted a mitigation company, 24ResTech, which came out and addressed the interior moisture over the following week or two. At no point during this process were we informed that we would be personally responsible for any project management or administrative fees. No estimate, hourly rate, or discussion of costs was ever provided. During this time we were told we would need to hire a contractor to make repairs to prevent the issue from recurring. The contractor who inspected the door identified several installation problems: * The head flashing was improperly installed * The door had insufficient weather stripping * The threshold had been installed backwards, sloping inward toward the unit I have no knowledge of any work done by previous owners on this door, and one would assume that any prior work would be documented in HOA or management records. Later we received an invoice from 24ResTech for roughly $1,500 for mitigation work that included removing about one square foot of carpet and running fans for a total of about eight hours. On top of that, Emerald Management charged us $907 in "administrative/project management fees." These charges were never disclosed ahead of time and appeared only after the other invoices had already been paid. When I asked what the charges were for, I was simply told they were administrative costs for overseeing the project. This was shocking considering we already pay over $1,000 per month in HOA dues. Being charged additional administrative fees that were never disclosed and never requested felt unreasonable. Emerald told us we could dispute the charges with the HOA Board and encouraged us to attend the meeting. My husband and I presented our concerns to the board, but a representative from Emerald Management was also present and recommended that the board keep the fees in place because the bylaws allow them. That situation felt like a clear conflict of interest. The management company that issued the charges was effectively advising the board on whether those charges should stand. The entire experience was extremely disappointing. The lack of upfront disclosure, vague invoices, and unexpected administrative fees raise serious questions about transparency and fairness in their billing practices. Homeowners deserve to know what they are agreeing to financially before work begins.

A Warning to Homeowners: Predatory Practices at Emerald Management…read more I urge all current and prospective condo owners to steer clear of Emerald Management. My recent experience with them revealed a pattern of predatory billing, a lack of transparency, and an alarming fee structure. Following a water tank leak in my unit, Emerald, my HOA's management company, assigned themselves to oversee the repairs. Only after the project was underway was I informed of a "special project management fee." There was no prior disclosure of this cost and no opportunity to decline their services, which I had reasonably assumed were covered by our HOA's existing contract. Emerald defines this fee as covering "administrative time and coordination efforts with the vendors." To minimize these charges, I personally handled nearly all vendor communication, scheduling, and on-site supervision. Despite my efforts, Emerald's billing was excessive and unethical. Their invoices included charges for: -Answering my questions about the fee itself, including billing me for the time it took an employee to state they didn't know the cost. -The time they spent responding to my official dispute of the first invoice. -Correcting their own billing error after I pointed out they had charged me for a contractor invoice that my insurance had already paid. Disputing these charges is futile. Emerald is paid by the HOA, which then bills the owner. Any dispute is with your own HOA, not Emerald, who faces no financial risk for their billing practices. Ultimately, their "management fee" totaled nearly $1500--over 20% of the entire repair cost--for a project they barely touched beyond securing initial bids. These practices are designed to siphon money from homeowners who are left with little recourse. Avoid this company at all costs. Just an example of how ridiculous some of the fees are. I've attached two photos of showing me telling Emerald that I will have my insurance the vendors directly. They paid the vendor and invoiced me anyway. I told Emerald that it has already been paid (and I called the vendor for them to let Emerald know). It took Emerald multiple calls to finally correct the invoice, and they charged me $120 for correcting their own invoice mistake.

I'm writing this mainly for other agents and their clients. What matters most to me is that JIT understands buyer's response and inspection report documents and what they mean for how the work has to be done. I can trust that the work will satisfy the inspector and meet the requirements as written, without me babysitting the job. Justin won't mislead my sellers, and he won't let them talk him into a cheaper, easier approach that jeopardizes the sale. Not every buyer brings the inspector back, but in two years of referrals JIT's work has been through three reinspections, each on a complex job the buyer was worried about. I've never had a reinspection or final walkthrough delay a closing. A note for agents: licensed and bonded does not mean insured. Small or newer contractors lose coverage for all kinds of reasons, and once there's a gap it's hard to get back, so plenty of licensed and bonded contractors are actually uninsured. I've called JIT's insurance company directly several times, and the policy has always been current. Don't rely on the papers a contractor hands you; call the carrier, and check the company on the Washington L&I Contractor Lookup for standing and bond claims. Clients who get multiple quotes tell me JIT is not always the lowest price, and that doesn't deter me. The same clients consistently describe Justin as the most trustworthy, reliable, and communicative of the bids, and he actually picks up the phone. He explains things well, and when he doesn't know something he says so, then researches it or brings in engineers, code enforcement, or whoever is needed. He also has experienced, trained people in his circle for electrical, HVAC, and plumbing. In a home sale, the peace of mind is worth the difference. Justin's style is direct, detailed, and businesslike. He doesn't fluff things or waste time. He says he underpromises and over delivers, and that's been true: if he says five days, it's usually three. He doesn't set expectations he can't meet, which matters because it would reflect on me. When he gives me his opinion I can take it to my client and the buyer's agent with confidence. I've also never felt so valued by a contractor; he's extremely appreciative of the business. Justin found me by cold calling and asking for a shot. I started by including JIT as one of a few options for my clients. After they won several bids and my clients came back with good things to say, I stopped including the others. They've saved more than a few of my deals at the last minute, once working on a holiday and several times through a weekend. JIT is now the only contractor I refer. If that ever changes, I'll update this review.

My grandparents bought it decades ago and its always been full of memories. After my parents passed I decided it was finally time to remodel in a way that would honor them, give my kids a place to make their own memories, and make the cabin appeal better as a vacation rental. Unfortunately the first local contractor I hired took my deposit and disapeared. I was heartbroken and didn't know who to trust. A friend of mine with another cabin in the area told me about Justin and JIT. Since I live Seattle I needed a contractor who would be extremely communicative. Justin and his team were amazing with communication! I got regular updates, progress photos, and fast responses that made me feel like I was there, even though I was two hours away. Justin took time to understand my vision. He asked how I imagined the cabin feeling when it was finished and carefully looked through my Pinterest and Instagram ideas. He's so creative and thoughtful. I approved many of his suggested updates that helped bring modern comfort while keeping the kind of rustic charm my grandparents loved to talk about so much. They expanced and remodeled the master bathroom plus added a double vanity and luxury rain shower with multiple shower heads that feels like a private mountain spa. In the kitchen, Justin suggested live-edge countertops that kept a handcrafted feel and the specialty finishing work which full of character, refinished floors, warm natural tones, and trim that looked original but new again. They built custom bunk beds for my kids which guests absolutely love and adds real value for short-term rentals. They installed some smart home features and cameras that help me manage and keep an eye on the cabin from a distance. They also did some landscaping work and installed landscape lighting that brings out the natural beauty of the forest around the cabin at night. It feels magical! My kids are thrilled and the cabin started booking almost immediately! Guests constantly comment on how it feels both cozy and modern with just the right mix of old and new. Since then, I've had JIT back several times for small projects and quick repairs between guest stays. They're always fast, dependable, and incredibly kind which means so much when the cabin's only vacant for a day or just a few hours at a time. They've also provided cleaning services for me a few times when I've been in a pinch. After being burned before, finding someone as honest, creative, and communicative as Justin was such a relief. JIT wasn't the cheapest option but I'm so glad I chose them! His team brought our cabin back to life and helped blend family history with modern comfort in a way my grandparents would be proud of!
