I had what I consider a small job: replace two non-working shut-off valves from my kitchen water line, and one for the toilet water line. I must have called eight different plumbers or companies. Three would not provide free quotes or estimates, and they would have charged outrageous service call fees that one has to pay regardless of whether one accepts their quotes. Three companies offered free estimates and quotes. One quote was so ridiculously high, and when I questioned the price they described that the price included "Isolating water supply to unit by means of water main; relieving the pressure...." and the list went on and on, including a ridiculous list of normal steps for any plumbing job, including checking for proper functioning and leaks, as if these were the reason for the high costs listed on their estimates. It was a bit insulting. Petros was the last person I called, and he was refreshing. He asked for pictures of the valves in question, and before he gave me any quotes over the phone, he explained the options for repair and recommendations. He described the cost of the different types of valves (spoiler alert---they are not that expensive)--and explained his fee. No, he was not cheap, but I so appreciated the no-nonsense explanations and upfront pricing. I knew what the job was going to cost me, and exactly how much of the cost was going to materials vs. labor. Old fashion-business model and transparency that I appreciate. When he came to the house, he was friendly, efficient and professional; he explained and showed me what he did and what was wrong with the valves that were broken; and left the premises clean when he was done. We've been using P Floros Plumbing and Heating for a few years now and Petros is always responsive, professional and always willing to chat while he works. He had been out at the house last week to fix an issue with our gas furnace, but this week, the furnace totally gave out (it was 30 years old). He came right out and showed me what happened and unfortunately had to give me the bad news that we would need a new one. He gave me an initial quote and then contacted his buddy Don (who is an expert in heating systems) and the 2 of them got to work putting the parts list together and scheduling deliveries. It was a long day for both of them, but when all was said and done, we had a brand new furnace and Don had moved some of the piping so it was more accessible. The finished job was outstanding. Looked on Yelp for a reputable plumber. Came across P. Floros because of the great reviews. Called and was able to immediately tell Floros about the issues that were occurring at my house and was also hoping to get my furnace inspected. P. Floros was upfront that he did not know whether he could attend to the furnace; I appreciated his honesty. Before hanging up, we agreed I would send photos of the furnace and water heater so he could better determine whether he could attend to the furnace. After doing so, he informed me he might be able to help. So, I tried to schedule a time (on two separate occasions, the second one was a few days after our first correspondence) that he could stop by; I informed him I was available anytime. Unfortunately, he did not follow through in scheduling despite my attempts. I think that P. Floros is probably a busy person who attends to many people, many of whom have urgent needs. I presume that I was forgotten since I did not have anything that was immediate. Knowing my plumbing issues weren't urgent compared to others, I understood if I would have to wait a few days to get my plumbing issues addressed. At the same time, I would have appreciated if P. Floros at least gave me a time frame rather than forgetting or potentially seeing my plumbing issues as unimportant. My only hesitation about writing this review is I don't want Petros to become so busy he doesn't have time for me! But nonetheless, he deserves an awesome review. Our latest dilemma.... Spent the last 24 hours wrangling with frozen pipes. Nothing we tried (hair dryers, space heaters, cranking the heat to 90, heating coils for the basement pipes, etc.) did the trick. Turns out the culprit was a frozen pipe behind one of the walls that we didn't have access to. Called Petros around 9am today and he was here before noon, despite a long list of customers dealing with the same issue. He got the thaw machine hooked up and had the issue resolved in 5 minutes. He rushed over and dealt with it before any pipes burst, which could have resulted in thousands of dollars worth of damage. This is the third time Petros has pulled through for me in an emergency situation (first was a hot water heater that blew, second was for an emergency toilet repair, and now the frozen pipe situation). It was a Saturday afternoon and I had a leak coming from one of the fittings on my toilet. I called several plumbers in the Saugus area and no one even answered the phone nor called me back. Petros not only answered my call but after listening to my problem said that he would be able to come out and fix it later in a few hours as he also explained that being a weekend the service calls are more money which was understandable so I agreed. The safety relief valve on our heater started to drip and then run. Petros came out on a Saturday evening and changed the valve within hours of me first contacting him. He had me text him pictures of the furnace and heater so he could figure out what parts he needed. When he got in he explained a bit about the possible problems and then talked me through his troubleshooting.
