The maintenance guys are superb; I don't recall ever waiting more than 24 hours regardless of the priority of the request. The BAD: It's noisy; you will hear your neighbor (and their dog) upstairs, and sometimes those on either side. The UGLY: I had auto-pay, and they continued to charge me for more than a month and a half after I moved out. They refused to show me how they calculated the refund amount, mis-addressed the refund check, and - despite the fact that it was due to their errors - charged me to stop the delayed check. If you rent here, make sure they don't cheat you too.

I am not an actual tenant here nor have I lived here. I helped a family friend move a few weeks back and checked out the facilities. The condos or apartments themselves are very beautiful with origami blm hardwood floors and good space. The interior designs and decor in this place are phenomenal. A beautiful place with cool architecture and landscape. The amenities here seemed to be really top notch as well. I was impressed with everything I seen on my trip. The apartment or condo life does not fit my large family lifestyle but if I lived a simpler and more condensed life then they would absolutely be a place I'd check out to live.

My husband and I lived at the Willows for almost 2 years and we are in love! The office staff is so…read morefriendly and helpful. They put so much time and effort into focusing on the residents. They are always host fun events, bringing in food trucks or planning an outdoor group work out session followed with donuts and so much more. The maintenance staff is great! You can always count on things to get fixed quickly and correctly. The property is beautiful and well maintained. It is quiet and peaceful. You can't hear hardly any traffic noise from Hurstbourne. The other residents are friendly and good neighbors. I have a one year old and I love that we go on walks through the property and she can play in the open grassy areas. Close to groceries and stores. Plenty of great restaurants nearby. A great place to call home!

We looked at and toured 10 different apartments in Louisville and didn't feel good about anything of them due to staff, price, and outdated apartments. On our last day we toured The Willows and immediately felt like it was the right place for us! We worked with Lucy and she did a phenomenal job of taking our preferences into account, accommodating to us and our big move across the country, she was never pushy, and was very knowledgable and transparent about all The Willows had to offer us. When we moved in our first weekend the heat went out; but, Justin and the rest of the maintenance team were just a phone call away, responded immediately and dropped everything to get to us on a Sunday and help fix our HVAC! We had to call him twice that day and he was so quick to respond and come assist us, all the while helping us with a smile on his face. Great location, quiet neighbors and neighborhood, plenty of parking, mailbox right outside apartment, updated kitchen appliances and bathrooms, new floors and great lighting, included security system, plenty of storage space, and quant little fireplace! The office staff is always incredibly kind, always available, and always seek my family and I out to make sure all of our needs are met. They even know our dogs name and give her treats in the office! We couldn't have had a better experience and we're so glad we chose The Willows! 10/10 would recommend!

The staff was so professional and helpful. I truly lucked out as we needed/wanted a 2 bedroom, 2 bath and there was only 1 open and it was immediate move in. We grabbed the keys July 1st and have been so happy living here. The location is nice, right beside Oxmoor Mall off of Shelbyville Rd and across from the newly developed Top Golf. The Club House/office is so pretty with super nice decor, a great Quills coffee bar, a wine bar, pool table, shuffle board, TV's and more. The pool is salt water which is so nice and there are several cabanas which are first come first serve. The backside has a wooded area/creek with hammocks, firepits and more. The kitchen is huge and I love the giant island. If you are looking for a luxury apartment, this one is top notch.

I'm on my third lease with Upton and couldn't be happier with the location, management, amenities, and above all...culture and community! Most apartment communities showcase a ton of amenities, but then fall short on execution, especially once they've been open for awhile. Upton keeps everything working and spotless...and in addition to the regular amenities (pool, gym, dog park, espresso/coffee machine, etc.) the resident events (Wine Down Wednesdays, Top Golf Wednesdays, polo matches, concert series, food trucks, etc.) create a literal dream for any renter. Upton Oxmoor never ceases to amaze me with their never-ending social calendar, friendly community, and pristine grounds. A+++ for Upton, even after all these years.

Updating to say I am now at 16 maintenance requests in 1 month. I am told there are 100 requests…read moreahead of min, which tells me I am not the only one having issues. So I have previously posted a review about my move in which was terrible. After that they offered me a transfer to a much smaller apartment at the price but that had critical aspects I wanted in an apartment. Oh, but could I remove the review? I told them I would see what happened. I was supposed to get the new apartment 8/18 and was told it would be a no cost move. Then I was told I needed a new deposit and a needed to pay the rent for the new place early. Oh and it wouldn't be ready until 8/25. Which is what happened with this apartment. So then my roommate writes a review about his in another site. And oh hurrah! They are letting me out of my lease.... But first they ask me to sign a move out saying I remain responsible for my 2 months notice payment. Nope. I tell them before I sign anything I need them to also release me. When they give me the release it says I can't write a review about my stay here. Don't know what I am going to do. I guess that is one way to keep all positive reviews! They are nice until you expect them to follow through at which point they are not nice at all. Issues list below: 1. Unit was not as promised. I should have insisted on seeing the actual unit, but I was moving from a distance away and trusted Patrick. 2. First move-in date changed at the last minute so I had to reschedule movers and moving help. 3. Moved in around the guy fixing the AC and the guy putting in lights. AC didn't work for several days so I had to make due with a portable in one room only. 4. Garbage disposal was clogged with metal???? Man fixing the light accused me of breaking it. I had literally been in the place for 10 minutes. Fixed it myself. 5. Blinds in MB broke in half the first time I opened them 6. Bathtub in Master wouldn't hold water. Was "fixed" but still doesn't work. 7. Water heater does not produce enough hot water to fill a bath tub 8. Vertical blinds help together with Scotch tape and covered in paint. ""Fixed", but the slats now fall off when you open them. 9. Patio door did not lock. 10. GB window will not stay open. "Fixed" but still won't stay open. Windows are also old and leak. 11. Guest BR screen does not fit properly and falls out when window is open. 12. Dryer went had a hole in it so vented it into the house. When I pulled it out I found half a load of someone else's clothes, mold and filth under the dryer. EWWWW 13. The stove has no vent despite the microwave having a vent setting. It does not draw air. 14. A few weeks after the Aircon was fixed it started dripping and needed to be fixed again.17. MB is supposed to be fixed but still doesn't hold water. Staff has told me it there will ALWAYS be problems but what is important is that they FIX them... Except I am on my 16th maintenance request in a month. And the fixes don't always fix anything.

I would highly recommend not living here. I can finally write this review since I moved out, Yeah!…read more Biggest issue worth addressing: Stink bug and ant infestation. It's bad, they're everywhere. Stairways, grass, and in my home. For 13 months, spring fall and winter, there was stink bugs in my apartment. This is something I reported to property management several times and continued to face the entire time I lived there. THEY DIDNT DO ANYTHING TO HELP. Stink bugs would get in through cracks in the cheaply insulated doors and windows. On average, I killed about 5 stink bugs a day in my apartment. Then when the stink bugs stopped around the hotter temps of summer, we had an ant infestation. I LIVED ON THE FOURTH FLOOR, NO WHERE IS SAFE. My neighbors and I had to put cinnamon on our door steps to try and mediate the problem, but they also got through the cracks of the cheap door and into my cat's food bowl :(. Secondly, disgusting neighboring tenants. My neighbor, also notoriously known in the community for parking in two spots and never being towed, would make her dog use the restroom on the balcony and leave it there for months!! Piles of dog poop collecting on the balcony, urination on the bannister. Yet, the property management complains about a flag hanging on my railing and not this? (photos included) Third, I provided a notice to vacate via email, which is legally considered written proof and followed requirements in my lease and they confirmed back with confirmation of my intent to move at the end of my lease... 4 months later because I didn't fill out a notice to vacate form (which is not even stated in the lease) they billed me for another month of rent at the end of my lease and claimed my lease was legally being extended because i didn't provide a notice to vacate. So if you are considering moving here, do not forget to fill out a notice to vacate form of your move out day 60 days in advance even if your lease is a set timeframe. I tried to make my case that what they were doing was wrong but they said they wouldn't handle anything unless it was in court. I dealt with electrical issues in my kitchen the entire time i lived there. Outlets randomly not working and lights flickering in the kitchen. Trash service notoriously not picking up trash!!! Being billed at least $50 a month for amenities but the club house not being accessible 24/7 is ridiculous. especially with it only being available M-F, 9-5 when most people work. AND majority of the time their snacks and drinks that are not complementary, but are part of the billing, are usually not even stocked. Property has not correctly uploaded addresses and mapping of property buildings to map applications. So very frequently, my friends would not know what building to park at and my packages were delivered to the wrong buildings. The neighbor who forces her dog to use the bathroom on her balcony would keep my mail as we had the same unit number and neighboring buildings... even though my correct name and address would be on the packages she wouldn't return them or give them to property management. I only found out it was her withholding and stealing my packages because Amazon's delivery confirmation photos showed her door mat. (that's the community you'd be moving into, bad people). I asked property managements help in getting my packages back and i was brushed off by the front office, given no assistance, and had to leave a letter on the neighbor's door begging her to return my packages to the correct address on the mail. She only gave back two boxes and kept everything else that had been wrongly delivered to her. The pool has ridiculous hours! Also LOTS of sweat bees by the pool. And the gym never restocks water supply. We did have radon testing done on the property which was very frustrating to handle, maintenance requesting 48-hour time frames to visit. And then we tested POSITIVE so there was also the infuriating experience of them installing the treatment. Also the realization that I had been exposed to radon in my apartment for the last five months... The location of the property exports to Westport, if you are not familiar with this area, let me just say that it is the absolute worst commute to experience during rush hour, from either direction! Something else extremely important and worth mentioning: failure to uphold to propane storage safety. A big perk I utilized on the property was the free propane grills. Great idea until every time I would consider using it, i'd find the tank's valve completely open and the control knobs on! This happened at least 5 times, so evidently there is high risk of gas leak and fire with this bad property management. There's a lot of other great apartment properties just down the street form this one that Id highly recommend!

The location is convenient, with…read morequick and easy access to the Watterson, the finishes on the apartments are up-to-date (granite countertops and stainless steel appliances), the amenities are lovely (the saltwater pool feels amazing!), and the staff is excellent, from the leasing agents to management to maintenance (even replacing my dishwasher promptly when a part broke). I would often pass through the clubhouse to grab an afternoon coffee and they were always friendly. Anytime I had a question they promptly got me an answer and maintenance concerns were taken care of the same day. I took off one star for some small stuff that would be easy to fix: -The HVAC in the units is very loud, and my bedroom was right next to it. You could hear it cycle on and off and it was very loud when blowing, especially at night. -Water pressure was really puny in the shower, and I had to spend about twice as long rinsing my hair as I usually do because of it. -The water heater didn't get water as hot as I liked, and would often run out of hot water by the time one person took a shower. If two people took a shower at the same time, someone would get cold water! -Finally, I wish that the cardio equipment in the gym had TVs on them or in front of them. I can tell others did too because I would often see that they had moved equipment to face the TVs, and signs were even taped to the equipment telling residents not to move it. Overall, I would recommend this place. I moved when my roommate wanted to move out and wish I hadn't -- would love to be looking forward to another season in that great pool!
