My mom sold her condo last month. She gave them all of the paperwork to prove that she no longer owns the unit. They charged her for another month of service. I tried to help her by going into the office on a Friday. They were closed. I called them on Monday. It states on line that they open at 8:30 am. This company has the chokehold on every downtown Orlando high rise condo association- and it isn't because they are good! This company has a great website that answers to many of the widely known complaints of association and answers those. Upon hiring them, justifiably the community is excited for the "new chapter" "fresh start" for what is about to come of their community. The management takes full advantage of this period sinking the hook deeper. They work to move banking and insurance to their subsidiary FS financial, they work to move building documents to their proprietary software, any key employees at the building prior to their "take over" are asked to resign and come work for FS, signing a 2 year non-compete or face the possibility of being fired. Yes so if you would fire FS you couldn't keep your key people. They have terrible and inexperienced employees who are incapable of bringing together a community, a regional manager who is absolutely hands off. They keep dirty books and bad accounting records. They have no comprehension of financial documents. They take data from official records - bank statements etc and transfer them to their own balance sheet disguising deceptive and bad behavior . Our building transitioned from another management company to FSR last year. During the transition, FSR sent out a single email regarding setting up a new payment method for HOA dues. We missed that email and as a result, did not realize that our automated payment for our HOA dues no longer worked. Instead of reaching out to us to inform us that we were late on dues, FSR decided that it was okay to just let us rack up late fees, month after month. When we finally realized what was going on, it took us nearly 6 weeks to sort out and we still had to pay for the late fees. If your HOA is contemplating switching to FSR, I strongly suggest that you protest that decision - please show them all the 1 star Yelp reviews. FirstService has consistently shown itself to be unprofessional, unreliable, and unresponsive. We have been in a multi-month, back and forth email chain with them to obtain new pool keys since one of them never worked, and the other was damaged. They continually ask for the number of the corresponding pool key card, even though we have sent it to them three times. Their response is either non-existent, or "we are looking into it." I have called the office three times and left a voicemail, but have never received a callback. It's mind-boggling that such a simple request cannot be fulfilled. I advise any community to stay away from this company. June 20th 2020 UPDATE- it has now been over a year since our initial request. We received a pool keycard in the mail a few days ago and to no one's surprise, it does not work. Over the past year, this issue has been pushed up to multiple people, including a corporate executive who told me she had to pass on the issue to yet another person because she did not have access to the information. This review is in regards to the newly built Lennar development located off Marina Mill on 15th ave. In Fort Lauderdale. Lennar has contracted First Residential to manage this town home community. The Property Manager May Galan rarely returns her phone calls. It takes her on average five days before your emails get a response. This is poorly managed for a brand new community. The landscaping is horrible, the grass is burnt in most areas, the roads have not been paved even though construction is no longer on the property, the place is need need of mulch, there are broken fences, the palm trees need to be pruned away from the homes, the streets have trash all over from the landscapers blowing it in the corner. Some of the homes have termites to which the Management company is not responding to. If you are thinking of hiring First Residential for single or multi-family management please think twice. It took a few torturous weeks waiting for a FS Residential Manager to call me. After waiting I started calling. The person on the phone kept saying he was elevating my case. There was a 48 hour wait between going to a higher person. FINALLY a Manager called me. They will provide an email and they respond quickly. The manager was in constant contact with me. My advice is to discover your manager and get his/her email and start a rapport before you need them. My advice to them is they should have a web site that allows FSR and residents to track cases. My attorned and I please a case that the home was sold to us with wood floors and did not have a violation when purchased, why will we have to consume one now? FRS has changed for the worse. I wish I could give 0 stars. I've lived in 5 buildings managed with FRS and had 4 amazing experiences. What they are doing in the building I live in to take care of my grandmother for is abuse, harassment and if you have to ask my opinion a clear fraudulent misallocation of funds. I have personally told JP, the manager everyone wants out that I am aware of something fishy going on and he has harassed me since I've been here with malicious threats, falsified information regarding offenses and does not understand who he is messing with. I'm sure FRS is still okay, but the fact that this man has been robbing us with special assessments, manipulating the board, taking advantage of the fact that they are all over 70 and abusing younger residents like myself. Seller prepaid monthly fees in advance as they thought they would reside here, didn't and sold home. First Svces charged an estoppel fee of $250 and showed a balance due Seller of $1956. First Svces has not refunded and gives the Seller the run around, must send to somebody else, approved but then need another approval, etc. Whole transaction brings to mind past problems, look up Sutter-Nugent and Flagler Title past frauds. They have not refunded our excess payments - they owe us almost $500 and after repeated requests to return our money they have refused to do so. They admit the money is ours and that a mistake in billing was made.
