    You've probably heard the anecdotes about slimy or terrible realtors. Here's a great one for you…read moreand why you should NEVER work with Shorewest - whether you're on the sell or the buy side. Moreover, NEVER work with Shawn Roth, regardless of what realty company she ends up at. My girlfriend and I tried to buy a house in Summit / Oconomowoc in June 2021. Condition report looked good, house was nice and on the high end in a really great neighborhood. That is where the good news ended. Omitted from the condition report were the numerous issues the inspector found (which they illegally never added to the condition report after the sale fell through). During the inspection, my realtor called Shawn to ask her some questions as we went through the house. Her response upon answering "Oh, you are SO lucky you caught me. I happened to be at a red light so I decided to pick up for you. Can you believe I have to work in this terrible weather? [it was drizzling lightly] Well anyway, what do you want?" It was the most 'holier than thou' tone and word choice I've ever heard someone use when conducting business with a customer. It continues. The inspector and I found that essentially nothing in the house was ever maintained and all the mechanicals needed to be replaced. Ok, no worries since we have the inspection contingency, we can work through concessions or repairs. Nope. First, my realtor locked the house when we left. Normal thing to do. Evidently the seller didn't bring their keys when they left the house. No instructions to not lock the door were given to my realtor, so the sellers were locked out. Shawn called my realtor screaming at him for how he could be so careless as to lock them out of their own house and demanded he pay for a locksmith for them to get them back in. He even apologized and said he'd cover half, but she'd have to take some responsibility. You can probably guess how that went over. When we sent the inspection items over, Shawn had to review all asks or concessions for 24 hours before showing the seller and challenged each and every one asking how I could've come to such numbers despite including Home Depot links for material prices and including contractor estimates for HVAC and electrical work. We couldn't get a plumber in to assess the well and septic, and asked for the service records. First, Shawn told us that the sellers couldn't find the records, but to trust they had them. When we pushed harder to get the records, she told us to get an attorney because they're not sharing. It's Wisconsin law to share and disclose that information. Shawn had the sellers reject the inspection contingency asks outright - no repairs, no concessions on price, but the house was not advertised "as is" and we had inspection contingency in the contract. So we moved to cancel the contract and walk away, save for the several hundred dollars for inspections that were evidently in vain. Shawn then sent back a mutual cancellation and release for my earnest money to be dispersed to the sellers. When I made the offer, I had been intent on buying the house and put 1% down in earnest - or $6,750. Not small change. This was unacceptable. So I asked for my money back. I was again told to get a lawyer. It took over 3 weeks after cancellation and getting an attorney to send a demand letter to Shorewest to finally get my money back. All the while, the contract was technically still in effect, however she put the house as back on the market while holding my money. Then they got another offer and went contingent - still while holding my money, which is also illegal as they were under contract with me without secondary offers allowed. It gets better. My realtor pulled the condition report for the house after it went contingent. NEVER UPDATED TO REFLECT WHAT WAS IN THE INSPECTION - also illegal. How many laws you can break in 1 real estate contract is beyond me. How Shorewest is able to operate to sell and buy real estate in the State of Wisconsin and how Shawn Roth is not only still a licensed realtor but the associate VP of the company speaks volumes to their lack of business ethics or lack of compliance to the law. I feel for the new buyers of 923 Burr Oak Ln, Oconomowoc, WI. Best of luck to you dealing with the many many issues Shawn Roth, Shorewest, and the sellers of that property have left you with. Do yourself a grand favor and if you see either Shorewest or Shawn Roth listed on a property, stay away. However nice the house may seem, it's just not worth your time, money, or aggravation. We've reported her to the ethics bureau for real estate and to MLS for how this transaction was handled. I will be posting this on several social media outlets for others to see and hopefully get the message out further. Feel free to share my story with other friends, family, and potential real estate buyers/sellers.
