The O'Keeffe team assisted us buying a home in the Newtown area in December 2024. We were moving from North Jersey and Mary Ann did an amazing job with educating us on the different areas of Bucks county that would fit our family's needs. Mary Ann's expertise calculating the value of homes and excellent negotiation skills allowed us to get an amazing deal on purchasing a home in Newtown significantly under asking price. Prior to putting in the offer, she helped us calculate how much the renovations of the house would cost and the potential future value of the home after those renovations to determine if the real estate purchase made sense for our family. The O'Keeffe's teams negotiation skills were on fully display with assisting us deal with some challenges from the sellers side on closing day. Their negotiation skills allowed us to secure the home and receive some credits from the sellers. After we closed on the house, the O'Keeffe team provided us with numerous great recommendations, such as, contractors and fencing companies. This information was invaluable to us since we were moving from out of state to the Bucks county area. We selected one of Mary Ann's contractor recommendations to turn our home into our dream home and that contractor has been amazing and within our budget. Her walking near you creates a real emergency as she is not ethical.She falsely set up my living room to make people believe I ran a therapy office in it,and trashed my kitchen by leaving 3 of her nasty barstools. The garbage she uses to stage homes is terrifying.She broke into my home with a credit card, and used personal information to hurt us. She caused electrical problems during a home inspection to sabotage the sale of my home. I had to work very hard to ensure fair treatment of potential buyers. She left lock boxes on my property long after it was under contract, and lets other agents walk in without my knowledge. She is the WORST of realtors and in PA that is a tall pile.

    I met Kelly Cummings at an open house where she was representing the seller. While the house wasn't…read morethe right fit for me, I could see how dedicated she was to her client and I was very impressed by her ambition and enthusiasm. I thought if I wasn't already working with a realtor, I'd work with Kelly. A year later, after feeling unheard, unhelped and pressured by my previous realtor, I needed to find someone new to work with. I still remembered Kelly from that one open house and looked up reviews on her. They were all glowing and included stories of her going above and beyond for her clients, so I figured my initial impression was accurate and I reached out to her. House hunting became a completely different experience for me! Kelly responded to my emails and texts immediately and would get me into the homes I wanted to see that same day. I told Kelly I was looking for my forever home and that this was the biggest purchase of my life. I told her I had been looking for a while already and I was determined to find exactly what I wanted. As a month-to-month renter, timing wasn't an issue for me, and Kelly was understanding that I'd probably be around for a while and she also didn't want me to settle on anything less than perfect. Viewing houses with her felt more like being with a close relative than with a sales person. She would point out flaws of the house, state if she felt it was overpriced, noted damage or issues that I wouldn't have otherwise noticed but she knew to look for due to her experience, etc. Her honesty made me very trusting of her and comfortable to talk about my pros and cons with her, whereas with my first realtor I'd wait until I got away from her to tell my boyfriend my real thoughts. House hunting with Kelly was so enjoyable. Kelly went above and beyond so many times. There was a neighborhood I loved and when I saw a house in it with a for sale sign but no online listing, I asked Kelly if she'd heard anything about it. She didn't have any additional information, so she actually went and knocked on their door to see what was going on and if they were selling or not. I was shocked to find out how quickly and proactively she got me an answer. When I told her that, she told me about another client who loved a certain neighborhood and she left flyers with each home saying if they are thinking about moving to let her know. When I found the home I ended up purchasing, I was upset that I couldn't view it the day it was listed since houses were selling in 24-48 hours. She spoke with the seller's realtor and ensured that no offers would be considered until I was able to get in to see it. Then before putting in my offer, she found out what was important to the sellers (money, time, etc.) so that my offer could be catered to their needs and boost my chances of my offer being accepted. Kelly's ambition to get answers and results was incredible. As a first time homebuyer, I didn't realize just how much I'd be leaning on her AFTER finding the house I wanted. It's a little embarrassing to admit, but I thought the realtor would show me the houses I wanted, explain some paperwork and we'd be done. This was not the case. There were so many more steps involved and room for error and stress from all of the other companies involved in the home buying experience. All of these other companies failed me. When the title company wasn't doing their part or when the mortgage company was giving me wrong numbers, Kelly would persistently call, email and even show up at their offices to make sure it was all fixed that day so we could move on and close on time. She was the only person I felt was on my side and wasn't viewing me as just another number. She was as passionate about and dedicated to my home buying process as I was. I called, emailed and texted her constantly and she always responded immediately and remained friendly, open and honest with me. She would reassure me that everything was going to go okay and that she would take care of it. She took a good portion of the stress off of me by handling everything behind the scenes and sending me updates each time so I never felt out of the loop. When she'd forward me her emails, I was always appreciative that when she needed to, she'd use a firm tone with anyone not doing their part. She would tell them - not ask them - that they'd have to correct their mistakes that day, and then they would. I don't think I would have closed on my house on time if Kelly hadn't been there giving everyone the kick in the butt they needed on a regular basis. After initially starting with a bad realtor who made the process miserable, it was such a relief to find Kelly Cummings. I can't say enough good things about her drive, dedication to each client, and overall attitude. After a year and a half of looking, Kelly helped me get my dream home and I couldn't be more grateful that she was the person there to help me through the process and get me into my dream home.
