Pebbleshire Apartments in Vernon Hills is a great place to live…read more It's 1am and I'm tired so this review isn't going to be the best as far as grammar goes, but it is long overdue and the only reason it has taken me so long to leave the review is b/c I've been so busy with work & school. I lived here at the 930 complex from April '14 to April '15 and I'll give it a 5/5 star for many reasons, I'll list some here below but I won't lie if I say this is all that's good about the place or "bad": -Lisa is an amazing property manager. She is very open to working with you and makes sure all of the details within the contract are spelled out very easily and in great detail. -If there is ever anything that needs fixing, as a tenant it's obvious you need to bring this up and Lisa is one of the quickest responders I've seen in a landlord. -Any issues with maintenance are taken care of very quickly, obviously within a reasonable time constraint, but if there is an emergency the best man on the ground, Mario, is always happy to come help! - Miss this guy a lot, he is hands down nicest maintenance guy I have met. To me he isn't a regular maintenance guy by any means. He takes pride in Pebbleshire's complex and goes out of his way to make sure your living is up to par. -The price is reasonable for the area as well. Make sure you know how to budget though, it is an apartment and you don't want to be late! If you are late though, Lisa will do her best to work with you, however if you get a notice of possible eviction, well then it's most likely because you failed to meet your end of the bargain. As I mentioned before, she lays out the details of the contract in as black & white, crystal clear as possible, but she is a great person and very understanding property manager. - I really liked that it was very close to the metra for trips to the city -A trail to go running is right across the street that leads to a park, a basketball court and a playground for kids -There is a lot of parking available and your guests can park for free in the "guest" designated area which is awesome. -Appliances are fairly new and I had a new carpeted bedroom which was awesome. -It is near the mall, target, taco bell, burger king, fresh garden market, hwy 83, korean bbq, Walmart, a ton of other shopping areas, but it is nicely tucked into a neighborhood so you don't feel like you are living out on any busy roads. If you have questions and want to ask a recent tenet please feel free, but you might as well go and visit Lisa and have Mario show you around otherwise you will never understand what I mean when I say they are truly the nicest people.... in all honesty, I don't understand why there are some snobby landlords out there, especially those related to apartment associations, they don't treat tenants as people who are trying to find a place to call home, but pebbleshire, you make it your home and they let you. -Cheers!!!!!!!

Rent it way too high for these tiny apartments and being forced to listen to your neighbors. In response to management's comment below, I wish someone had told me about the music and noise issue before I had moved in, even though I asked Isabelle specifically about it when I toured. I'd love to go to bed right now at 10:30pm but I can't with the bass bumping through the wall.

First off, when you first get approved and are able to check out the demo apartment you will probably love it and what not, but that's not what you're getting though. The demo shows the upgraded units however you may not get one as they are occupied.so why show something that isn't even the actual unit one will be getting? When you move in you have a checklist to fill out with any details or damages you may see or find but that's just to let them know about them. When you have an issue, whether is a closet door not closing or jamming you call maintenance but all they do is just literally lift the door and that's it. The issue comes back the same day. Issues "fixed" are not permanent just temporary. Is this what you want? Also the air vents are letting a lot of air escape therefore not flowing properly upstairs. Who installs an air vent right by the entry door?? Of course you're gonna be letting all the cold air out every time the door opens.just terrible planning when they made the units. Additionally you may need a lot of lamps as there is only 3 light fixtures on the whole apartment not including the two bathrooms lights. The closets do have lights but they are not bright and location of lights are bad. On the snowy days, maintenance don't even start plowing until after 8am, most people leave for work earlier than that and the whole parking lot is just an iceberg, I've seen people fall due to the area not getting plowed. Almost as if maintenance wakes up late for work. The headache to just get a response from the office is crazy. 3 girls in the office and only one of them knows her stuff. This place is great with young people that are just trying to get into renting. The maintenance crew is super friendly and will help you 24/7

Then it only got worse from there when they refuse to fix appliances , replace appliances , and when they had to replace my entire bathroom floor in both upstairs bathrooms and replace the toilets and the showers . They also had to take out the fireplace and close it up while I was living there , after using the fireplace as a selling point . Then the pool that they always use as the main reason that you should pay so try Community fees and rent is almost always dirty , under maintenance, or closed . Then even if your heat goes off 28 times and one night they won't replace your furnace for 2 years and you'll freeze every night for 2 Winters. Then they will try to charge you for carpet and paint when you leave , even though the county there and requires the repaint after every tenant and replace the carpet every 4 years , and if the carpet was almost black even though it was beige when you move in , it is in need of replacement if you have been there almost 3 years . So once again illegal charges harassment and filth .

We've been in our apartment for nearly a year now, and have really enjoyed being here! The apartment is spacious and gorgeously appointed. I love that I have a gas stove! There are plenty of windows for natural lighting, high ceilings, and the den is the perfect playroom for our toddler son. We've met some great people living here, too! From our neighbors to the team (office and maintenance alike) -- everybody is great! I've been especially impressed with the office team. We are always notified if we have a package or they'll just leave them inside the apartment - huge plus when I get home after office hours! I've spoken with the Property Manager on several occasions, and she has been so courteous, polite and professional even when I felt like a question or request was petty/silly. Questions are answered quickly, and any minor issue has always been resolved within a matter of hours (such as an issue with our shower). Another huge plus, living right next to the Commons! Everything we need is within walking distance, which is great in the summer when we want to get outside. We were only able to take advantage of the pool a few times last summer, but it was never over crowded and always the perfect temperature. The fitness room is perfectly adequate for what we need. I read some of the other reviews and was a bit surprised about the negative comments. My guess for people who said their rent was increased mid-lease is that they didn't understand how their concession would be applied/didn't pay attention when it was explained to them. I really can't say enough good things about the community. The buildings and apartments are beautiful. The only thing I wished it had was a play area for kids. I'd definitely recommend AS to anybody searching for a home in the area!

It's mostly about your money…read more I lived here for 3 years and here's my honest feedback. Good Things: 1. Location - close to Metra, Jewel and downtown Arlington Heights. Lot of restaurants to choose from. This is what you're mostly paying for. 2. Quick maintenance - I only faced minor issues with the apartment that was promptly resolved by the maintenance staff. 3. Social events - The management organize events (free pizza, stream big games) for those who want to socialize. Bad Things: 1. Only heating or cooling - The building can only heat or cool, not both. So when the weather is changing, this can be very inconvenient especially if you're working from home. 2. Paper thin walls - You can hear EVERYTHING your neighbor does. I'll leave it at that. 3. Not the most helpful staff - Yes, the staff are friendly but that's unless you have a real problem. My mail got lost twice and the staff did nothing to help. They basically put their hands up saying check with USPS, while USPS said check with your building. Staff said they would ask the mailman and follow up, but nothing like that happened. 4. Moving out charges - I had to relocate for work and broke my lease about 2.5 months early. I did the exact same thing when I relocated from Philly to Arlington Heights 3 years ago. The difference? Hancock took all the rent despite me not being there + a ridiculous cleaning feeing fee. How much did I pay for the other relocation you ask? $0! The rental agency in Philly asked me to find another tenant and would only charge me for the time that the apartment was empty. Fair enough. Hancock offered nothing of the sort, just wanted the money and that's it. I'm ok with paying the rent money because I signed a lease but if they cared even a little bit about their tenants, couldn't they just have taken the cleaning fee from the rent when I wasn't even in the apartment? So yeah, they just want your money. 5. Rent & lease term - Only keeps going up and gets longer. Don't expect any friend prices here.

I've always appreciated the amenities like 24-hour fitness facility, 2 pools, the dog park, and more! The maintenance and repair team is always responsive and respectful! They do annual maintenance for you which gives me a peace of mind about my living space! The location is amazing- near great food, shopping, and outdoor recreation fun! Perfect location. The apartments themselves are great! Modern and updated! In unit washer and dryer! Jennifer and Natalia have both been here during my whole 6 years and they're both wonderful! Of course the visitors have more privileges than a resident when you are paying for 2200 a month for rent. I talked to the manager and wasn't helpful at all, she was just saying that this is the policy, residents can bring as much of visitors as they want (and take the free parking spaces). Not going to live here once the lease expires, not worth it.
