    Graffiti swastika on 1901 Richmond Ave

    Horrible customer service. I called to report a swastika on the side of their building at 1901 Richmond and was dismissed and hung up on by a woman at the Montrose office. Extremely rude, and speaks to their lack of care and urgency to remove the hate symbol. Luckily my report to the city was taken more seriously. Hope to see the symbol removed quickly as I pass this building on a daily basis.

    FROM THE LEAK IT WAS NONSTOP (FRI-MON)

    On March 28, 2025, I called the office here at Riverbrook Apts spoke with Henry Gomez to complain about a water leak which was in my hallway, living room and kitchen. Maintenance came out and said it was the pipe outside and it was fixed. I asked the maintenance Victor and Henry Gomez if they had anything to clean up the water, they told me they didn't have anything. As time went by it got worse! Office was closed by then so I called the 24-hour maintenance spoke with Rudy and he said someone will come check it out. All weekend my family and I were uncomfortable, I spent money renting a wet/dry vacuum and buying food because it wasn't sanitary to cook my kids even got sick as well as my company. That Monday March 31, 2025, I went to the office and asked the manger Vania to come check it out and she got it fixed which was the water heater. I spoke with a lady named Star Epps (Director-Operation) just to ask if I can get reimbursement due to money I didn't have. I even told her I could send all the receipts, and she said no she didn't want them. She wasn't trying to hear what I had to say. She said I should have turned off the valve on the water heater (Like I'm Supposed To Know What To Do Or The Problem At The Time) (WHERE THE HEATER IS Sealed Off Due To Mice's Coming In and Out) She basically says it's my fault and I need to have rental insurance when it was on them because they said it was fixed. Star Epps was rude for her to even treat tenants like that is sad. For her to be Director-Operation she wasn't concerned about my situation. I'm a single mother trying to make it for myself and my kids. I thought speaking with the main office my mind would have been at peace from what we went through and all she cared about was rent and not my family and I well-being. I have no problem paying my rent, this is just a minor setback from the funds I spent over that weekend. I pray no one else goes through what my family and I went through. *WILL NOT ALLOWED ME TO ATTACH VIDEOS*

    unless you like living in squalor with rats and rotten building don't recommend this company buyer beware. Instead of fixing the roof they just kept patching to roof. You can see how rotten the ceiling is

    I've lived at fat property for the last 6 months in a great little unit, so when a bigger unit opened up I jumped at it. Si a new longer lease without any hesitation. The office staff "Abbi" and "Sarah" couldn't have been nicer to help make the transition happen. The maintenance team also jumped in to help make the move easy. Thank you all so much.....unit 9

    I live at 6215 Tietwester st. This complex is trash. I been here since 12/14/18, I never lived in the hood and my first experience is the worst. Complex has no heat, infested with roaches, been to er twice to have roaches removed from right ear. (Informed Jordan Mills nothing ever done) ms.mills provided me with roach traps and a small can of defog spray. I got robbed going into my apartment, threaten to move or something worst would happen to me. Reported to property manager after paying rent and inspection of my apartment she said I cant transfer never took place 3 months ago. Cabinets full of mold where painted to cover mold has gotten worst. I've taken pictures, and I complained every month, promised each month that things would be done, not once has anything been done. bathtub was painted with wall paint,(had to pay for resurfacing myself) to even take a bath. replaced a sink in bathroom in Feb, but maintenance refused to come and fix big hole left behind, (cats have been found under the sink) theres mold from where they REMOVED the old sink still there. I stressed to Ms. Mills how important these issues were because I gave her my health status to know the importance of why it was important. She blew me off and treated me as nothing. I really trusted her when I first came. But has been treated as nothing. Never came to repaint the walls. I dont sleep there at night because I'm afraid something will happen to me. I got jumped on last weekend by dudes selling drugs that I was suppose to move and still here. Spoke with Ms. Mills to tell her of safety please get me out. (Again nothing) I expressed my concerns and by Texas law I shouldve been gone. It's about money to this company. After taking me to court to pay rent I was told they would transfer me in10 days, I went by there everyday after the 10th day I went back and asked was it ready (they replied no maintenance help) They need another week, (again went by nothing done) now they need another week. I so over it that I'm taking them to court and serving papers. I shouldn't have to tell my health issues to get things done. Then push to the side with no cares. Very disappointed because Ms. Mills knows about other companies and know the effect that can infect my health. Treat as if I dont have rights. I wont allow you to treat me this way my health and safety is always 1st. All I want is to move out and my deposit back to move. I'm sick of the run around and i can keep living in fear to go home at night cause I'm not allow cause I'm gay. Treated like i dont matter. I kept every text between Ms. Mills and I kept from day 1 as well as videos and pictures now morning brings the next step I have to take.

    I used the "Projects" section of Yelp to help me find a move-out cleaner and Management of ICON…read morereached out very quickly. They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

I had to take the matter to court to defend my rights. Once the case was filed, they quickly tried to reach a settlement and return my money, which says a lot about the situation. It was a stressful and unnecessary process that could have been avoided if they had acted fairly from the beginning.     Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

As a realtor, I repeatedly questioned the increases because the property simply wasn't worth what they were asking. Eventually, the gap between the rent and the actual market value became too large, so we moved out. Then came the move-out charges. They attempted to bill us for items that were clearly the landlord's responsibility, which felt less like property management and more like a scavenger hunt for extra fees. The best part? It turns out we were right. After we left, the property sat on the market for nearly a year. The rent had to be reduced over and over until it was close to the rate we originally leased it for. That's a long and expensive vacancy to prove a point. If you're a property owner, I'd think twice before taking pricing advice from a company that would rather let a property sit empty for months than admit they overpriced it. If you're a tenant, be prepared for annual rent hikes and a move-out process that may leave you defending charges that shouldn't have been yours in the first place.

We scheduled a tour for 4:00 p.m. on Saturday, 14 June and was genuinely excited about making Fairmont Museum District our next home. Five minutes before the appointment, the leasing rep called to say an earlier visitor had arrived late (30 mins late) and asked us to wait "about 15 minutes" in the lobby. We agreed and arrived promptly. Unfortunately, after waiting until 4:15 p.m.--with no sign of the rep and no response to our call--I had to leave. The representative called back roughly at 4:30 p.m. with an apology, but by then our afternoon plans were disrupted and the opportunity to see the community was gone. I emailed management that evening to explain what happened and to give them a chance to address the issue. More than a week later, I have received no reply whatsoever. The combination of: -poor appointment prioritization (on-time visitors were bumped for someone who was 30 minutes late), -lack of real-time updates while I waited, and -complete radio silence after I submitted a detailed complaint speaks volumes about the property's customer service. If this is how prospective residents are treated, I can only imagine how existing tenants fare when something goes wrong. I ended up looking elsewhere. Disappointing experience all around.
