Sellers beware! 0 stars! It's long review but please read it so you know what this company does to…read morepeople. I had originally left a good review, it's now deleted. They are very manipulative especially with the elderly. Her home is nice and structurely sound passed every inspection and has lots of land. They signed the contract, did the 10 day due diligence. She was more than accommodating to these people. Allowing walk throughs with a few hour notice. One said they'd be there at 3pm didnt show up till 6pm. She heard nothing back after the due diligence ended September 28th. According to THERE contract everything was set in stone after the due diligence ended and they were to close on October 8th. So she called Heather the coordinator on September 29th to get the info for the title company to move forward for the closing scheduled to happen about a week later. Heather danced around the question said she'd call back but no calls back till 6 days before the closing date on October 2nd at 6pm on a Friday, how convenient. Connor was the one who called mind you 4 days after there chance to back out or lower had passed per the contract. He said that the owner didn't want it because it was "wetlands" its not. We went straight to the town who also said its not wetlands its zoned as residential /farm. So when that didnt work Connor calls back again now they want to try to lower the price you know the good old bait and switch. So we tried to ask him how the owner can breach his own contract and why he didn't do this during the due diligence. He talked over us and danced around the questions. So then he calls her today saying that they want to lower the price by 50k! That's insane she was already taking a big loss because she was desperate. The property was evaluated at 250k more than there offer. They used her desperation against her. My mom thought she was safe after it ended because unfortunately she trusted them. So she started making more deposits on her new place and getting land ready which she is now struggling to keep. This company does not even follow there own contracts! They know the people coming to them are in a tough spot and financially cant fight them in court. They use that to there advantage. My mom was mislead by the reviews on this page and also by Connor and Sean. They both pretended to care told her what she wanted to hear. Connor, manipulating her with comments like "99% the price won't change" and "if the investors didn't want it the owner did" turns out that was not true. Please save yourself the stress and disappointment and bealive the negative reviews! I would hate to see someone have to go through what this horrible company did to us. They're a predatory company who pray on you in your worst time in life. They tie up your property so they can try to back you in a corner and offer an outrageously low price. Go to other cash buyers. They tied up the property for weeks knowing her dead line. They sweet talk until its time to pay out. Run from this company as fast as you can! I've spoken to other cash buyers recently told me one red flag was them keeping the supposed "title company" a secret from day one. They said more then likely they were counting on an investor to use there money for the purchase. Which makes sense now because the buyer who came on September 29th, 3 hours late the day after the due diligence ended said IPS cash uses his money to back deals. He said its happened on over 30 house. They never told my mom that they were doing that they told her they were buying it.This company acts like they care and treat people with dignity but the way my elderly mother was treated was not kind or dignified. Shame on you Sean, Connor, Heather, Jenna and Joe T for your bad buisness ethics and manipulation of an old lady who just lost her husband and now a lot of money. I will not allow there condescending responses to sway me or manipulate us anymore. This company needs to be held accountable. * RESPONCE TO THE OWNER You had 10 days you broke your own contract! I have a large following and I will make sure people know how you do buisness. I'll worry about my family and our privacy. You worry about about your bad buisness ethics

The Snyder Realty Group

Now, to be completely accurate here, I didn't even know what The Snyder Group was or that I was…read moredealing with them until it came time for the closing on a new house I just purchased here in the good ol' Granite State. For those who aren't aware, it's a seller's market in the housing industry right now. Seller's market = buyer's nightmare, as house hunting becomes more like hunting for the holy grail. So, what do you do? Well, if you're like me, you desperately turn to Zillow to conduct house searches incessantly into the night. Soon, you run into a young, up and coming realtor hot to get his name and prospects out there so he can eventually write his own ticket before he retires. Next thing you know, you're exchanging names and phone numbers whilst simultaneously comparing housing listings you each saw. You settle on that one house and place a bid. Well, no....at first you don't because your wife wants a double sink. Then, only after you remind her that she'll basically have her own bathroom anyway, you place the bid because your super smart, hot, young realtor caught onto the fact that the agent listing the place for sale apparently didn't post certain documentation which would have otherwise taken it off the market on day 1. In case you couldn't tell, this was basically my entire experience. Closing went fast, considering the fact that I had to sign (and re-sign) 3 trees' worth of papers. Also, the head realtor lady person was late. But, she looked hella busy, so I gave it a pass. What I especially liked was that they gave us door prizes. Gifts...for purchasing a new home. And, lemme tell ya....this isn't my first home purchase. But I damn sure never received a bottle of champagne for my troubles. Almost makes the whole struggle worth it. For 2 months....2 months....we've been between homes. Snyder made sure that wouldn't last much longer, got our paperwork processed, and got us into our new house faster than you can say, "SELL SELL SELL!" All in all, I'd say they dun' good. Especially impressive, when you consider the realtor I was working with this entire time....graduated high school last year. LAST YEAR! I'm old enough to be his dad! Shit, I'm old!! The Snyder Group gets 5 overly enthusiastic real estate agents wet behind the ears with a hunger for success out of 5.
