A WONDERFUL 4 NIGHT STAY Just a few short blocks to the gondola, these condos are perfectly located in historic downtown Telluride. We had a 2 bedroom, 1 bath condo with a kitchen/dining area, living room, mud room, and a balcony overlooking historic buildings. Although on the street, it was quiet and very pleasant. The kitchen had all the utensils, dishes, cooking pots/pans, and glassware possible. The 4 of us said we felt like we were home. It's a very safe area with an elevator and garage parking. Managers Tom and Elaine were there if we needed anything. Highly recommend! read more

As a former Tellurider, staying at the Fall Line is close to being home again. Thanks Tom & Elaine, you are wonderful hosts, and friends! I was there July 12 - 15, 2024 came for an 80th Birthday party, and went to a 2nd one as well. At 82, no longer the skier & hiker of years past, in fact, somewhat disabled. With the undergound parking, elevator and rubber mats for the shower I felt secure. I staid there 2 years ago for the 50th Reunion of the ski area, with 2 friends who came from BC and Michigan. The location was perfect for all that weekends events. The price cannot be beat! A condo with a full kitchen, utinsels, washer drier, great location & wonderful managers for less than most rooms. read more

We recently stayed in unit 202 a two bedroom one bath place. The location is very good about a 3 block walk to the chairlift. Even closer to multiple restaurants and bars. The unit is dated and needs to be redone however it was clean and comfortable for two guys on a ski vacation for a few days and served its purpose plus it was priced lower than most other options. The hottub is not in a great location but it works very well and does the trick after a days skiing. The owner or manager Tom was nice and accommodating to allow us a late checkout. I would consider staying again as long as the price is lower than most other options as we found it to be. read more

The condo was in a great location and large enough. However, it was really needing a makeover and lacked a view unless you like brick walls. Carpet was bad and no air conditioning which was miserable in summer. Leaving windows open was only option and it was LOUD all night. Do not think Hot Tub is really inviting - cage around it and in mid of complex is awkward. Owners are really nice so cannot complain too much but would not have paid more than a Motel for the place. read more

The Fall Line is hands down my favorite place to say in Telluride! Not only are the units inviting and fell like home, it's the friendly and passionate owners that set this place apart! Every time I stay, they make sure to check in every day and are more than happy to give local advice on the best Telluride adventures and places to eat. My husband & I spent the last 2 nights at a Fall Line condo and it was really nice. We had a 2nd floor condo with a nice view of the mountains and town area, plus it was quiet and very clean. We liked the firm mattress and slept great. Fantastic location for walking to everything we needed including the gondola that takes you up the mountain. The kitchen has plenty of space and all the kitchenware needed for cooking in the condo. We'll definitely stay at the Fall Line again. Plus we liked the underground parking. read more

The Fall Line Condos is the single bad lodging experience we've had in 14 years of spending time in Telluride over the July 4th holiday; and "bad" is a gross understatement. Telluride is an almost magical place for Independence Day! The town begins to fill up a couple of days prior with folks ready to celebrate in this beautiful setting. It is a place where the norm is hanging out on the front porch late in the day, meeting your new "neighbors," and enjoying laughter and fun with them and their families. It is totally common at this time for the kids to be playing games noisily in the street as the numerous parents watch on, chatting, laughing, and even singing. We have made many friends from all over the country over the years this way in Telluride, and we often reunite in Telluride. We and those neighbors we meet are very responsible, professional people who live life robustly and happily. We do all presume that there are reasonable quiet hours, and always make sure that things quieten down by dark. We had no reason to expect the Fall Line Condo would be any different, but we were wrong, and learned this in a truly ugly way. Over the 2016 Independence Day weekend, we and others returned to Telluride to reunite for the celebration. Late in the afternoon of July 3rd (well before sunset and hours before any reasonable quiet hours), these friends and even the neighbors below us in the condos, came by our Fall Line location to share a batch of chili my wife had made. These are responsible professionals like myself. Some, like me, are retired career military officers who still utilize and/or protect our nation's security and its secrets daily. Our children (23 years-old and up) are young adult college graduates who are superb citizens in their own right in their communities, churches, and young careers. Everyone was in good spirits as the 4th approached. The four adult kids occupied the small balcony and sang robustly to a couple of Eagles hits played from a tiny 3.5" Bluetooth player. This was no noisier or offensive than younger children playing noisily in the streets as their parents watch and socialize. No one smokes, and there was no profanity, etc.. If this happy experience is your expectation of a visit to Telluride during a summer celebration time, the Fall Line Condo should be avoided. As it turns out, there are numerous permanent residents of Telluride who reside in the Fall Line, and despite it not being communicated or published, their quiet hours are 24/7 even on the eve of Independence Day. Despite the early hour on July 3rd, if we had been approached and asked to quieten down, we certainly would have happily complied. That is not what we experienced. Instead, the owner/manager, Tom, arrived in a state of extreme agitation and went into a bizarre tirade beginning with a threat of eviction, then continuing with bizarre accusations ranging from under-age drinking to there being eight people dancing on the tiny balcony (that cannot possibly hold more than four or five, and the closest thing to dancing would be swaying to the music). Very steady when surprised and/or under pressure, I listened, nodded, and when I could, indicated that knowing the parameters, we would certainly then comply. His rude and abusive response was "And I'd say you have well exceeded those parameters!" I just nodded as he continued his verbal assault. He continued to berate me, repeating himself and adding additional wild accusations that we were "obviously" trying to cheat him by housing more guests than the five allowed (presumably based on the quantity of groceries and belongings we brought for a week-long rental). This is despite the fact that he knew and had approved all five of us staying there. Tom had clearly made a character judgment of us all, and decided to make us pay a price with this astoundingly unprofessional and abusive extended assault. I just nodded and left him. Of course, we did immediately comply with his demands out of respect to the permanent condo residents. Upon checking out five days later, I decided to give Tom a chance to revisit the situation; giving him the benefit of maybe him having a bad day. I lightheartedly said "Well, we weren't as horrible as you were led to believe after all, were we?" I expected a professional response like an acknowledgment that it all worked out fine, and he appreciated us quieting down. His strange response was a sarcastic "So, it's my fault?" Puzzled, I asked "What is your fault?" I tried to suggest that he could have handled the situation better, and he just repeated sarcastically "So, it's my fault," and started to crank up the verbal assault again. The man is incorrigible. I highly recommend that you seek rentals in Telluride other than the Fall Line Condos so that there is no chance for your impression of Telluride to be spoiled by the abusive unprofessional behavior that we learned is possible from the owner at the Fall Line Condos. read more

My wife and I visit Telluride once a year for a week and we always stay at The Fall Line because of the great combination of location and price. We've stayed there for the past 15 years. We get a third floor corner unit with great views of the mountains and the town. I like the central location close to restaurants, the gondola, and trails. The owners are very friendly and helpful. read more

In an area which can be prohibitively expensive, Fall Line is ideal to do on a budget, while you can expect cleanliness, friendliness and amenities. We spent Christmas there with our four children, and had plenty of space to prepare meals, sleep and store all of our ski equipment. So comfortable it's like home, and a very short walk to either Main Street or the ski gondola. The parking garage is an advantage in a busy town, and Tom even helped me find another spot as my car top carrier was too tall. Super people, we're sending our friends to them. read more
