As a resident, the staff are like family, the management cares, the maintenance staff are beyond skilled and helpful, they are responsive and go above and beyond. The parking is one car limit like most high rises in water street area but I LOVE that its reserved space and they keep random people and guests out of our spaces. I love the concierge & security onsite, we all can still have fun but they keep wild residents from going overboard in amenities or bringing glass in the pool, and the cleaners keep the building looking and smelling so good. I've become friends with so many neighbors since moving in who also love it here, but its sad to come on here to see fellow residents using bad reviews as a dishonest jab tool when they break rules or don't get their way. I have been to hyde, soho, harbour, channelside, tampa heights, westshore, and this is hands down one of the best places to live in Tampa. i don't expect perfection- that's just unreasonable but I love it here and can count on Meridian.

    Where to start: I have been having an issue with people smoking inside their rooms near my…read moreapartment for over 3 months and no one has done anything about it. There must be drug dealers in the building or something. It is almost daily at this point. I have filed complaints, told the front desk, contacted corporate, no one does anything but close the tickets I file and pretend nothing has happened. If you like your apartment, clothes, and furniture smelling like smoke that is what you will experience here almost every day. There is no concern about residents except to make sure they get paid. My apartment flooded last year during the hurricane and I had to fight to keep a dehumidifier in my room to prevent mold. The windows opened during the hurricane (not even a direct hit) and when the contractor came he told me they have had multiple problems with the rooms and that it would probably happen again. The hallways have marks on them and the place is obviously degrading over time. This place has nice luxury features such as a nice pool, gym, and rooftop, but the rooms are built with the cheapest materials known to man and the lack of attention from the management company is a huge problem and why I don't recommend living here to anyone.

    If I could give 0 stars I would. If you're considering a unit here, just run away! We have never…read morehad a worst rental experience. My family and I moved in January 2024 and had signed a year lease. When we chose Oasis, it was mostly due to the Flex Pay option they had available and advertised on their website. We did it at our last apartment and it was a breeze! You break your rent payments up into 2 payments and it helps build credit simultaneously. Anyways, everything was great for the first 6 months, no issues! Fast forward to June when new management takes over, we were served a notice of eviction within the first week for not paying the full rent payment on the first, when we had prior arrangements to pay twice a month, as that is how our finances were set up for the past 6 months from already doing so. The very next day I was delivered an "introduction" paper "introducing" the new manager Cynthia Hearns, but had been dated a few days prior. Within the paper it stated that partial payments had to be made with her. We rush to speak with Ms Hearns and the first encounter my partner had with her was harsh and not very communicative as she was short and snappy and had blamed the notice of eviction on the prior management even though we had no troubles with them for the previous 6 months. The second meeting was better as she seemed to have heard us out, so we were under the impression everything was fine. Within this time frame, coming up on the 4th of July we informed Ms Hearns that we would not receive our checks until after the federal holiday. She simply said "okay!" Giving absolutely no impression that it would be an issue with being late and paying the associated late fee. The Monday following the holiday we brought in our rent payment to which she sent back with the maintenance man to deliver it. Instead of calling us to come pick it up. Along with a sticky note attached saying "we no longer accept partial payments your eviction will continue" We contacted the manager yet again to arrange additional payments and she said plainly "the property managers and I do not want you here" We have been great tenants. Paid our partial payments on time, we never had any complaints, we don't smoke or have pets, we've never disturbed anyone.. and within a flip of a switch we are treated like we have done everything wrong. So despite having had this arrangement prior to new management, it was not honored. We are a family that has multiple children, that now has an eviction on our record in Tampa of all places, who knows when we will be able to find a new place! We filed for a motion to the clerk of courts, and had not heard a thing since! It wasn't until my partner and I had to fly to CA for a business trip, weeks later, that we received the notice of a hearing regarding the eviction, to which we obviously could not attend. This was suppose to be a new chapter for our family and Ms Cynthia and her superiors have made it a nightmare. Update: now they're trying to say my name is not associated with their company, I stayed in 6232 S dale mabry unit 8, my name is on the paperwork along with my partner Philip, if you actually look. Also, they claim they do not partake with flex pay after an eviction has began, but we were issued an eviction DUE TO MAKING OUR 2 flex payments. We made the first one for half of the amount and before we could give our second payment we were issued an eviction because they "no longer accept partial payments" when in her introduction packet she sent out, stated that partial payments could be arranged with HER. So yeah, I'm not surprised that no one wants to take accountability. When I tried to email the support agent that commented back to this review, I was told she was not in office from the 19-26th and was given an alternate email, but conveniently my emails were blocked from sending and all my reviews are being removed.

    So I have just renewed my lease with Oasis at Ballast Point. I had the pleasure of working with the…read morenew property manager Ivelisse Gonzalez. I am a firm believer in giving credit where credit is due. She was incredibly helpful, professional and lovely. I know that there have been a lot of negative things said about the previous property manager but I really think that once you have the pleasure of working with Ivelisse your mind will be changed. Thank you very much for a stress free experience and your kindness. Please know that it does not go unnoticed.
