Two developers are building out the property - KB Homes and Elacora. Elacora has already completed two of four offerings of homes - Sol and Brisa. The Viva single family homes are going fast, as are the Aire townhouses. We've been by twice, in addition to checking out the floor plans and amenities online. One major plus is the proximity to Ponderosa Plaza, a short walk away. That shopping center has a Ralph's Fresh Faire, Starbucks, various restaurants, a bakery, and much more. We really liked that aspect of this neighborhood. A five-acre park is already complete in the middle of the complex, as well. A nearby apartment community - AMLI Spanish Hills fits right in with lush landscaping and a well-cared-for vibe. We initially were partial to one of the models in the Viva area, but upon a second visit, we liked the upstairs better than downstairs. Though they have a great room style, there's no place to put a dining room hutch, the way the windows and patio door are situated. I believe that model also was missing a built in microwave, and didn't have all that much spare counter space to place one. We went back to see the two story plan of the townhomes, but they'd sold it off. There are a few more left to be built, but you can't see one ahead of time. Most of the townhouses are three story affairs, which seems to be a major trend for maximizing square footage on the smallest amount of land. The townhouses have balconies, but no yards. The sales staff is very friendly and down to earth. No high pressure tactics - yay!

Couldn't be happier with how it turned out. Our project manager Tamir was exceptional -- responsive, organized, and clearly invested in the quality of the work. He kept the job moving at a surprisingly fast pace and promptly resolved issues as they arose. Pricing was competitive -- we got multiple estimates and Way To Go came in reasonable without cutting corners. You can see it in the finish quality: the stonework is clean, the tile on the curved bench is precise, and the side yard pathway turned out better than we imagined. Our pool cleaner gave high praise on the resurfacing work when he arrived for the first cleaning! Highly recommend for anyone looking to transform their outdoor space -- quality work, fair pricing, and a timeline that'll surprise you.

The remodel included changing the old plaster to mini pebble, installing new tile, adding a new LED pool light, and doing the deco seal around the pool. The finish came out great and it completely refreshed the look of the pool. Once all the materials were ordered and ready, the actual work was completed in about a week, which I was really happy about. Tamir kept everything organized and the crew stayed on schedule. I also appreciated that he was able to accommodate a couple of last-minute additions I requested during the project and made sure everything was taken care of. The crew did solid work and the pool looks great now. I'm happy with how everything turned out and would recommend Way To Go Builders if you're planning a pool remodel.

Their pricing was comparable to others, but the ability to visit their in-progress projects gave me confidence. I'm very very particular, and while no remodel is perfect, Creative worked to bring my vision to life. My advice: plan everything in detail beforehand--or hire a designer. To save costs, I handled all the design myself while working full-time, which was highly stressful. Having everything mapped out helps avoid delays, last-minute changes, or compromising on your vision. Golan and Jordan were fantastic--Golan handled planning and communication, and Jordan ensured everything stayed on track. They always responded to my texts in a reasonable amount of time. Their tile crew was exceptional (I often bumped into them because they worked long hours and weekends to complete my home and were really nice and respectful people), and they tiled nearly my entire house beautifully (we're talking 2000 sq ft of flooring, 3 bathrooms, and a fireplace). I appreciated that Creative didn't nickel and dime me for small changes, and when a gas leak was discovered (due to careless cabinetry work), they fixed it--and more (we found more leaks during the repairs)--without extra charges. Despite delays beyond their control, they completed the full renovation in about six months--from pulling permits to final inspection. Major work included a new kitchen, three bathrooms, tile flooring throughout, interior paint, a new electrical panel, and whole-house LED recessed lighting. Even after the job was done, they returned to fix small issues without hesitation. That kind of follow-up is rare in a world full of disappearing contractors. I would recommend Creative for any remodeling project, big or small.

After multiple emails, phone calls and voicemails over the course of several weeks, I have not received even a courtesy call back to see what the work is or how they can help on a project they have complete familiarity with and would be helpful on. I'm not sure if they had a falling out with the previous owners over the project, but I find their lack of communication to be incredibly unprofessional and completely lacking of basic common courtesy in business and therefore deserving of this review.

Katie was extremely knowledgeable about the unit and community. She went above and beyond to not only inform but to share and communicate her understanding of this wonderful community. When we were sold and decided to apply, it was there and done. I believe ours was a special case because we needed to move the next day and they made it happen. Of course every situation is different and the protocols must be followed on their end, but the stars aligned and we were in! The next day we packed and moved in on 02/11/23. Josh was an outstanding member of support during that time, guiding us through the whole process and never getting annoyed with every silly question I could think of. The unit itself was beautifully clean, renovated, spacious, and so adorable. The front porch and water features on the exterior blew me away. A pond, creek running through and so many cheerful decorations that my new neighbors had. It feels alive and colorful. And the parking!!!! Parking everywhere, I have yet to see every spot filled, which is great. I suggest anyone who is looking look here first! The community is great, my neighbors have been so welcoming and sweet as well. Again, a real huge shout out to Katie and Josh. They were perfect to us and we wouldn't be in our new home without them. Exterior patios and gutters are falling apart due to rot, termite, and worn down conditions. Due to all the community and unit issues, I assumed that they would at least have some type of loyalty to their residents that have paid on time (like myself) and have endured the unit conditions. When I asked if they would hold off on additional pricing increases for the year, they rejected any type of solution, and gladly took my 30 day notice. Now they are refusing to return my deposit so that they can cover charges that should be covered under normal wear and tear. Charges that include fixing their cheap countertops, resurfacing, their old showers and installing new carpets even though the carpet was already five years old when I moved in. Truthfully, no one came close to the knowledge, honesty, and thoroughness of Solomon and the Sunshine team. What stood out most was that they never tried to oversell me. They were straightforward about what needed to be done and what didn't. The dirt removal ended up taking about twice as long as originally estimated (not their fault - there was was just way more dirt than was viable), but they still did not hit me with a change order. Finding a contractor that is honest, communicative, and actually sticks to their word feels almost impossible, but Sunshine did exactly that. I also asked them to move the start date up by two weeks because of our move-in timeline, which was a huge ask. Ram, the owner, personally made sure it happened and clearly moved things around to make it work. Ram and Solomon were available throughout the entire process, from start to finish, and they even had their crew working overtime to help us hit our target completion date. They truly went above and beyond. Sunshine did an amazing job removing a massive amount of dirt and reinforcing our raised foundation. My husband and I knew we should get earthquake insurance but the cost blew our minds but when we heard that you can get a 25% discount if you complete the retrofit, we explored what it would entail. Well the EBB subsidy which came out to $3,000 was a huge motivator. Selection: To select a company to work with I went overboard reading reviews, not just looking at ratings- Yelp, Google, Angi, Houzz. Plus, I always look at Next Door because our city is finicky so I wanted to see which companies had delivered excellent experiences for homeowners in our city and lastly I look at Reddit. I invited 3 highly rated companies with excellent track records to provide quotes based on the work required. Out if the 3, two came, went into our crawl space and provided a detailed breakdown of the necessary work and cost with photos. The third company provided a quote over Yelp without coming in person to do a visual inspection. So they were eliminated from consideration. The remaining two which included Sunshine were excellent and after putting together a side by side comparison of the work and costs along with their answers to some initial and follow up questions from my husband ( who was a 35 yr construction industry executive), we selected Sunshine and specifically Adam who was the lead that came to our house and who provided detailed and technical responses that instilled so much confidence. EBB approval: Well from there, it was like we had a retrofit concierge with Diana guiding me through every step which is necessary because there are things that need to be done on the EBB website to ensure compliance to receive approval and given Sunshine's vast experience, they have it down to a science which eliminates a ton of confusion I am sure I would have had to face without them. The retrofit work: The team was on time, had detailed instructions, and worked diligently the entire time they were here and they provided photos of their work. And a bonus was I didn't have any clean up to do afterwards. I need to note that out of an abundance of caution Adam ( who is also a licensed electrician) came back out to take care of a wire that looked suspicious but was probably not an issue. If he had not mentioned it, we would not have known City inspection and approval: A breeze! The gentleman that dealt with the city came by after to give us the good news and it was apparent he was trusted by the city inspector. Retrofit completion certificate Diana expeditiously provided the certificate i needed to provide my insurance broker to get quotes after instructing me on how to complete the final EBB steps Success! We now have earthquake insurance and saved 25% off the premium. Side note: get your quote from GeoVera and not the Earthquake Authority. our quote for better coverage by a more highly rated company saved $1,500 in annual premiums So, for a project that seemingly would have been a bear, it was probably the easiest construction like project and process I could have imagined that gives us added confidence in protecting our home. Do it and include Sunshine in your short list. you will be happy you did.
