Why do I and every other homeowner on this property get communication from Executive Management Group? Why did we all receive a notice in 2022 that Executive Management Group is the new management company for this property? Why do I have a homeowner portal that gives me a link to send maintenance requests to Executive Management Group?No homeowner in this property has a link to send mainteance requests to any entity other than Executive Management Group. Everything went to hell as soon as EMG came into the picture. It takes EMG weeks or sometimes months to address an issue, maintenance requests are sometimes ignored or denied, and most importantly EMG has been up charging us and spending our money unnecessarily on such things like "winter landscaping". Everyone, including the manager lacks any kind of communication skills. Office hours are conveniently only 7 hours a day, 4 days a week. There actively trying to avoid any kind of real work and Erica the manager/owner of EMG never answers her phone. In conclusion, Executive Management Group does not have your best interest at heart. I don't know if they're just lazy and in over their heads or if they're just outright greedy and corrupt. Either way, watch yourselves when dealing with these animals! P.S. They're gatekeeping our director and committee board members so none of my concerns and inputs are not being relayed to them. I know! Pretty rotten behavior. read more

Full transparency- up until recently, I wouldn't have given 5 stars, due to the negative experiences we had with individuals who previously worked there. However, the past few months have been completely different (in a great way). I also requested maintenance in September of 2022 and it wasn't addressed until February of 2023. I even have a screenshot! Also recently having a complaint filed by a nosy neighbor for my tenant's motorcycles running for 15mins on a Saturday afternoon before a ride and it actually coming to the point of sending a letter seems retaliatory! When my community first hired Executive Management Group, they appeared to be working well.... Better than our the last management company but created the same problems. Property management is serious business but companies take on too many clients, and then they're terrible to all of them. Clients and humans end up suffering.. it's a no-win situation. When homeowners associations get in trouble, there's no one to protect the consumer. I talked to Erica on a couple of occasions end of Feb 2024 and let her know that i was frustrated because Meghan Altman had not returned at least two calls where i had asked that she kindly acknowledge an email i had sent asking for help on process for an architectural review. i even resent the email and gave her my email as well when i lef 2t the 2nd voicemail. Meghan had offered to help via email and then just stopped all communication. I let Erica Sandoval know that i thought it was unprofessional and frustrating that i had not gotten a return phone call or email. She just said Meghan was real busy. I thought this would help escalate things and my getting a call back. Well that was on Feb 22nd, 2024. Here we are March 11th and still no call back or email. I regret having to share the very negative experience people in my community are having with this management company. One of the most frustrating thing is how mean our property manager is, it's over the top disrespectful. Our community hired this firm in good faith & the board made decisions based on the marketing EMG did. Some time has passed and now we're dealing with very rude responses to homeowner questions and requests. This confuses me because if my dentist, car mechanic, or hair stylist was as rude as these people, I would fire them in a heartbeat. They have also been deceptive about what homeowners are required to do to the interiors of the home. They've convinced many people that they have the power to enforce compliance with desired upgrades inside the home when in fact, they do not have the power to do so and there is nothing in our bylaws that would allow that. People in my community are moving out, leaving their homes of years since this firm took over. My advice is, Read every review and carefully consider your options before offering them the job because the reviews essentially say the same thing. read more

The nicest thing I can honestly say is this is a horrific company to work with. To begin with, the owners (Erica and Tina) are incredibly rude, condescending, and downright unprofessional. Reaching out to them about basic questions don't get responses for weeks even with following up constantly. When they do respond, it's always incredibly disrespectful and unhelpful. They are both lacking basic human etiquette, and it's really sad to see how they are allowed to operate a business. On top of charging a large monthly management fee, they will literally charge you for their time on a $/hr basis without any warning. They are clearly trying to gouge HOA Boards and Owners as much as possible. In addition to the displeasure of dealing with them, their online portal system is continually having errors in which they charge YOU an egregious late fee (for THEIR system being down/having issues and not processing payments correctly). Even if you take nothing I say as credible, please take a look at all the horrible Google reviews and Yelp reviews. The one 5 star Yelp review presumably is one of their friends because no one in their right mind can possibly enjoy working with these people. Also, I have had several neighbors and Board members express to me their distaste for EMG and our Board has terminated them. I hope that no one ever has to deal with EMG and frankly they should be reported to the Better Business Bureau and should not be allowed to operate ever again. read more

I've had the complete displeasure of working with Managing Partner, Erica Sandoval. Honestly, above all, I feel sorry for her. Only someone who is incredibly unhappy in their own life is capable of treating others as if they are garbage, which is exactly what she does. From the moment she answers her phone, she sets the tone for what will probably be the most unpleasant human interaction you will ever have. There is no question you will feel like a complete inconvenience due to her bitter, resentful, and aggressive tone. It's clear Erica has a very warped set of values. Expect lies, lack of communication, and incompetence every step of the way. It's quite shocking someone like her can be put into any position of power. She loves it and clearly thrives on putting others down and having zero compassion. If you own a property managed by this HOA, now might be the time to sell. On behalf of the Board of Directors of of our community we would like to commend the management company we hired for being helpful in unravelling some very difficult issues that they experienced when they took over the management of the property and showed their experience and professionalism in what they do. This was at the time of them starting their business a year previously and our community become their second customer and has stuck with them . They worked endlessly to get the issues corrected in a professional manner which the board was very grateful for. They continue to work with our contractors to ensure we receive the best service from them and have received many compliments on the appearance of our community and how well it is looked after. EMG has been our management company since May of 2022. During that time, they helped the Board of Directors implement a reconstruction assessment that resulted from a successful $1.3 million settlement from a hail damage claim. The reconstruction assessment is not EMG's fault. It is the owners' share of the HOA's master property insurance deductible. They have worked tirelessly to maintain a spreadsheet with numerous work orders. I am on the HOA's Board of Directors. In the State of Colorado, the law only allows a lien to be placed on an owner's unit if the Board of Directors votes to do that. Since EMG has been our property manager, no liens have been placed on any owner's units. EMG does send letters to owners that have not paid their dues in full when they are offered a payment plan and they decline. That letter reminds the owner that the governing documents of the community say a lien can be filed if dues aren't paid in full. EMG has been careful to follow all the State laws. I have lived in the community for 3 years. We have had 3 management companies during that time. No company is perfect, but this company works very hard in support of our community and deserves respect. read more

EMG sends complaint letters for the smallest things and is a bully to the community. The recently raised the HOA fees $75.00 in one month. Yet they do not respond to customer request, such as changing dead lightbulbs - tons of them in our neighborhood. They shut down our pool for the entire summer without any communication, and did not inform homeowners that they changed they pool locks when it was open less than a week. I am really sorry our board decided to hire them. They do not work for us! read more

I really wish I could give this company 0 stars. I have been living in my condo for seven year and have had issues with the tenant around me since the very beginning. Recently, the HOA decided that they needed to have anew management company. Sadly they choose EMG. I have had nothing but bulling and harassment since they took over last year. They have no records keeping, so fines that have been removed magically appear back on my account or they keep trying to fine me for something that was already cleared up with previous management companies. I am charged late fees even though I have autopay set up. They don't answer when you ask for proof of a violation and fine you anyway. I have gotten to the point that I wish I could just leave the HOA all together. My HOA has been negligent since in moved in but now with EMG managing, they harass and try to bully homeowners in to paying unsupported fines. This company should not only be fines for the stress they unduly cause homeowners, who they claim to work in partnership with, their business should be closed down so they don't inflect this level of stress on other unsuspecting homeowners. read more

Horrible company. They find weak/inexperienced HOA Boards that either dont care about their community or are easily corrupted. Take a good look at the reviews. Almost all of the review coming from home owners are extremely negative and all of them hitting on the same point. The handful of positive reviews are from board members and they are almost too good to believe. Since taking over our property - and thats what they did - they have raised our dues each year - supported by false budgets. Our community is completely neglected though. 10 months of the year 90% of our property lights were broken. They create "jobs" for board members that compensate them over 10k annually literally for no reason. They dont follow any of our CCRs and enforce nonexistant rule. They bully fines from residents and have attempted to lien properties almost 20 times in under 2 years. When questioned they claim they are following the boards direction - but when listening to the monthly meetings - when they have them and when they dont go into executive session for no apparent reason - you can tell they are running the show. They instruct the board to not engage in any conversation with any residents and to direct all communication to go thru them. The board only knows what they are told. They have no idea of the potential legal issue they are putting the board in with their actions. They know that they arent regulated by anyone and worse case scenerio they can just shift the blame to the board and can hide behind the boards legal support. They are pretty much untouchable. It is disgusting. They are a cancer that will spread to the entire community. I have faith in Karma and hope to be a witness when they get what is coming their way, They are greedy and a bit to confident in their abilities to get over - if they were truly as intelligent as they portray themselves to be - they would realize that openly scumbagging people will eventually catch up with you - one way or the other. read more
