Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.

And I never went in attic. Well 3 months after buying the home that cost $650,000. During Christmas my Daughter was sleeping in room and heard squirrels in the walls. Natalee is the face of the Better Homes and Gardens Winans. her handyman which I paid upfront to fix said he fixed it and everything was great. Well he didn't. Well I got concerned and called Critter Control which is a company that fixes these problems. I also talked to the Broker of Better Homes and Gardens Justin Belch they told me to stick it. I bought the house it's your problem know he told me and hung up. But there is more Critter Control found mice all over my attic. Well I called Justin again he said it is my problem. I said. Your agent lied to us and the inspector. Now it has cost me over $13,000 dollars to have animals taken out of wall and also to get mice out of Attic. This company that has many locations in North Texas and Austin, Texas Better Homes and Gardens are flat out liars and will deceive you. The company made over $80,000 in Commission from selling my other houses in Wylie TX and me buying this new house in Richardson TX. So now I had to file a small claims court in Dallas to try and get my money back they hired their attorney to strong arm us. We have a court Date set for April 17 2026. Well there lawyer said we had option to pick inspector. Well how many people know an inspector for homes. I trusted Better Homes and Gardens and Natalee Parker to be good people and resolve this matter. They shoved these papers to sign on this house and never inspected the house in attic. Well my Lender would have never let me buy this house if mice and rodents were in walls. They are liars and deceitful people that only want to sell houses. They have made my life miserable. All they had to do was fix there problem they caused. But large Corporations only care about the bottom line. Its hilarious when someone says they inspected the attic and just show water heater not hole attic. And then there inspector Brandon Rudolph says he never went in attic. So what is it? You inspected the attic like you were supposed to are took a picture of water heater and rest of attic. Like I said please be careful these people will do anything to sell house. They care nothing about you as an individual. This is a nightmare be careful and find a good company that treats you right.

The parking lot is nothing like it used to be, and with their management is very removed from what is happening there. Then find out that the house had been rented the previous day. He then showed her another house that she liked that was available. She told him to proceed with the application process. While waiting for an approval my wife continued to look for a rental. She found a house form a private owner that we decided to rent from. When she told him, he told her that we owed him $600 and threatened to sue us if we or the homeowner didn't pay his fee's. I can't believe Keller Williams allows this sort of treatment to customers. He was aggressive and unprofessional. I would not recommend anyone to this realtor who is out to scam a family out of their hard-earned money.

This is on a house that was sitting on the market for over a year and all of a sudden they received multiple "strong" offers. Truly terrible business practice and would advise everyone to stay away from this agent / agency.
