Great place to live. Nice amenities, plenty of parking, new apartments, and quiet. Two huge problems: 1.) Why are the hard floors black? That's a serious design flaw, you can see EVERYTHING. Every footprint, every crumb, every spec of dust... if you have a dog forget about EVER having nice looking floors. Black is definitely the worst color you can make a floor, would have preferred regular wood look or the same tiles that are in the bathrooms. 2.) There's dog poop everywhere. On the side walk, every square foot of grass, in the rocks and the dog park. Why have a dog park and not put a doggie bag station and a trash can? It's common sense. The least you can do is put some doggie bag stations around the complex or hire a clean up crew to pick up all the dog poo weekly. Other than that it's an nice place to live. Besides the dog shit, it's a clean community with clean amenities. There's alot of families and it feels safe. Pest control comes every Thursday so if you have a bug problem they can take care of it for you. I had a cricket problem when I moved in and they took care of it right away. I was the seventh person to move into Evolve almost three years ago and have been happy to call Evolve my home ever since. Evolve paid great attention to detail in designing. The units are super modern, shiny white cabinets, sleek faucets/ ceiling fans/ light fixtures/shower heads,/counter tops .I chose Evolve over any other complex here and still choose it after looking at many other surrounding complexes in the area and throughout Vegas including the newest ones that just opened . In addition, I feel they have the nicest amenities and the staff here has always been prompt, courteous, professional, caring, responsive and amazing. Evolve is very well managed . Jed is a exceptional manager . I have only needed to speak with him few times , but each time he succeeded in impressing me with his kindness and professionalism . And there is not enough words to begin to express how amazing the assistant manager Michelle is and has been since before I even moved into Evolve when moving from out of state ( Hollywood) , calling constantly with question after question. She has shown nothing but kindness, caring, professionalism and top efficiency on every level . A+ on Evolve and A++ to Evolve for having Michelle as assistant manager. read more

I'm in the office a lot picking up packages, using the printer and fax machine and every morning I walk my dog into the leasing office to get coffee. I have lived here for 2 years. The facility is very clean, the staff is friendly, the maintenance team is efficient. They offer many amenities from cabanas, covered grill areas, hammocks, steam and sauna, coffee bar, new bicycles and for the most part generally good tenants who care and try to help keep things nice. If I could just rate people one on one, I totally would! But let's start here: Michelle is my absolute favorite! Oh my gosh she is by far the most helpful person ever. Every time I have a problem or need anything answered, I instantly ask for Michelle. She takes her time with us, and does everything in her power to get everything we need. She is not one who just looks for problems, she actually gives you a heads up on any concerns. If anyone needs anything, seriously ask for Michelle. I trust her with anything and everything. Will is also awesome! He is personable and is helpful. He is also super funny! All around he is awesome to work with. Jed is funny too! When we first moved in, he greeted us and laughed along with us. I enjoy his personality and he is helpful. There are however the ones that are not as warm welcoming: Leeanica, she is very impatient, passive aggressive and downright does not care. She never seems to have an answer, does not call back etc. Also the older lady who sits closer to the door with blonde hair, always complains, never seems to have time, and is plain rude. i give it a 3 stars because they never answer the phone unless Michelle or Will are there, they actually take the time to answer and call back, oh and relay messages when needed. We did a test and sat in the lobby and I had my friend call the office to see what exactly they do, and when Will and Michelle are not there, they simply ignore the phone and act like they do not hear it! They literally watched the phone ring and Leeanica just sat in the chair relaxing and pretended she was doing something. Just wrong. The amenities are great, and all. But they really need to adjust their employees. The only ones worth anything who I adore are Michelle, Will, and Jed. I thank them! read more

Much like a lot of people looking for a new place it can be challenging. Especially moving to a new state like myself. I moved into the Evolve early September after a close friend of mine recommended it after he heard I was struggling looking for a place. I wanted a affordable, nice and fairly new property in safe neighborhood. The Evolve didn't disappoint. From day one Michelle in the leasing office made moving in a breeze. She's professional, quick with her responses and cares above and beyond her duties. She made me feel extremely comfortable. She'll do anything in her means to satisfy. The property is clean and well kept. Maintenance is quick with any task needed. The neighborhood has tons of eating options and near the 215. Extremely quiet and clean is what I enjoy most about The Evolve and friendly staff. I recommend it to all looking for a new place or at least consider the Evolve. I doubt you'll be disappointed. read more

do not move here unless you like endless problems, they will tow your car from your spot if you have a flat tire , expired tag or basically if anything is wrong with your car trust me it'll get towed. ( but you can park big ass tents and trailers for weeks with no issue ) and the tow company they hired unprofessional as hell doesnt even have daily fees or cant quote you anything. they gave me a run around to get my car back they are charging $350 minimum to get your car back. read more

I am making a cross-country move so I was looking to secure an apartment remotely. In my initial apartment online search, Evolve didn't make it onto my list because of what I was looking for in terms of price range. Of the 3 apartment complexes that I was considering only 1 followed up with me and the other 2 places - despite my repeated attempts to get more information - did not follow up with me when they said they would. Unfortunately, the 1 place that did get back to me did not have the place I was looking for. So I started all over with my apartment search because I don't care to do business with people who are unprofessional no matter how nice the place is. I am willing to pay more for a company that actually deserves it. Evolve caught my eye. Also, with the first month's rent being free, the rent over a 12-month lease ends up being around the same price as another complex that is slightly cheaper. The TV is also a nice touch since I do not have one. It all sounded good on the website, but I was not optimistic about calling them given the lack of customer service I had at the other apartment companies. Candy was the first person I spoke with. She was great. She answered all of my ridiculous questions, some of which I'm sure she had never had anyone ask her before. She was respectful and followed up with me when she said she would. I ended up going with Evolve not just because the place looks amazing, but because of my experience with Candy and the fact that she followed through when she said she would. The community itself is great. The pool is especially awesome with this being my first summer in Las Vegas. The fitness rooms are rarely busy and the equipment is adequate. My biggest complaint is maintenance. I understand that it's a large complex and things may take time but there seems to be no urgency. My microwave has broken multiple times (I think this is the 6th time) and it takes literally weeks to get someone to fix it. The maintenance man told me it's a switch that is defective on the microwaves used in all units at the complex. Today my kitchen sink faucet head broke off. I went to the office to let them know. The blonde woman at the leasing office was about to take a potential tenant on tour and asked if she could help me. I let her know the issue and she told me to write it down on a piece of paper and she would put in the ticket with maintenance when she got back from her tour. I can do that online myself. I asked if this could be addressed today as I can't use my kitchen sink at this point. She brushed me off and said "I don't know if it can". I feel like once you're in a lease they don't care about you and are more focused on new tenants than the ones they currently have. read more

Complex is only a couple years old it's a shame it feels much older. Whole place is poorly maintained from the clubhouse "game room" to the gym and dog park. Pool table is torn, theatre is poor, half the machines in the gym don't work properly. My puppy has a ton of energy so I'd like to take her out of the small one bedroom they offer and I can't enjoy the dog area with the ridiculous amount of poop owners leave there since it's rarely cared for. Management is awful. No one is inviting and make communication almost impossible. Been waiting months for my garbage disposal to be fixed and shower as well. Highly recommend looking at other apartments so you don't waste your time or money with these people, way too expensive and promising for the service and accessibility. read more

These apartments are beautiful! Everything my wife and I were looking into when looking for an apartment. The ammenties here had us sold! Two beautiful gyms with a personal trainer, a sauna and steam room, movie theater, free towel and water service, a gorgeous recreation center, and a business lounge! Currently the pool is still being built but I am very excited to enjoy that this summer as well. The apartment management so far has been superb and I would highly recommend you have Michelle show you around. She was very patient with my wife and I (despite it raining) and showed us every unit (some of them 2 or 3 times) so we felt comfortable with our decision. I've had to deal with an upstairs neighbor who is constantly causing a disturbance. I've repeatedly to ask the management to deal with her. I've had to call the police multiple times because of the domestic violence happening. I have a young daughter and the neighbor was selling drugs in front of our unit. Constantly fighting, crying and stomping around at all hours of the night. $1600 a month for this 2 bedroom unit and now they want to RAISE my rent to renew my lease. Invest your money somewhere else. This place is horrible. read more

Terrible!!! I moved out July 2018 and just received a phone call from a collection company saying I owe over $300 to Evolve apartments. THIS IS THE FIRST THING IVE HEARD ABOUT THIS!!! I've been back here multiple times to pick up my mail and they never said anything. I never received a phone call or letter about any of this until I've been told I'm in collection. I called in and they demanded I tell them the employee that did our move-out paperwork before they would help me. This also happened to a friend of mine that moved out of here. BEWARE of their $250 security deposit, it's a FALICY, they will put you in collections for whatever amount they deem fit months after you move out without any warning. This is just the complaints for the process of moving out. Our neighbor had his car stolen from here. There were multiple break-ins. I knew three residents who were bitten by a pair of Pit-bulls that the complex allowed even though their rules state that Pit-bulls are not allowed. The lady who owned them told us that the office staff had told her to put that they were Chihuahuas on the lease agreement. She was evicted only after our neighbor whose dog was almost ripped in half by the pair of pits threatened to sue for his dogs and his own health bills. This place is a disaster, save your money and peace or mind and move elsewhere because this complex is shady. BEWARE they will tell you anything to get you to sign the lease then try to EXTORT YOU for more money afterwards by threatening your credit. read more

I did research and visited other apartments in the area, and I have to say None came even close to what I loved about Evolve. Some were even pricier without all the Awesome amenities Evolve offers. I met with Hunter because Candy was with another client. Hunter was Great! He helped me pick our unit, and with paperwork! Candy is Awesome, and took care of the rest, Will was super helpful in getting me in to turn in my stuff they needed! I have lived here for 2 and a half years. I love Evolve. It is home. I know all my neighbors, the office staff is always friendly and helpful. I read some of the other reviews and I understand some of the people's complaints but they chose to live in an Apartment complex with lots of people, lots of traffic, and pets! If, they lived in their own home, anything that needed to be repaired would come out of their own pocket! Here you don't have to buy your own light bulbs, batteries or filters. If something breaks it may take a minute to fix it, but it will be fixed at the Apartments expense and not yours! Sometimes they run out of Courtesy items, I repeat Courtesy items that not every complex offers....you just go to the dollar store and have a few handy until they stock up! As for noise, we live in an Apartment complex....if you want quiet you should live in your own home. My 2 and a half years here have been Awesome, Safe, Friendly, Fun, and Great! I appreciate all the hard work the Leasing staff deals with daily, and the Maintenance Crew! Jed, Michelle, Hunter, and Kim are great! They will take care of you as best they can......the Maintenance guys are Awesome! This place isn't perfect but does perfect even exist! It is safe, friendly, and comfortable! DO NOT MOVE HERE!!!!! Horrible management that lies, cons, and lets anyone in. Please read my full review for my experience. We put in our application in person for the apartment we wanted, and the next day they call us telling us someone had already put an app in online for that apartment so we had to pick a different one. We picked another one that was still under construction because that was all that was available. Our move in date was May 3rd, and nobody contacted us to inform us that the apartment was not ready. We show up on May 3rd with a moving truck and nowhere else to go and they tell us that the apartment is not ready, and still under construction. They then stick us in a 2 bedroom until our 3 bedroom is ready. I was forced to live out of boxes for 10 days because we could not unpack. To get our mail everyday we had to wait in the office, sometimes this could be a half hour wait for them to give us a key. Finally after 10 days they move us into the 3 bedroom. The only reason we picked this place over another property in Southern Highlands is because of the free month rent, and TV. Moving here was the worst decision of my life. The rent should have been pro-rated for the next month from the 13th when we moved into our place, and like Jed the worthless manager (owners kid) had promised us. They took care of the movers to move from one place to the other and that was a disaster. Jed lied to the moving company to get a quote of 300 dollars, and it ended up costing him 600. He then told me via email that this is why we are paying an extra 300 for the rent and not getting the pro-rate. Now its been a battle with upper management for the past week and still no results. This place will tell you anything to get you in, and then go back on it. Now onto the management. TERRIBLE! I've been there less than a month and 2-3 people in the office have been let go already. Jed is the owners kid and does what he pleases, and also lives in filth. We have made friends with some nice people in the complex, one of whom lives in his building and deals with his filth. He has dogs he does not take care of and locks them out on his patio all day and use the bathroom on the porch which drips down to the downstairs apartment. They will let anyone in... my first night there I almost tripped on a large zip lock bag filled with marijuana equaling at minimum a pound. The low life who left it there (right next to the playground) then comes out and says oops I dropped my weed. There has been a fight I witnessed by the pool, and a woman who walks down the street completely naked. Another friend we have at the complex had her purse, and wallet stolen at the pool by the people that live behind us ON CAMERA and they were not evicted I pay $1620 a month for this???? I could get the same kind of experience in the projects and they probably have better management. read more

HIGHLY disappointed with the experience I had living at Evolve. FIRST OFF THEY NEVER ANSWER THE PHONES ! I was one of the firsts to begin residency at Evolve seeing that its a new development.... upon signing my lease I was told everything was move in ready. I was also told everything had 24 hr. access. when I moved in March EVERYTHING WAS NOT READY . I couldn't utilize all the amenities I was guaranteed on the tour. the following month i come home let my son out the car he runs up to our home only to fall into a ditch that was dug in he front of my apartment. I wasn't given a notice of construction of any kind . i came home and didn't know what the heck was going on . i received bruises on my leg from trying to stop my child from hurting himself. I called the office asked to speak to the manager, whom I've never met. the manager never got back to me. i didn't go through litigation . i liked my new apartment and wanted peace there. The gate has been broken for the past month straight . the pedestrian gate doesn't work and hasn't in months. these are things i pay for . i pay 1500 for rent i could get a two bedroom for 900 why pay that amount if i cant get everything I'm guaranteed. two months ago i put an order in to have the maintenance man call me .instead the neighbor , who i referred to move in , found him in my apartment unauthorized. mind you i have an alarm . Called candy asked if she could have the manager call me. nobody called me back. last month i had a important shipment that was sent back because someone in the office told ups i didn't live there any longer. i mean its literally something each month. they switch employees in there like its nothing. October i paid my rent with a check seeing that i was in and out of town i got a EVICTION NOTICE the 25th apparently checks aren't accepted after the 3rd nobody reached out to me. normally you get a notification by door or even in your mail box. mines came by police officer . i called the office spoke to HUNTER who was totally unsympathetic told me they never got the check and that he not running the camera back to see that i did drop it in the drop box. asked to speak with a manager after 2 hrs. of waiting nobody called so i called back again HUNTER answered . hunter said that the manager went home .the assistant manager got on the phone and switched it to they did get the check just don't take them after the 3rd. they wanted an additional 400 dollars for me to stay. as if i never gave a form of payment. they said they sent notification through email. which isn't a reliable way of contacting someone in such a serious matter. fortunately for me i make 5 times the rent so i was able to move my stuff in 12hrs but its sad this complex has care for people and single mothers. i had to take off from work rent a truck and storage cause i had to find a new place and now me and my son are in a hotel until we can move into our new place. huge in convenience. its sad i never seen or spoke to the manager. the assistant manger is rude and hunter needs more training. 4 people have move into the complex because of me which i didn't get my referral credit for hopefully they have a better experience. read more

We waited and this lady with a long black hair told us they are busy and couldn't show us the model apartment. We were told to come back after waiting. She said she needs to make some phone calls and the other person was working on a list. What a shame!!! They don't prioritize potential residents. Don't waste your time in this place!!! read more

I only toured this complex. I was given a tour by Leeanica. The entire time I spent with her felt rushed and as if I was bothering her. There didn't seem to be any engagement between the staff and the few residents that we passed on the tour. I initially spoke to Will and received much better service which is what initially brought me in. I give two stars, because the grounds are nice and had I received a better welcome I may have considered living here. I'll add that after touring other complexes in the area I found there are many modern apartments in the same price range. read more
