In an area where homes and real estate agents can have tendencies to get flaked in materialism, I always found Max to be extremely grounded and professional, with my best interests always in mind. I enjoyed and clicked with Max's no nonsense and analytical renderings of the market. Also noted that he has a tight grip on the pulse of this area (Hwood) and it's pocket listings, ie: what's coming available and when. In addition, I noted that Max puts in 6 to 7 day weeks, which is really necessary to stay informed of a such a fast-moving and volumous market. Calls were always answered and, if not, quickly returned. No errors or misunderstandings that I can recall, and closing was smooth as glass. Really, everything went as it should and w/o a hitch. Lastly, i'll add that I met Max for professional purposes, but in the process of home searching, we became friends. And I'm really glad it turned out that way. Wouldn't you be? And, when the day comes to sell, there's no quesiton who gets the first call.

The home had been listed for a little over 2 months and the price had been dropped after 1 month by $600. Went to view the property, loved the neighbor and applied, offering $400 below list price based on comps and the length of time listed. Received follow up that there were multiple offers at list price. (Why isn't it rented yet? I had my realtor ask. No response) I offered listing price. No response. A day or two later, received response that to stay competitive, I'd need to agree to a 2 year lease. BTW, also was informed parking in the garage was an extra $200/month, which was not listed on the MLS. I had already walked away mentally, after the initial offer and refused a 2 year lease agreement. This is a rental, not a purchase. I'm not going to have a bidding war for an apartment. I refused the 2 yr lease terms and walked away. A week has past and the place is still listed. As a landlord and homeowner, I feel sorry for the person listing this apartment. A.H. caused them to miss out on a highly qualified tenant. I'll keep watching to see how long until it's under contract.
