They advertise a pet deposit for PETS, but, when you go to sign the lease, charge you PER PET. That's a minimum of 450$ per pet, non-refundable. They're terrible about fixing or replacing things, and will always keep a chunk of your deposit when you move out. I left the place cleaner than I found it, I promise - it was disgusting when I moved in. There were still large items in the house, grease on the floors, and FOOD in the couch cushions! They are definitely in the business to make money and care very little about the community or the people they rent to. Unfortunately most landlords are that way. And these guys fall into that.

After a week and a half of no communication and multiple calls/emails that went unanswered, I finally reached someone yesterday. They informed me that someone would review our application the next day and get back to us. I called again today after not hearing from them. The lady on the phone said they are behind and she would have to call me back. She could not give me a timeframe. Then she informs me that we would need to see the house in person before we can get approved. I told her this was not possible since we currently live in a different state and we need a house secured before we move to our new duty station. She tells me there is no way around this and we cannot get the house until we see it in person, even though we are the only applicants on the property. I asked for our application fees back, which was $100 by the way, completely ridiculous. Big surprise, she says no. The money went to the company who did the background check and she cannot give it back. Not even half. This has been a complete waste of money and my time.. For a military town, you would think they would be more accommodating. Avoid this scam like the plague.

Fantastic people, fantastic company! Michael helped us sell 2 properties; he had the first one…read moresold within 2 hours, and the second one after 3 days! Michael also kept us up-to-date on where we were at each of the several stages on the selling process---great at communication! On top of it all, we'd already moved out-of-state, and so all had to be done via phone, texts, and emails. Still, because of Fertitta's high level of professionalism, everything went smoothly! This is the worst property management firm I've ever encountered both from a renter's perspective…read moreand from a property owner's perspective. I had the misfortune of being stationed at Fort Polk for approximately 8 months. I went with a property managed by this firm because it was one of the few properties in the area that allowed dogs and was cheap. Big mistake. I was simply looking for a small, clean, functional house with a fenced in backyard. I arranged to rent the property starting on the 15th of the month, initially the representative at Fertitta told me that I would have to rent the property as soon as it was available vs when I would actually be occupying it. I understand that they were trying to get it rented, but trying to pressure a prospective tenant isn't the way to go about it. I ignored their comments and they backed down. When my wife and I arrived after driving approximately 20 hours we found that the management company had already shut off the water and gas (despite there being only a couple of days gap between the property being "ready" and us moving in). As a real estate investor and owner of 4 rental properties I can say that I've never treated anyone like that nor would I ever in the future. The place was an absolute mess when we moved in. I annotated everything thoroughly on the move in inspection, we'll see if they try to screw me on the move out. About a month into the lease the oven door handle broke while my wife was cooking, causing the hot door to slam shut on her arm (the scar is still pretty nasty a few months after the incident). She went to 2 different hospitals before the infection from the burn was properly treated. As I am military our medical costs were minor at the time (around $16-they have since increased some), I wrote the company informing them of the incident and enclosing pictures. I hand delivered the letter and spoke with an employee about the issue, requesting that they reimburse us for the medical expenses. They took several days to reply via mail, informing us that they were not liable and would not be reimbursing us the $16. They showed no concern for our well being or the condition of the property as they have still not addressed the code violations I wrote them about (AC condensation draining intentionally into an interior closet floor and the lack of a window or exhaust in the property's only bathroom-both of which continue to cause considerable mold issues to this day). I would be pretty upset if they were working for me and handled my property in the same manner, exposing me to considerable liability in the process. To top it all off the employee that I paid my rent to (in cash) had a hard time understanding how much was due to them and tried to refund me $20 that was due to them. So they won't pay a paltry $16 medical bill caused by their poor maintenance program but they will employ people that literally try to give away money through their incompetence...good job Fertitta. DO NOT RENT OR USE Fertitta AS YOUR RE COMPANY.
