There are TOO MANY CONS about renting from Sarver and the owners they are in bed with. Unfortunately, they have 4 stars on Google reviews. If you are a renter... BEWARE. This company is pro-owner and will not go up to bat for you whatsoever. The Saint Charles Duplexes they manage have high crime, are hardly landscaped, and are not family-friendly. But if you're a single male who happens to be affiliated with the military then this place is for you. It markets as a "gated community" when the front gate is consistently broken and out of order. The secondary gate that is closest to the garbage bin (which is apparently where the entire town of New Llano dumps their crap) is broken so the owner put a padlock around it... which left the tenants no option but to be inconvenienced to throw out trash. The pool area is dirty and the pool house is a complete dump. There are absolutely no security cameras or surveillance. The local teenagers take advantage of that fact by coming and stealing Amazon packages right in front of people's faces. The surrounding area is inhabited by trailer trash and obnoxiously loud people who blast their beats both morning and night. You can hear every single train horn that announces itself. If you have young children you will not feel comfortable with them walking around the grounds since it is so unkept. HUGE red ant hills and feral cats are a big problem here. Inside the units is shoddy workmanship, to say the least. Floorboards have large gaps that allow the outside bugs and heat to creep in. We moved in, and they hadn't cleaned it before us arriving. If you are a family and need storage you won't find it here. No pantry in the kitchen, and the cabinets are cheap. Actually, if I were to describe the entire rental duplexes in one word that would be it: "CHEAP." Cheaply made, cheaply managed, cheaply thought out. Whoever decided to put these here only thought about how much they could make with how little they could invest... and it shows. Look, I could go on and on... Not worth the price paid. read more

AVOID AT ALL COSTS! This is the most unresponsive property manager a military family will ever encounter. I've been waiting... and calling, for A/C repair over the last eight days. DO NOT GIVE THEM YOUR DEPOSIT PRIOR TO GETTING INITIAL REPAIRS COMPLETED. Once we accepted the house, on the agreement they would complete the repairs, they have done noting. These repairs include a massive roof leak (The dining room ceiling is now caving in) and to make the 3rd bath we paid for operable. Once you are in the house they will do nothing but collect rent. They are a collection agency without any acceptable form of values, not a "property management" agency. read more

Do not rent from this company. My wife and I were not able to make it out to Fort Polk when we wanted to so we had to rent before we saw our house. When we moved in to our house we had grass upwards of 6ft., the garage door was broken, bugs were in the house, and mold was growing around the toilets. Unfortunately, we have been here almost a year and they still have not fixed our garage door and whenever we have an issue with the plumbing they try to charge us the full amount even though it is not our fault. STAY AWAY FROM THIS COMPANY!!!!!!! They target Soldiers and try to take advantage. read more

We are military moved here in Oct 2015. The house we are renting is 1500.00 a month we have had multiple different people come out to service ( bandage) the AC since we have moved in. Called Fri due to frozen ac and someone came out he couldn't do anything . had a emergency guy come out on Saturday he didn't fix the problem. Sunday came no one was around to fix the air condition. So Monday morning I went to the office someone was suppose to come out by 10 on my way home got a call that a company was at my house . Just to let them in and turn on the heater to have ERA turn them away from fixing it . 12 rolls around and the next company shows up. I let them in and they turn on the heater just to have ERA send them away ! Sounds crazy to me 2! So it's been 4 days with no ac. I have 4 children from age 12 to 2 and a 14 year old dog. A lady on the phone was so kind to say if it's not fixed today put everyone in front of fans! So it's now 3 in the afternoon 85 degrees in the house and I haven't heard from anyone with a time anyone's coming to fix the air conditioner. read more

Do not rent from this company, I was a renter with them for 3 years out of convenience, when I moved in the grass was not cut the house was a disaster and now as I'm retiring they are trying to stick me with an extra months worth of rent. I have a baby on the way and a mortgage and when I told them I couldn't afford August, in July they said the owner would pro rate the 7 days I would be here... for $600, when the rent is $1400 for the month... mind you they waited until after August 1st to tell me this. When I tried to negotiate they said the owner decided just to go with what the contract says which states I owe another month because I'm still in the property under the assumption that it would be fairly pro rated. read more

I had to rent my house sight unseen due to relocation for business. $1250.00 was my monthly rent. When I arrived the grass was knee high, the back deck area was totally filthy. I mean filthy. If I had a dog, I wouldn't let them out there... These are just a couple of things that were was off any expectation of move in ready. I figured 1250 a month should warrant a clean, painted carpet shampooed, grass cut ready home, but no. The garbage disposal (that doesn't work)The garage door opener doesn't work backs up into the sink and leaves water and old garbage in the sink, my response when I called my 'property manager' was, I'm at a football game I will call you tomorrow. The garage door opener does not work. Bathroom towel rack broken of the wall and just left on sink vanity. Now because I complain, I'm being charged an additional $40 dollars a month service fee? Due to all the problems not corrected prior to move in, I was told that they would make it right. (Property Manager) If this is the condition that the (Property Manager) considers move in ready. RUN! I don't even think there was a move in inspection done prior to move in and if it was they just don't care about their tenants. ^^^^lords, comes to mind. Do not rent from this company. read more

I have serious, legitimate concerns regarding this agency as well as the substandard service in property management. Specifically,I have concerns over innacurate bookkeeping and financial records maintained by property managers that very nearly led to additional "subsidiary" charges for myself. Were it not for my own accurate records and receipts that I have maintained over the years I would have been held accountable for hundreds of dollars in inflated overcharges to repair items that had not been constructed to building code. Due to years of these innacuracies and attempts to overcharge I have recently terminated my relationship with this agency. There are several other property management and licensed real estate agents, all with excellent reputations, all of whom are not considered "shady". Please learn from my mistake and conduct your own research in order to find a reputable service.
