I had a very bad experience working with Jennifer Kosar of ERA One. After purchasing the home, I learned that the county was in the middle of a property value reassessment -- something Jennifer never disclosed during the buying process. This has had a direct financial impact on me, and its information any responsible realtor should make sure their client is aware of. Also, the condition of the home was misrepresented by the seller and Jennifer Kosar. Several issues that were minimized or glossed over have turned into costly repairs. Because I lived two hours away, I relied on Jennifer to be my long-distance eyes and ears. I expected honesty, thoroughness and transparency, and unfortunately that's not what I received. For anyone who finds themselves working with this realtor make sure you watch your back, verify everything she tells you, check her references and stay aware of what she may be doing behind the scenes. Based on my experience, I cannot recommend. Buyers deserve full disclosure and an advocate they can trust. Jennifer Kosar is not that realtor. read more

Rather than apologizing for inefficient realtor to me , they preferred to substantiate this realtor by answering a poor performance review I wrote. I don't know about you but I'd rather a company who placed the customers needs before their loyalty to a realtor who works for them. Agents make mistakes and it's important for a realty company to have your back as a customer. They have a lot more to lose than an employee. read more

Do not recommend if you are an out of state investor. I expressed my concerns about other agents I had to deal with not being consistence, not being responsive and I was assured I would be taken care of since I am an out of state investor. Well that was far from what happened. Agent Irene Santiago never sent me listings, I had to keep texting her and checking in and all I received were the automated generated emails. No personal care or communication took place. In fact I just realized I was still waiting since since 8/31 for numbers from her on rent roll. Its now 2 weeks later and guess who reached out to who? I did! Horrible service and blows my mind how real estate agents are not consistent when you have a client who wants to buy NOW. I guess everything happens for a reason...I have found another awesome realtor and property manager but I caution investors to do your due diligence before working with this company. read more

ERA One Source is appropriately named; it is the one best source for an unscrupulous salesman, Eugene J. Rawlings, and an ineffectual broker, Sunita Arora. Before signing a listing agreement with ERA in April 2017, Rawlings was responsive to my requests for meetings and information regarding the services he and ERA would provide in an effort to sell my home. His assurances that he and ERA's advertising content and multiple media platforms (MLS sites, print and digital media, etc.) would reach more markets than competing real estate companies, that his marketing talents, personal attention and responsiveness to clients and potential buyers alike persuaded me to list my property for sale with ERA. My selection of ERA was misguided. Once I signed the listing agreement, I learned Rawlings' true expertise--ignoring a client. Receiving no responses to six voice mail messages and at least two texts to him requesting contact/information between approximately May 5, 2017 and May 15, 2017, I contacted ERA's office, explaining the lack of responses and inquiring whether Rawlings was still employed at ERA, sick or perhaps even dead. The staff member assured me that the circumstance would be "looked into" and someone from the office would get back to me. I've heard nothing to date. Knowing a broker has a duty under Pennsylvania law to adequately supervise her/his salespersons, I left a voicemail message for the broker and president of ERA, Arora, explaining Rawlings' lack of responses to my requests for contact.. After several weeks with no contact by Arora or anyone else at ERA, I emailed Rawlings and Arora informing them of my cancellation of the listing agreement and requested ERA to discontinue all marketing activity, if any, of the property and removing my property from their web-site. Neither acknowledged the email nor did they remove my home from the web-site's "featured properties." I emailed them again a week later. Referencing their refusal to remove my property from their web-site, I listed several requests for information regarding the status of their sales efforts, citing Pennsylvania's Real Estate Licensing and Registration Act and regulations imposing legal obligations to provide the information in each request. This effort also failed to provoke a response. Two weeks later, I emailed Rawlings and Arora for a final time. Once again I informed them I was terminating the listing agreement and requested they remove my home from their web-site as they no longer had the right to tell the public ERA represented me in the sale of my home. I also informed that should they continue to list the property, I intended to file a complaint with the Pennsylvania Real Estate Commission, a state agency policing the conduct of Pennsylvania licensed real estate salespersons and brokers. To date, there has been no contact from them. But they continue to list my home on their web-site, knowing, or should know, that continued listing effectively prevents me from retaining another real estate company to competently perform contractual and legal duties to a client and earning a commission for such performance. Buying or selling a home? Considering ERA One Source Realty as your realtor? If so, I urge you to first visit the Pennsylvania Real Estate Commission's web-site. (A source I neglected to consult before signing the listing agreement with ERA. Shame on me.) There you will find the disciplinary history of broker, Sunita Arora. Corporate cultures are often shaped by management. Her multiple legal infractions certainly foreshadowed her misfeasance in this case and, at least in part, explain Rawlings' malfeasance. Had an absolutely terrible experience using ERA One Source located in Clarks Summit. Currently I live overseas and while visiting the Scranton area last year my wife and I visited and became interested in a house in the South Abington Township area that was then with a different realtor (summer of 2015). I kept following the property on the Zillow real estate website and then the sellers switched to ERA One Source. When I contacted the new listing agent handling this property in January, I indicated that I was interested in the property. The realtor stated that the property was off market for the winter but she would contact the sellers to see if they were interested in selling at that time. We began negotiating on the price in late January. In early February I told them my final price which was much less than their listed price but based on what I feel is closer to market price for the property. Initially the realtor said they did not want to accept it but then in the second week of February the realtor told me they decided to accept the offer. I undertook all necessary details to secure the loans and meet the projected closing date. On March 8th, about three weeks after they accepted the offer I received a cryptic telephone call from the listing agent saying to call her immediately (I am currently 12 time zones away from PA.) I tried numerous times to call the listing agent but she didn't answer. Finally I got in touch with her the next day (her time) and she told me that there had been a "minor" water leak in the house due to a broken pipe in the heating system. Then she told me that I needed to set up a house inspection within the next couple of days. Bells started going off but in order to stay on schedule with the closing I set up the house inspection and arranged for a family member to be there. From the results of the housing inspection and comments from my relative it became apparent that the leak was not minor. I then asked the realtor to provide me information on when the leak took place, what the insurance adjuster provided as a report, estimates from the contractors, proof that the work took place, etc. The information was slow in being provided and to top it off the realtor stated that the sellers did not want to adjust the sales price to compensate for the damage done to the property, potential uncorrected damage or to totally replace the carpet and other items that were damaged and not yet replaced. When the documents were finally provided I was shocked to discover that the water leak actually occurred while I was negotiating on the price but was not disclosed to me. The sellers actually accepted my offer a few days after the leak occurred and the disclosure agreement that I signed on March 1st (dated August of 2015) was not updated to inform me of the leak. An updated disclosure agreement was provided to me on 3/17/2016 which was dated and signed by the sellers on 3/1/2016 (I did not sign their updated disclosure agreement.) It should be noted that the damage occurred on 2/14/2016 and I finally signed the sales agreement on 2/17/2016. I did not receive any notification of any damage until the realtor asked me to call her "ASAP" on 3/8/2016. Due to this failure to promptly disclose severe damage that greatly affected the market value of the home I asked to stop the sale and requested my deposit to be returned on 3/23/2016. I am still waiting on a response from the realtor at One Source Realty of Clarks Summit after numerous emails. In addition to the deposit money I feel that the money I spent to apply for the mortgage and the money I spent for the housing inspection should also be refunded due to this unethical behavior. One of the lawyers that I contacted in regards to this issue began to laugh when I mentioned the real estate company and realtor who I dealt with in this case. He is aware of similar and other issues related to this particular agent. I am currently utilizing a lawyer to seek return of my money. Advise everyone to steer clear of ERA One Source. Sad to paint a whole company because of the actions of one agent but actions such as this are despicable and oftentimes reflect the ethos of the company or a group within the company or the desires of the company management. We recently had a property under contract that ERA One Source Realty had listed, so our initial escrow deposit was sent to the listing agent who forwarded our check to the Clarks Summit corporate office. Within two weeks, the contract was terminated based on the property inspections and a release was fully executed by both buyer and seller on March 19th. The first story we got was that the corporate office had no record of having received our escrow deposit check. We supplied a copy of the front and back of the check on several occasions - first to our buyer's agent who forwarded to the listing agent, who forwarded to the corporate office and then again, to the corporate office's administrative assistant. Next we were told that the bookkeeping department was closed because the bookkeeper's mother had passed away, (sorry for your loss..), which turned into a week long event. Then we were told that our deposit check, which cleared our bank on March 19th, hadn't cleared their bank until April 3rd or 4th and our escrow deposit would be mailed back to us on Friday, April 5th. There was three full weeks to return our deposit. When making phone calls and sending e-mails, there was either no response or when threatened with a formal complaint to the Real Estate Commission, they responded with "you do what you have to do." Then they refused to overnight the check to us - citing a $90 fee to overnight across the country, when in fact, we live in the same state!! We waited a full week for the check to arrive, today. What an attitude from a company that depends on customer reviews and referrals! ERA One Source is NOT the only game in town and my recommendation is to stay as far away from that company as possible! read more

Heather D'Adano from era one source realty I called because I was interested in a listing she has and it was like pulling teeth and through the painful conversation of me trying to find out anything about the house I was told I don't know the history because I am not from around here maybe she should educate herself of what she is selling!!! then finally was told it is under contract and it is closing next week ummm perhaps this information could have been useful in the beginning of the conversation so you wouldn't have wasted my time as well as what little time you give to a buying customer !!!
