    Mr Angotti is a legend in his own mind, did a divorce appraisal on my house. Came in 30 grand less…read morethan anyone else on the estimated value of opinion on my prior ownership before my marriage. Put things in his appraisal that didn't exist, refused to look at backdated time stamped pictures to give me a fair shake!!! The worst part was when he came out to do his estimate & value he took the information on the value a few years ago from the other party who was in the divorce. It all became clear he was friends with my attorney, so he added things to the current value that don't exist ( tile in the masterbath, marble countertops it's cultured big difference in $$ amount) when I questioned him regarding taking info from a divorce appraisal from anyone let alone the other party is a big nono, to most of us he slipped and admitted he did!!! He is the prime example of what our system has turned into, he appears to work with certain Attorneys on these things all for profit, not ethics truth & concern. Let alone adding things to the appraisal that don't exist, a skilled appraiser with any knowledge at all would know the difference in linoleum & tile one would think? Let alone marble countertops! When when questioned said he tried on files he had in his office, told him he needs to update his files. And stop his approach to taking peoples money, stay neutral independent & stop adding things at his discretion!! If your atty suggests using him, I would run as far as fast as I can. Because he like some local atty: are dirty and continue to get away with it!!! We have the emails phoney reports, worse the money he was paid for was wasted because he had already filled his phony scripted info if you question him he won't even respond. BUYER BEWARE Sonoma COUNTY APRAISAL NEEDS TO CLEAN HOUSE get some younger better educated people to save his business from the inevitable.

    I recently contracted with Don Angotti to do an appraisal on my parents home after their deaths in…read moreorder to get a new cost basis for estate purposes. Don was very aware of the purpose of the appraisal as he commented that there is always a "range" in home valuation for appraisal purposes and understood that higher would be better in this case. He asked if I was in a hurry and I said "no...not particularly". Big mistake. I had dealt with other appraisers on other properties and none ever took longer than a couple of weeks to get something to me. After 4 weeks of hearing nothing back from Don I called him and asked him what was taking so long. He said that we had agreed that he would "get to this when he could". We had agreed on no such thing and certainly there was no discount to the price for this type of consideration. He asked if I would like him to put this in his active pile...I said "yes". Another mistake apparently. After 2 additional weeks, Don finally sent me the appraisal. Immediately when I saw what he "valued" the home at, it was clear that he was punishing me for asking him to actually do what I was paying him to do in a timely (too late) manner. Not only that, 5 minutes after the appraisal hit my in-box he was on the phone to me asking to be paid. I paid him...grudgingly...and then immediately found another appraiser to work with. He did the appraisal in 2 weeks and the value of the home was much more in-line with what I knew the true value of the home to be. He of course did this with all the same publicly available information that Don had to work with...but apparently chose not to. I wasted not only my money, but considerable time as well working with Don. My advice is to run, don't walk, from any dealings you might be considering with him.

    Jennifer Rennia is the most irresponsible and negligent appraiser I have ever worked with. She…read morespent 7 minutes doing her appraisal of our 3 bedroom home -- my husband was present. Then, she classified our home incorrectly, as a "Co-op" when in fact it is "Cohousing," legally managed just like a condominium. Cooperatives are legally, fiscally, and functionally very different from Cohousing. When we learned of her mistake, we provided several pieces of documentation for her to correct the error, and I reported the mistake the Appraisal board. She did not respond but let the erroneous categorization stand. I provided several documents, including our initial loan, demonstrating her error as well. What is the difference between Cohousing and Co-operatives? a) Cohousing owners, like us, pay their own taxes. b) People who live in a Co-operatives do not pay individual property taxes. The Co-op pays it, because the co-op owns everything. -- I submitted a copy of our property tax bill for our personal unit, demonstrating that we are legally the same as a condominium. -- Jennifer never responded nor updated her appraisal. From Investopedia: Condominiums [and Cohousing complexes] are multi-unit dwellings with privately owned residences and shared common areas. Condominiums are classified as real property, meaning that buyers own the deeds to their dwellings. (To learn more about condominiums, read Buying A Condo.) Co-ops are not considered real property. When you buy into a co-op, you become a shareholder in a corporation that owns the property. As a shareholder, you are entitled to exclusive use of a housing unit in the property. I hope this review saves others from the heartburn of working with Ms. Rennia and that it will inspire her to improve.

When I asked what the lack of communication was all about, I received a flat, "I'm sorry.'' from the assistant. Well now I am sorry because I will not use their services. Moving on to a hopefully better outcome.
