Working with Scott Kopecky on a new purchase was truly a nightmare. There was a huge lack of transparency and communication, despite my best efforts to ask him if we were in good standing. I was forced to follow up with him multiple times to ask what our action items were, since he did not communicate any potential delays with me. More times than once, he had raised an assertive tone with me over the phone, not letting me speak or ask questions. Scott failed to keep track of my requested closing date and overlooked multiple items in my package, which led to errors and delays. I now have to pay a hefty title fee to hire a title attorney again, because Scott did not ensure that a second owner would be added to my title. Two days before we were supposed to close, he informed us that closing would be 11 days late. This was his first mention of any potential delay, despite me having followed up with him weekly, for over a month. He admitted that he did not even realize when I was due to close. After getting his team lead, Kirk Hutchings involved, the team rushed through my package and I closed within a few days. There were multiple errors, and the entire process was chaotic. I received my closing disclosure 2 hours before they scheduled me to close, so I barely had time to review it. I was asked to sign documents while I was driving to closing, and told they were "time-sensitive." Having Kirk Hutchings involved was also not assuring, as he told me over the phone [direct quote], "this is the mortgage business. This is what happens when you apply for a mortgage during a pandemic." Is a pandemic an excuse for a lack of transparency, lack of accountability, and poor communication? God forbid try asking questions, any questions you would ask he would get defensive, "I'm doing you a favor" wait what you get paid at then end to help. Needless to say 2 months lost. After getting a loan approval and loan commitment, and after giving them everything they asked for including the kitchen sink, they did not fund my loan and left me in a really bad situation. I was supposed to close on 11/14/22 and then two other dates after that and my mortgage broker and this horrible underwriter were still asking for information after my scheduled closing dates. My current residence was under contract to be sold, and I was left by this company with no mortgage. My mortgage broker Joshua Delconte was a nice guy but over promised and under delivered. We were all mislead by him and put in a bad situation during this holiday season. Thankfully I was able to find another lender with a cheaper interest rate. Do not do business with Dan Thierry. Daniel has no integrity and low moral character. Daniel Thierry referred me to an associate of his to help me finish my loan application. The associate worked well in the beginning but, the associate began to ignore my calls, text, and emails concerning issues that came across while doing my loan application. I called Daniel to see if he would be able to get in contact with the associate that he passed me off too. Daniel refused to help. Apparently, Daniel doesn't know how to get in contact with that associate...He only rushed me off the phone because I was no longer his problem. Well, I hope you make your money Daniel. We had the worst experience with Embrace, they took all the joy out of buying a new property. Spoke to Rob on the first day when they got our business and then only when an issue arose. Mostly we dealt with Gosia who is very abrasive. She waited till less than a day till our closing to tell us they needed a bunch of new documents. I have had embrace now for about 8 months. My loan officer was amazing a 10 out of 10 and everything was smooth closing on the loan. However 2 months ago I logged on to pay my mortgage only to find out that my payments had increased by over $300 a month. This is the first home I have ever owned and I am in my late 20's with 2 kids and a stay at home wife so money is tight. The first time I called to see why my payments had changed and they told me that my taxes had gone up and there was nothing they could do. I was emotional I thought I was going to lose my house because I couldn't afford it. I contacted my Loan officer and asked her to help me and she jumped on it. She found out that my taxes had only gone up $9 a month and she contacted the servicing department. I get a call from the servicing department telling me to just pay the extra $300 a month and at the end of the year they would send me a rebate check for everything I over paid. I didn't agree to this and asked them to fix it. About a week goes by with no response and I get a check in the mail for roughly $800 saying that I over paid on my escrow account, So I called them back. They told me it was a mistake and to cash the check and wire them the money back and they would credit back to my escrow account and then adjust my monthly payments. I sent them back the money they "accidentally" sent me asap and got my new monthly payment amount that is $50 more a month than the original. I paid it as soon as they adjusted it. A couple days go by and I get an email from my bank saying Embrace reported to my creditors that I was delinquent on paying my accounts, even though this was none of my fault and they told me they weren't going to be reporting it. I've been in contact with them and they said it can take up to 3 months to come off my report. Now my score has dropped 100 points and I cannot apply for any financing until it is removed. I would not recommend this company to anyone. read more

The outsourced phone staff for customer service will tell you things in regards to issues, but can not provide written documentation for verification to back up their own actions. Like the previous Yelper, I too received spam in my physical mailbox from Embrace Home Loans. Unlike the previous Yelper, I looked over the paperwork from Embrace and decided to give them a try. And - Lord the Mighty - it was a runaround on a massive scale. Our "loan officer" was about as helpful as a used car salesman. Everything was eventually worked out but this was flat out the worse experience I have ever had with a mortgage company. I have impeccable credit and am able to communicate effectively but why would Embrace listen to me when they can get their information from a Home Inspector they randomly hire (long distance) and who gives them bad and outdated information culled from some random web page that Embrace will grab onto like a pit bull thrashing a poodle. It was beginning to look like it was going to take an Act of Congress (and you know how "they" work) to straighten out the misinformation that Embrace had swallowed whole. I suppose if you live in the home state or city where Embrace is located you may have an easier time communicating with them but if you are attempting a long distance transaction, you will be better off finding a mortgage provider in your own area rather than "Embrace". And guess what? After all this hassle with "Embrace," they turned around and sold our new mortgage in the span of a month. A month! Well, I do know that the new mortgage holder will be pleased to have gained an excellent paying customer. And "Embrace" do you know what you have gained? My eternal scorn. read more

These was our original mortgage company after it was sold to two other companies first Embrace sold it to roundpoint then it was sold to Freedom mortgage. I would advise anyone to stay away from all three because Embrace in them when you pay them we paid a substantial amount almost $58,000 in mortgage payment not one penny actually brings down the balance of the loan these companies are all connected and sister companies and they are all scam artists and they will make sure you overpay for your house and seems like and never will get paid off stay away from all three of these companies! read more

Tried to work with these folks on my home refinance. They are impossible to get a rate out of without sharing your SS#, something I won't be doing just to get a rate quote. Already gave them a ton of info (You are required to fill out a multiple page web form with a ton of personal information including income, expenses, etc) under the promise of a quote. According to Branch Manager Brian P. Brisebois this is their company policy. In these days of data breaches and concerns around information security this is tone deaf policy. Last year I refinanced with Mike Davidson at Embrace Home Loans, I originally posted a review on Embrace's website, but that was conveniently never actually posted. So my initial experience was great, Mike spent quite a bit of time crunching the numbers with me and was able to get me to the table to refinance. The main reason we refinanced is because our original loan was sold to Freedom Mortgage (which is a terrible terrible company- worth the couple thousand dollars to get the loan away from them). So after being promised that Embrace would not sell our loan you can imagine our surprise when we got a letter from U.S. Bank before the ink on our closing was even dry. I thought for sure it must be a mistake...but suddenly Mike Davidson didn't answer the phone and everyone else at Embrace claimed that it doesn't matter what I was promised it was in small print somewhere in our closing that they may sell out the loan. So all of those thousands of dollars we spent so we could stay with a supposedly "trustworthy" company were a waste. read more

Started off working with Jeff Gaccione. Went through the whole process paid for appraisal just for them to lie about why they couldnt approve me. They claim student loans affected debt to income ration. It was a lie they are supposed to use the payment amount on credit report. That didnt stop me I was approved by another lender. Called them to try abd get the appraisal transferred over and they wouldnt do it. The truth is they hate that they couldn't do what another lender could. I wish I could give them negative stars. If you work with a realtor that suggests using Embrace, please tell them no and look into a real company that won't sell off your mortgage after 2 months even after you were told it would never be sold. The companies they sell you off to you are terrible and are more of debt collectors rather than an actual loan company. You also have to pay $75 to take a homeowners test even before the loan get processed. I have tried to contact Tripp once we received the paper that the loan was sold and he will not return any calls, texts or emails. It started off great but now after 2 months it is becoming stressing to be sold off to a company that has less the below standards. We are in the process of seeking legal council. Strongly recommend to have a 20-30 min chat with Pat to go over your loan or refi!! I bought my house a few years ago and wanted to have my loan structure reviewed. Pat advise me to send him a copy of my statement. He took the time to review and a few hours later, he called me back to go over my loan. It was a very impressive approach as he took the time to go over my family situation and my future plans. Having my parents in my house and a wife who studies out of town, it's really not easy to plan ahead however Pat took the time and laid out my options for me. I would give a 0 to this company. Worst experience ever! I worked with Christie Woywitz. My realtor suggested us to work with the mortgage loan officer Christie Woytowitz. She said that she was the best and very attentive to detail and that we don't regret or be disappointed. Mid January just before my father was going back home, we decided to start this process. The people participating in the loan were going to be my mother and father. We made sure Christie was aware that my mother had a part time job and my father wasn't working in the US. She knew my dad was not filing taxes in the US and we had made this clear, even my realtor knows that Christie was aware of this. But Christie had mention that she can give us a loan, because they hold the loans in house and she's going to do something entering or something manually and we would be good. Fast forward in April we started shopping for a house. April 12th 2017 we received an email from Christie saying that she qualified us for a loan. We were very happy for the news that she gave us. April 27th 2017 she sent us a pre-approval letter saying that we had gotten pre-approved for the loan. Therefore we picked a house by May 1st and we started doing our paperwork with Christie and our realtor. We had looked at many houses and we very excited that finally we had a house we liked and the loan too. Our realtor worked so hard to help us find a house and never let us give up. We signed a contract for 5715 Colter Ct, Virginia Beach, VA 23462 and did all the necessary paperwork with Christie. We did have few flags with Christie, but chose to believe that she had more clients than just us, and that's why it was taking her too long to response or answer any questions. I know for fact at times that as soon as we told our realtor we have not heard back from her, our realtor called Christie (but she did not tell us that) and would pretend like she did not know Christie called so she can keep the relationship strong. But only then we would hear back from her. Anyways, with the contract we deposit of a thousand dollars (1000$) too, which our realtor assured me we will get that back. Meanwhile, Christie was very well aware that my mom didn't work in 2015 and she didn't do taxes in 2015 because she was not living in the US and that she worked in 2016 part-time. Also she knew very well that my dad was not working in the US and was not paying taxes in the US. Our closing date for the house was May 26th, 2017. Christie had known our case since January. Christie and her team decided to let us know FOUR DAYS before the closing date that the mortgage didn't go through. FOUR DAYS!!!! She did not even call us to tell us the news, she asked our realtor to tell us the news. This was unbelievable. We are so very disappointed in Christie and feel beyond neglected, she broken our trust with anything that she had. How can someone, who has so much experience be so irresponsible? I believe that our loan wasn't even looked at until the last moment, because thats the only way I can explain this, how do you preapprove without checking taxes???? We had everything ready. We got a house inspection (345$), we got house insurance, we closed the lease for our apartment so we could leave by May 26th. We had picked furniture that was supposed to come in a few days after closing. But now everything is destroyed, our dream to have a house is ruined, lot of emotional damage and financial damage was done to me and my family. I don't understand why would she lead us on and lie to us. Even I that I don't know anything about how mortgage works, know that in order to get a loan you need to have a good credit score, a full time job and pay taxes to the government, but she still made us believe that we could get the loan. Now we are stuck with no house and no apartment. We have to get a hotel where we can sleep and rent a spot for our furniture until we find an apartment. read more

They are very friendly and will help in every way, but beware they will charge you extra fees and hit you with a half point fee so you get a better rate without telling. The company does a unprofessional job overall. I backed out of the deal because my closing cost went from 3600 to 5300 and they were angry with me because i questioned all the fees.
