I had first called Ed a few years ago when I was thinking about selling me place. He gave me good advice, was always happy to speak with me, always responded in a timely manner, and I decided not to sell my place. So when I did decide to finally sell my place, I called Ed and he still responded in a timely manner and was happy to meet with me. He was one of three realtors I met with and he came in with the best action plan on how to sell my place. The entire process was quick, incredibly efficient and best of all, took very little work on my part. He has very good knowledge of the market, the area, and is a problem solver. On top of it all, he is a darn nice person and very easy to work with! I could not have asked for a less stressful and positive real estate experience and Ed is a very big factor in that.

Impossible you say?! Well to that, I assure you that you have not yet met Chrissy. Not only was she very easy to speak to over the phone, but she was empathetic and accommodating with regards my constraints (I emphasize this as it was a holiday). I have a habit of moving at a fast pace, which was pushed into overdrive considering flight-determined deadline. While this can, from time to time, throw most people off or be a little overwhelming, she managed to get everything done with the highest level of professionalism and in record time. As first time home buyer, there were many things that we didn't know or weren't aware of. Splice educated us on so many different things such as flood zones, tax, and other fees. They made as feel comfortable with every decision and empower every decision with facts. They honesty and fact checking was something we needed. Buying a house is difficult but factors such as the pandemic and inflation doesn't make anything easier. So we highly recommend this group. Exceptional Real Estate Partner - Phil Delivers Results…read more I've had the pleasure of working with Phil at Park Hou Group through Splice on multiple transactions over the years. Phil helped me purchase a single-family home in Cambridge, buy a townhouse condo in Somerville, and later sell the condo. Each experience exceeded my expectations. Going Above and Beyond from Day One For my Cambridge purchase, Phil's team secured an early showing before the open house, allowing me to submit a competitive offer ahead of the crowd. In Cambridge's cutthroat market, this strategic move made all the difference--I'm confident I wouldn't have gotten the house otherwise. Phil provided an incredibly detailed comparative market analysis (CMA) that gave me the confidence to make a strong but justified offer. Expert Advice That Pays Dividends One of Phil's best recommendations was converting my 2-bed, 1.5-bath home into a 3-bed, 2-bath. This renovation created a versatile home office and guest room, and when I relocated, significantly increased the property's rental value. It's rare to find a realtor who thinks so strategically about long-term value. Unmatched Expertise and Resources Phil's personal experience with rental properties and renovations sets him apart. As a first-time renovator, I had countless questions, and Phil never hesitated to share his knowledge--even well after closing. I later learned he develops properties himself and manages investment properties for other clients, which explains his deep understanding of what to buy, what to avoid, and how to maximize ROI on improvements. A Full-Service Team with Vetted Professionals Phil has built an impressive network of trusted vendors--inspectors, architects, contractors, loan officers, attorneys, photographers, stagers, and more. When he makes a recommendation, I don't waste time researching alternatives because I know they're competent and fairly priced. This network is invaluable and saves tremendous time and stress. Proactive Marketing That Gets Results When selling my condo, Phil convinced me to stage the property (excellent advice) and staffed the open house with multiple team members to ensure every visitor felt attended to. What impressed me most was his follow-through--he personally called every prospective buyer multiple times for feedback and to maintain engagement. Phil doesn't just list properties; he actively sells them. Always Available, Always Professional Throughout every transaction, Phil was accessible via text and phone, answering questions and easing anxieties. His communication style is both professional and reassuring during what can be a stressful process. I've recommended Phil to all my friends because I genuinely believe you won't find a better realtor in the Boston area. His combination of market knowledge, strategic thinking, and exceptional service makes him an invaluable partner in any real estate transaction.

Charles is in it for the realty experience, not in it for the sale. Sure, he wants to get your place sold, or get you into your new home - but he wont do it just to get another transaction. As a buyer, when I suggested I might want to consider areas outside of Cambridge/Somerville (i.e. maybe Boston or Brookline), he respectfully told me that he would be happy to refer us to someone who knew those neighborhoods. He knows his area so well, and wanted us to have someone who knew other areas just as well as he did. That focus on Cambridge/Somerville showed even stronger as a seller's agent, where he was able give us all the necessary guidance to prepare, show, and sell our condo for a price we were very happy with - and in around 40 days. take in that last statement. Yes, we got a price we were happy with and a list-to-offer of 40 DAYS.... this year..... And while some of that has to do with the property, a lot of it was helped by Charles' input, suggestions, and diligence in getting the property staged, marketed, and represented - allowing me to actually experience a minimal impact of the whole process. this - plus everything that happened during negotiation, paperwork, and closing - is the reason that a realtor is essential. Scratch that - it's the reason that an awesome realtor is essential. Trust me, when you end up with someone subpar (and sadly I have several times), it is a whole different deal. Charles is that awesome realtor. If I were ever to buy or sell in his area again, there's no one else I would trust

However, our tenants had to break their lease, and I was left with an empty condo during the holiday season. To sell or not to sell, that was the question. I had talked to other agents and was feeling pressured and lost. Then, I saw a review for Charles Cherney online. What a happy, happy find! Charles was very professional, reassuring and knowledgeable from day one. He took what seemed an overwhelming circumstance and made it into a very doable project. Each and every step along the way (and there were many) was anticipated, dealt with, taken care - and we were on to the next one. Charles' expertise and experience proved to be spot on. We had over two hundred people at the first open house! The condo was put on the market on a Thursday and by the following Wednesday (after three days of private showings and three public open houses), we had over a dozen bids, with most of them well over the listing price. I recommend Charles Cherney to anyone looking to sell or buy real estate in Cambridge or Somerville. He listens, advises, and takes care of both you and the process. He is more than an expert in his field - he is a kind, considerate, compassionate person, with a wonderful sense of humor.
