IN ADDITION, THE HIGH SCHOOL ACROSS THE ROAD IS UNDERGOING MAJOR CONSTRUCTION. HEAVY EQUIPMENT NOISE (CEMENT TRUCKS, CRANES, FORK LIFTS, ETC.)BEGAN AS EARLY AS 5:07AM WITH LOUD ENGINES AND CONTINUAL BEEPING OF THEIR BACKUP ALARMS AND ENDED AS LATE AS 6:30PM. Property "House Truths" state "nearby construction over the Summer months could create noise during weekdays" (Simple Life Mgmnt added the "Fall months" clause AFTER our stay. We rented during the Fall months). Simple Life Mgmnt was notified of the unacceptable conditions. While they expressed their "apologies" and "understanding" absolutely NO action was taken to provide a comfortable stay as should be expected from a hospitality management company. In addition to the noise, the unit's internet service did not operate as expected. Streaming services on the TV were unavailable. It appears that Simple Life manages several properties within the same complex: Holiday By The Bay A-4, Hilltop View B-3, Hilltop Hide Away B-5, Peacefield At The Hilltop B-4, and Relaxing Busy Bee B-7.

First, I'd like to start off to say that…read morethe rental agency, Simple Life Hospitality, is very responsive and great to work with based on this stay and during a previous rental at another property. However, this property is not accurately reflected in the pictures, which we learned were taken prior to a recent sale. Like the prior review, we could not get into the house with our code on check in. Getting a hold of the agency with little to no cell phone signal was difficult, but they were able to help us get a hold of the spare key. The house was not particularly clean with cobwebs around the bar, windows, and in the bedrooms and dirty and wet towels in the laundry closet. The highchair was filthy. While it was helpful to have children's cutlery place settings, the kitchen pots and pans were not well stocked. What was available needed to be washed before we used them - including the glassware. The refrigerator is old is not large enough for the number of people that can stay in this house. There was a makeshift banister to the upstairs using unfinished 2x4s with splintering edges--right where the little fingers of children would touch and could get splinters. This same appearance of unfinished 2x4s was repeated on the deck, where the deck wood is old. Multiple spindles were replaced with new pieces of wood, but instead of replacing the top railings, stacked 2x4s were nailed in place across the deck and stairs. Within one of the bedrooms upstairs, there were broken doorknobs to closets that left screws on the floor. The crib and mattress seem extremely old and worn, and the mattress didn't seem to fit snuggly in the crib, leaving gaps. In addition, most of the dressers and night tables were flimsy with broken drawers in one of the dressers that wouldn't slide and just fell out. Furniture holding lamps and other fragile items that could easily be knocked down is a hazard to all, but most importantly, to small children. There was also a significant safety issue as there is an empty wood storage box next to the fireplace that has a door on the deck and another door in the house. The outer door did not have a lock on it. Once we noticed this, we were able to find a padlock in the house and put it on the outer door, but it would have been easy for anyone to get into the house prior to us noticing this. The grounds are not adequately maintained either. There were large weeds growing up through one of the two staircases on the deck that prevented anyone from using it safely. The landscapers came by while we were there, and we had to ask them to remove the weeds twice before they eventually did. There are not enough places to sit in the main family area for a house that holds this many people. Unlike in the pictures, there is only one 3-person couch and 1 arm chair so most of us had to squeeze onto the couch and ottomans and bring chairs from the kitchen table to sit on. The chairs on the front porch were not there. The table and chairs pictured on the deck were also not there. There were only some wicker chairs left on the deck, which were shedding paint flakes. The deck had broken planters that, again, were the right height for little fingers to get injured. The Adirondack chairs by the fire pit were filthy and most nearly broken. One evening we spent over an hour killing small bugs that were all over the kitchen ceiling. The windows had been left slightly open before we arrived, and the screens had holes in them. The real highlight on this property though occurred on the fourth day of our stay when we woke up to the smell of sewage. The drains had been very sluggish upon arrival in the kitchen and bathrooms, but now the sewage had backed up into the basement shower. The rental agency was great at getting the septic tank company and a cleaner out quickly that morning. The septic tank driver commented that the tank was very full and hadn't been emptied in awhile. Unfortunately, it took a over a day for the smell to go away. Overall, this was a lot of money to spend on a place that isn't maintained properly. We definitely won't be coming back, nor recommending this location.

Unfortunately, everything changed when Focus Management Group took over. In February 2025 we renewed our lease with Munz through February 2026 at $1,325 plus $25 pet rent. After Focus assumed management, we were repeatedly asked to sign a new lease and were regularly billed for charges that were not part of our existing agreement, including utilities. Almost monthly we had to contact management to correct our account and remind them that our lease with Munz was still legally in effect. We provided documentation multiple times, yet the same issues continued to reappear. At one point we were told our lease had expired and were even told by a legal representative that utilities were agreed to under a Focus renewal. We never signed any lease with Focus. To resolve the confusion, we ultimately had to contact Steve Munz, the former owner, to confirm our lease renewal ourselves. After four years as tenants, the repeated billing disputes and lack of due diligence created enough stress that we chose to move out. Even after vacating, Focus attempted to withhold our security deposit for utilities that were included in our rent. Only after raising our lease agreement yet again was the deposit returned. The maintenance team and community were excellent, and we would have gladly stayed longer if not for the management issues. Property management companies have a responsibility to review tenant documentation and honor existing leases during ownership transitions. Unfortunately, that did not happen here.

    Bigelow Rentals are unprofessional, unorganized, and untrustworthy. I rented from this company for…read more2 1/2 years, and have had terrible experiences. Other tenants have described them as "slum lords." Bigelow has a deserved reputation of not caring about tenants. They are passive and will avoid doing any professional work, especially when it comes to contacting/working with other companies. One of the other tenants had an issue with the apartment complex next to us. Kids were throwing rocks over the fence, damaging cars. She reported it to Bigelow multiple times, and even went to go over to talk to the other complex, a position she should not have been put in. She only solved the problem by moving away. I have video proof of kids throwing rocks over the fence. Another time, after heavy snowfall, I came outside to find the parking lot fence between the two complexes propped up by 2X4's. It was evident that the snow plow had pushed too much snow against the fence, causing it to buckle and hit my car. Their solution was to prop up the fence inches from my car, as if it had not fallen (even though the scratches on my car proved otherwise). After contacting Bigelow, I was told to fill out an insurance claim and mention the other company. They would not do anything else. People would also park in the Bigelow parking lot, taking tenant spots, and walk over to the apartment complex next door (most likely to do drug deals). Bigelow would do nothing about it. In my final year, there were multiple bed bug problems. Bigelow came through and did bed bug sweeps twice with two different companies in the span of ¾ months. The second time, Bigelow put lists on our doors only a couple days in advance with the things expected from the tenants. These expectations included: washing all items of clothing, stripping the bedding, vacuuming, moving all furniture away from the walls, and leaving the apartment unlocked. This is a lot to ask of people who have real lives and work long hours. This list was also clearly meant for a house, and not apartment tenants. I came home to find my furniture moved and my place torn apart. It appeared they started doing the inspection, and then gave up. I received a non-renewal lease notice a couple days later. There was no other communication from them. I called them about the bed bug cleaning, because I was still living there, and they told me they would do it after I left. As I was leaving for work another day, I witnessed a Bigelow employee standing on her phone as people worked in the apartment. I asked her if it was normal to not watch an outside company inside of their apartments, and she told me to mind my own business. I have stayed in contact with tenants currently there. I am under the impression no bed bug cleaning services have walked in the room. The front door had a bullet hole in it for about 6 months of my tenancy. For the first year there was no exterior door lock. Homeless people would sleep inside. There was a week in the middle of 0° weather where the heat was broken. They gave the tenants a small heater that could barely heat a single room. Maintenance is a joke. My closet door fell off, and instead of replacing the hardware, they replaced it with a different closet door that had a different stain and varnish. It looked terrible. My partner had property stolen from their car. The website is completely inaccurate: my location did not have a carport, and the photographs were not representative of every unit. They almost never plowed. I once missed work because of it. When I called, they said "it's snowed everywhere". The communication of Bigelow is non-existent, they put misspelled forms on your door, and have repeatedly hung up on me in the middle of conversations. Kim has also lied multiple times, and Sarah will say whatever it takes for you to leave her alone. One time I had a billing problem, and when I called/spoke to Kim she did not help/told me the business was closed when I said I was going to come in and talk to her. I drove to the building and walked in to talk to her face to face. Her attitude made it clear that lying to avoid people is a common thing. The emergency number cannot be used as an emergency number. I once had an after hour lockout when the key provided by Bigelow broke, and it went to voicemail multiple times. I got a text saying "I am in a meeting, I will call you after". I had to call the Green Bay Police to get in contact with Bigelow. When the maintenance guy finally showed up, I showed him the broken end of the key. They would not bring me a replacement. They will also nickel and dime you for every little bit on the security deposit. They charged me 100$ for room cleaning, and a tenant who still lives there told me they have not cleaned at all, and have just repainted. There was also rust on the radiator, and a window in the shower with wood frames. DON"T RENT FROM THIS COMPANY!!

You can tell elysia loves her job and she knows the market well plus she has an upbeat attitude and never makes me feel like she doesn't have time for me. It's actually enjoyable to go see properties with her and she does a great job sending me properties that I might not have seen otherwise. I look forward to working with her for years to come and building a larger investment portfolio. All transactions have been completed without a hitch in process and she does a great job of explaining every step of the process and any decisions that need to be made as well as their likely consequences. I couldn't ask for a better realtor!

She spends a lot of her personal time investing in real estate and searching for good deals, so you know she is doing what she is passionate about. She also spends her spare time looking on her own for houses for her clients (including visiting them first). When you ask her about houses in certain areas, she will quickly know the good deals and the houses that are listed too high. She watches houses and constantly knows the status. Most importantly, she easily understands what we are looking for in a house (and we are not easy clients) and only presents houses that she knows we will like. You can't go wrong with Elysia, I highly recommend her.
