    BH Management is the absolute worst management company. The units are spacious, yes, however there…read moreis little to no upkeep and the plumbing needs to be replaced. Upon move in, I was given a completely different model than asked for. The unit was not clean and it was apparent that the walls had been hastily painted over in lieu of cleaning. The property manager does absolutely nothing except advise residents to call the non-emergency number if there is an issue. Broken mailbox lock? Call the police and report a break in. Are your neighbors stomping and waking you up at all hours of the night? Apparently there's nothing they can do even if it is outside of Chesterfield County quiet hours. Call the police. Did someone steal a package off your porch because the office refused to accept it? Call the police. Parking is not enforced so even though you pay rent, it becomes increasingly unlikely that you will be able to find a spot near your apartment on the weekend or after 7/8 PM. The maintenance staff is great! But these poor guys are overworked. They're also told to band aid everything so getting a new washer, drawer, dishwasher, toilet will take several maintenance requests. Now here comes the fun part. The price of rent that you agree on in your lease isn't at all reflective of the various charges they're going to tack on through Rent Cafe, which is essentially the only portal to pay rent and is down at least once every three months. They're going to charge you a $25/month fee for a valet trash service. A service that doesn't run on holiday's, holiday weekends and even holiday's you've never heard of! It is supposed to be available 5 days a week (Saturday - Thursday) and they're supposed to come to your door and pick up your trash. My neighbor and I are often skipped because the service is too lazy to walk down the steps. Do you want to bring a dirty trash can back into your house with the trash you put out the night before? Well, you have to otherwise the one good thing the management company IS great at is threatening you with an $85 fine for having a trash can outside of your unit past 9 AM. They also use a monthly billing service called Conservice that charges a monthly nonrefundable billing service charge that includes an inflated price of water that has magically increased since BH Management took over the property. Additionally, they purposefully raise rent between $50-75 on existing tenants to get them out so they can charge poor unsuspecting new tenants an astronomical rate for a run down apartment. Know that any "renovation" never goes to plan. The new stairs that you all see? We received a notice that said it was to be completed within 2-3 days and NO apartment entry during hours. Construction was completed within SEVEN days and they left the railing off walkways for two. Please see the pictures below. TL,DR: DO NOT LIVE HERE OR AT ANY PROPERTY MANAGED BY BH MANAGEMENT.

I would call and email the manager unsuccessfully. Called the Regional office only to have them bounce me back to the property manager; who claimed "not to get my emails".Finally I reached out to the BBB. I rented at this property because of the location and proximity to my job. However renters beware : 1.Lease renewal increases of $45 to $50.00 without any improvements to non renovated units 2. $25.00 montly charge for trash removal. (Trash removal is listed as free in the brochure) They will claim "the first year was free due to the Grandfather contract rights and new lease, new $25.00 monthly trash removal fee." 3. $12 insurance charges, eventhough you submit proof of insurance. 4. The trash compactor hardly ever works on the weekend. 5. Most tenants do not curb or leash their pets 6. The snow will only be removed from the stairs,if you call the office.

    I've lived here 18 months. In no particular order: 1. It is…read morea beautiful old building, with great views from the roof. Other reviews cover this pretty well, so I will skip it. 2. The building is adaptive reuse (which I hugely support), and the refit is mostly thoughtful and well done, but there are some unfortunate compromises: A. Windows do not open. Awning windows at the top of each opening would make the units far more comfortable, and healthier. Cooking smells really linger (the hood over the stove does not vent to the outside) and frying or pan grilling will often trigger the smoke alarm. (Yes, I did.) You can turn your HVAC to "Fan" and set it on "High," but it doesn't seem to make much difference. B. No outside ventilation for dryers. The condenser dryer works pretty well and is reputedly energy efficient, but it heats up the apartment and increases humidity. In the summer, I have to run the AC extra, to make up for it. I often hang clothes to dry on a rack instead. C. Lack of ADA access: I think the building is actually unafe for anyone with mobility issues. There are no automated or power-assisted doors to the outside, or to the mailroom, package room, roof, etc. I have seen a neighbor who uses a cane struggle with the exterior doors and get caught. 3. ELEVATORS. At least one of them is usually down. Sometimes all of them are down, although the reliability has improved. Still, they tend to shudder and shake and lurch. (I got stuck once and the elevator service didn't answer the call box. Fortunately the staff hadn't gone home for the evening, and they heard me ringing the alarm and were able to get me out within about 10 minutes.) The elevator doors are also very quick to close, and I saw a neighbor get caught and drop his groceries and nearly fall. 4. THE SMELL: As a dog owner, I really appreciate the indoor "dog agility" space, especially in bad weather. But it is not well designed: urine leaks from the artificial turf onto the concrete floor in the little lobby, pools there, and is left to dry. Ventilation is poor and the extraction fan is very loud. The dog park is not cleaned anywhere near often enough, and it stinks. You can smell it throughout the basement and ground floor, as well as outside the building. It's a lot worse in the summer. The staff try to cover up the smell with strongly scented diffusers, which are horrible for anyone with allergies or asthma (I have a friend who refuses to visit because of it). NOISE: Sound from other apartments is pretty reasonable, but of course your neighbors are luck-of-the-draw. I can hear everything that goes on in the hallways, but not much from the adjoining apartments. I hear nothing from the unit above me, ever. Street noise is not really an issue in my courtyard-facing one bedroom. If there's a tornado, I probably won't notice, the building feels that solid. 5. TECH The "smart" thermostat is erratic. It has never worked with the app and sometimes mysteriously turns itself off ("Unoccupied"?). If the internet is down, your smartphone won't open the doors. The Wi-Fi (included, nice) is run by a third-party provider, and when it went down on a Friday night, it stayed down until Monday morning. (This has happened twice since I've been here). 6. TRASH PICKUP: I appreciate that Landmark doesn't charge a separate fee for trash. The pickup service is mostly reliable, and if you do get skipped, the office staff will take care of it, as long as you let them know. 7. STAFF They are fantastic about most things. They are super responsive to repair requests, keep the place clean and tidy, and take security seriously. (Amber is my hero in that regard.) However, there are some building issues that they seem to have given up on (i.e. the smell from the dog park. Don't bring it up. They will get snippy.) 8. RENT INCREASES Lease renewals are weird: the rent for a 12-month lease was $336 a month more than an 11-month lease. The management company, Landmark, uses the RealPage algorithm to set their rates (I was told, and all my renewal documents did come from a RealPage email address). *The Department of Justice and several states' Attorneys General are suing RealPage for alleged price fixing and collusion to violate anti-trust laws. (ProPublica and the NYTimes are both covering the suits if you want to Google it.) That said, my last rent increase was 5.5%. That's higher than inflation or the expected market rate increase, but not as egregious as the 13.5% my previous building tried to charge in 2023.

They have no empathy, ly to your face about this being a good community. This complex is filled with giant coca roaches hiding in the foundations and terrible crime. In September stray bullets went through multiple apartments. They don't have surveillance in this community really. The gates that are supposed to keep residents safe have been non existent since we moved here. Mind u we only been here 6 months and its been terrible. Save the trouble the rent is too high for what residents have to endure. This is not a safe area. Police rarely catch car thieves and criminals so that gives the criminals a rush to terrorize unsuspecting tenants. Its so sad. I've never in life dealt with car theft and vandalism until I moved to this filth of a place. Old building everything painted over. My bathroom floor is sinking in. Oh just a heads up. If you are robbed the insurance they refer you will not cover your things or help you move. You can be robbed, hurt or potentially killed living here. Check this out the management will get mad at you for reporting it and say "well I feel safe from 9 to 5 lol meanwhile they live 30 minutes away from this trap. They will make you feel worse and definitely unsafe. Im telling you!!!!!!! Dont move here! Me and my family are paying for our decision literally!!!! Over 1000 dollars in damage to the car due to 2 tooth crack babies running around reckless tormenting any quiet civilian they can find.
