We stayed at a property in the LoHi neighborhood of Denver. I was extremely disappointed by the cleanliness of the home. The towels all had random strands of women's hair in them, which didn't make them feel clean. The duvet had what appeared to be blood stains that went through the washer but remained on there. The shag rug in the master bathroom was filthy and didn't stay on the tape. The master shower appeared to have mold on the grout by the faucet and both light fixtures were rusted over. The stairs all had dust bunnies and there were crumbs in all of the tufted sections of the couch. This did not make for a very comfortable stay at all. In addition, the windows were quite thin- you were cold if you sat next to the window by the couch and I heard all of the street noise all night despite my sound machine being on loud. The only positive was the location- it was very central to all things. read more

Terrible property management. When it came down to returning the property back to my control, they decided to take away all towels and linens from the property, without notifying me in advance. Keep in mind that I was required to purchase 3 sets of towels and linens per number of occupancy in addition to paying $125/month for "linen refresh" fees. I was also asked to honor the future booking dates on my calendar, which I agreed to. However, they decided to cancel the future bookings and never notified me so I can have my new management company unblock those dates from my calendar. During the process of potentially onboarding a 3rd property with them, their "Chief Biz Dev Officer" told me one thing with regards to furnishing the property, while CEO Taylor had completely different requests, including requiring that I utilize their interior designer. When I started working with them in 2018, their entire staff can't even seem to keep things straight. There were numerous statement/invoicing issues that I had to point out to their staff, only to get excuses and lied to about why that occurred, before ultimately correcting the issue. We had a terrible experience with Effortless Rentals. There was no hot water at our chosen rental property for our entire stay, which meant no one in our group could shower. We reported the issue immediately and were told someone would follow up -- but no one ever did. The lack of urgency was impressive. No one called us back, no one came to check on it during our stay. After the visit, we followed up and were told a plumber had been sent after we left, and they claimed there was hot water -- which feels incredibly dishonest. We were there the entire time and tried everything -- there was no hot water. This felt like an attempt to deny responsibility rather than help resolve the issue. Basic amenities like hot water are not optional, and their failure to provide it -- plus their lack of accountability -- was unacceptable. We requested a refund and were denied. This was one of the worst rental experiences we've had. I would not recommend booking through this company and avoid at all cost. The management will not listen or care for their guest. read more

As a vendor that works with effortless, they are a company with integrity who truly care about both their owners and guests. They have the processes in place for their onboarding process with new owners that is impressive and very streamlined. I've stayed at their properties and it's always a great experience. read more

Unethical employees. Front desk workers threaten you if you are an air bnb stay because they hate short term. Hallways stink like body odor. Gym has old equipment that feels like it might break and hurt you. Pool and the sauna were broken. The owner is never around and is super rude when you contact her. The condo smelled musty and the fridge was dirty. The pillows had a yellow tint from sweat because the air conditioner barely works. Stay away. read more

We rented a property through Effortless Rental Group in Morrison Colorado. We paid $6000 for three nights for a Colorado mountain retreat. When we tried to contact Effortless about the issues we were having they were very unresponsive and just wanted us to send pictures. When we arrived there were dirty towels on the floor in one bathroom, we found a black sock in the top bunk in one bedroom. There was a large cockroach crawling up the wall in the master bedroom. There were large carpet stains throughout and the house had a layer of dust and an odd smell throughout. More like a Motel 6. The condition of the home was disappointing but ERGs response to our concerns was inexcusable. We would never rent a property through them again. read more

HOMEOWNERS, if I were you, I would GET OUT NOW! They took thousands of $$ from me, keeping my last months revenue and quickly deleted my April statement and all reservations once it posted (what, thinking I wouldn't notice the deposit didn't go through on the 20th or document all fraud?). Now that I am starting the process to bring in investigators, isn't that interesting that my final statement just now suddenly appeared again?? Good thing I have documented every single move. A direct Effortless employee and their cleaners stole from me ON CAMERA multiple times, and against our agreement, Effortless allowed their cleaners into a restricted area of my home, where they stole items, and then they didn't change the code like they promised, and the cleaners stole a SECOND time on camera. Effortless employees only tried to gaslight me that they "saw no evidence of theft" in videos of their cleaners in a restricted area (my garage) digging through and taking my items and loading them up in their car. Thank goodness I have multiple camera angles and recordings, as the videos will be very clear to state and private investigators. They have kept two of my sets of linens and tried to extort me to take my last and third set of linens left in the home, all of which belong to me. I purchased three sets of all linens for every bed/guest in the home, and I've been paying an exorbitantly high "linens refresh" fee each month for replacements. I'm contacting my attorney this afternoon to initiate the process, and we will be reporting all that we find also to Airbnb, VRBO, Marriott, etc. I wouldn't trust them with my trash at this point. read more
