She'd be great in any market, but in this market where the memes are popping up because of the pure insanity of it all, she excelled. We wouldn't have our house now if not for her, and can't recommend her enough. I was eager to get after the house search as soon as we were able to, especially as we have another baby heading our way soon. I told her our past realtor was nice, but also not quite enough of a "bulldog" for this market. Veronica has a personality that is friendly, thorough, direct and all the things that make a great realtor. She felt totally right for what we needed, and the way it shook out is almost too good to be true. From our initial call, it's clear Veronica is one of those top-notch agents that knows a million percent more of the trends that I could (and I'm someone who follows it all really closely!) She had a strategy that I really appreciated on the selling side, and didn't cut any corners; the staging she set up was beautiful, the list price was exactly what I'd list it at, and we ended up getting over a dozen offers over asking price. Aside from being friendly and helpful, she was very available. I could just text her, "Do you think XYZ is something we should fix up?" to which she'd give her honest opinion quickly. She even helped us book an emergency cleaner right before photos, and gave me a recommendation for someone to haul junk that we inherited with the house at a steal of a price. Oh and the two lenders she recommended we reach out to were amazing as well. As much as I lean on Yelp for things, realtors like Veronica are so plugged in that their referrals tend to be perfect matches. On the buying side, she set up visits with houses that weren't yet on the market, and when we saw something we liked, she'd have it set up to visit nearly instantly. For our current house, she sent us the details before listing, but we were so bogged down with life-stuff that we didn't even follow up on it.. Guess who did? Veronica texted to let me know she set up a showing and that we'd want to make it if we could find a way to. We fell in love with the house and beat out offers (including a cash offer) and had it under contract that first weekend. So when I say we wouldn't have our beloved new house without her, it's 100% true! I know this won't be the case for everyone in this market, but we ended up getting the first house we put an offer on. She had the ideal approach to it, knew what it would sell for, had us write a letter (shoutout to my wife for writing a great, genuine one that helped us secure the house!), and filled us in on some of the outside of the box steps we'd need to take to land it. The new home we're in is exactly what we set out for, and in the exact location we could only dream of. Everything from her communication, responsiveness, strategy, and personality made her the perfect agent for us. I hope we are here for a long time, but she'll be our go-to realtor from her on out, and she's definitely one to reach out to if you're in the process yourself.

They are sharp, on the ball, know the trends, and more importantly are able to navigate the insanity of the 2021 housing market. I should clarify the current state of things because this is likely going to look a whole lot different later if/when the bubble pops. The early 2021 market has a pent up demand from the pandemic, low inventory, insane competition when buying, over-asking offers 100% of the time, and super low mortgage rates. It's a perfect storm and the biggest sellers market in a long time, and you have to be a savvy buyer to say the least. Years ago I used a different agency and realtor who was nice. Nothing against him, but he would've gotten figuratively eaten alive in this current market. This time, we were able to find a house and get it under contract within just a few weeks into our search which is almost unheard of. Good guidance, staging, and strategy across the board. I'd definitely recommend working with an agent on the KB team and feel fortunate the way things have shaken out for us in this Hunger Games, musical chairs housing market.

    We hired this realtor as our Selling Agent. His people skills are subpar. He spends no time with…read moreyou as a client. He told us to list our house for 136,000 in the current market. I told him that is what I paid for the house five years ago. We will list the home for $157300. What do you know, I was write, upon being listed on the MLS, we had a buyer make an offer for $157300 three hours later. No thanks to Taner, he did nothing. I spent 2.5 hours with the buyer. But through the whole month process. Taner was invisible. I cannot believe I even had to pay him. Taner will never call you by phone. He will either text you or facebook messenger you. You will never speak to him again after signing the contract. SO don't sign the contract with him. When the offer came in, with a deadline of 5 pm on it, there were things I did not agree to on it. We frantically tried to get ahold of our realtor to ask questions. WE texted, facebook messaged, called and left voice mails, emailed him, every way possible, but he just ignored us for the entire day. He should know as a Realtor, that when an offer comes in that the seller is going to have questions and should make himself available. Then after all the inspections were performed, there was only one repair request, that buyer had made. I wanted to see the inspection results of the septic system before agreeing to it. However, Taner my Realtor, acted like he did not have it and witheld it from me. He was disrespectful to my wife and I. He insulted our home, saying I cannot believe you got a full price offer. Let's hope it appraises for that. Every step of the way, step by step, things just got worse and worse. If he has ten years experience, it certainly does not show. Then he blocked my wife and I from being able to leave him a review, on his facebook page. If you look at his facebook page, he even left a review for himself. Some of his five star reviews were left by his family members, college friends, loan officers, his girlfriend and his own brother. I am assuming not one of those reviews is from an actual customer. His reviews are what got us to hire him. So I am warning you folks of Kansas City now, beware. You have been warned. Then since some of my friends left reviews on his facebook page, I was able to comment on those. Which I did. I am trying to protect others from what my wife and I experienced. It was the worst 30 days of our lives and probably aged us both by five years. My wife cried several times over his actions. We both lost tons of sleep. He even contacted the local authorities and made a false police report that I was harrassing him and his family, messaging them on facebook, which is 100% not true. People please, use your due diligence and check your realtor our fully before hiring, ask for references and contact those references. After two weeks of working with him, we fired him and had he VP, of Platinum Realty, Dennis Perkins handle the rest of our deal. Although he did not appreciated being pulled into the middle of it he did it. Without Dennis Perkins, my deal would have never closed and we would of lost our buyer.

    WARNING! To all out of State buyers wishing to buy in KS or MO area. Sana Khader was to be not…read moreonly our realtor but our eyes and ears for a home in this area. We live on a fixed income with no retirement so we could not fly out our selves to look at properties for sale. But she reassured us she would show us anything negative about a property that we thought looked good and true to her word the 1st home she showed us she pointed out a crack in some air vent or something like it. But when we got to the property that she showed us just 2 areas of concern we became very interested. We were still about 9 weeks from our closing date she let us know if we by passed the inspection report the seller's would be more inclined to accept our offer and since she had showed us the 2 areas of concern and the trust and friendship we had between us, we signed the contract. She knew we were an older couple with health problems and were having a tough time working on getting our house up to par for VA inspectors and we're looking forward to seeing all the hard work we had put in vanish in the rear view mirror. The walk through was to happen late afternoon as we were closing at 8 am so we could finally unload all 4 dogs and our cat. I hugged Sana when I first saw her we had texted and talked so much the last few months. When we walked thru the home my husband and I were both wordless, we didn't say a thing. The place was a dump and the filth was unreal. Well she had us where she wanted us. We had all our pets needing to be out of the car and a rented truck with all our possessions. What were we to do? Who would take us in with all our pets? Stay in motels until we found something else. We had no choice we went to the closing with our teeth clenched. By the time the hired unloaded arrived it was night with rain pouring down. MMy husband called Sana and let her have it right between the eyes. We got a text from her boss when we mentioned smearing her name as a prof. real estate agent. He was condescending to say the least. Going so far as to ask me if we thought we bought a new house. We were aware it was built in 1966. But we never expected a home that fit the bill of a fixer upper. We gave him 5 days to try to make things palatable. No response. So we have started our campaign of warning out of states to beware of this realtor and the van noy group of Leawood kansas.. We hope no one else falls for this swindler and her who cares boss of Van Noy Group in Leawood KS. If I could have given no stars or negative stars I would!Too many photos to fit here. Every fixture was gone including the light bulbs, missing drawers, a vanity that the drawers don't even come close to aligning. Almost every plate over plug ins and switches missing, the floors are shot to hell, will have to put in new flooring, missing baseboards, ceiling and walls will have to be first patched repaired and then painted, including the ceiling where the paint from the walls covered all edges, water stains quite a few will have to be pulled back to see what's causing them, then painted, electrical outlets with no electricity running to them. The entire deck will have to be pulled down and replaced. 2 cables ran in the middle of the backyard 5 fett off the ground. What fencing was there was so crushed it couldn't even keep a chihuahua in. Still cannot find the backyard faucet. Take my word for it this is a horror story!​
