    If you're ok with rules -- lots of rules -- this is a place to consider. Otherwise, you may want to look elsewhere. The condo we rented was very clean and nicely furnished. Its location was excellent, with beautiful views of the beach and ocean. It was quiet and relaxing. The do's and don'ts, however, were a bit much. There were several pages of guest information that included a section titled, "Violation of Policies and Rules." It explained that Edgewater Beach Condominium "reserves all rights to evict guests in violation of the policies," citing the relevant Florida statutory code. It further stated that the Walton County Sheriff's Office shall enforce these rights, citing another state code. Oh, and all monies paid will be forfeited. Welcome to Edgewater. At check-in, I don't recall ever signing so many documents at a resort, agreeing to do or not do certain things, including promising not to crawl from unit to unit using the balconies. If I were Spiderman I could understand the concern, but at my age, 68, this is pretty unlikely. There was a panoply of violations for which one could be fined or evicted. My personal favorite was the sign notifying guests that no children under age 14 could enter the hot tub, with the ominous warning: "Any guest found in violation of this policy will be immediately evicted." Another sign, this one on the Fitness Center door, advised guests: "Absolutely no one under the age of 18 allowed in the Fitness Center. Not even with a parent." One of the pool rules was: "Do not swallow the pool water." (You don't have to tell me twice on that one.) Our room even had a sign cautioning: "Please do not leave the balcony door open as it causes the front door to slam and may harm a person or the door itself." Really? The only way we can enjoy the ocean breeze and fresh air is on the balcony with the door closed? We have never experienced a restriction like that at any of the resorts we stayed at over a period of many years. It just seems a little weird to me. Rules are important and necessary, but when they become excessive and heavy handed they take some of the joy out of a vacation. Also, there was extensive construction taking place on the property during our visit, making access to the beach and pools more difficult than it should have been. Better detour signage and some pointers for getting around the construction areas at check-in would have been helpful.

    My favorite place to stay on the Gulf Coast. Beautiful beaches. Beautiful property. Lots of great shops and restaurants nearby.

    Last day Edgewater 1009 roof top Terrace Condo managed by Edgewater. First, terrace is incredible, BUT falling apart. Unit is dated and needs lots of TLC from management. For season peak $5K/week...disappointed. Edgewater is unique design, but needs lots of upgrades.

    I love Edgewater! We've stayed here twice and had great experiences both times. The property is older but this gives it charm. It is very well maintained with gorgeous grounds and facilities. The building curves slightly so that all units have great views of the gulf. We love that the building has a retro feel to it likely having been built in the 1970s. Most of the units have been updated and are very comfy and clean. The staff are extremely nice and helpful. Edgewater has amazing beach access and they include two beach chairs and an umbrella set up for you by the courteous and cheerful beach staff. The pool areas are clean and well maintained. There is a tiki hut cafe poolside that serves food and drinks. The staff there are very friendly and the food is really good. In real estate they say everything is location location location. In that regard, Edgewater can't be beat. There's a Winn Dixie across the street and the Silver Sands outlet mall is a short walk across the highway. Restaurants are also within easy walking distance if you don't feel like cooking! Overall, Edgewater offers an excellent vacation value. It's become our favorite spot on the gulf coast.

The bathroom light NEVER worked! I can't believe you would actually try to say someone came. We will never use you again and will definitely NOT recommend anyone else use you. Especially if you're going to lie. And the bugs.....they were alive and tons, I mean TO S under the couch and beds! That place had not been cleaned if forever! Toenail trimmings on the rug so bad you wouldn't even want to walk on it. Dirty rugs! Felt like they had a gummy film on them. You have a 2.5 rating....did you go and lie about all the others bad reviews too? And I didn't even mention the grill outside....covered in nasty gunk that's been on there forever and not cleaned because it was there the first time which was over 4 years ago. We didn't use it then because it was disgusting and this time too! You need a new cleaning crew and you need to stop lying!

We use the hide a bed and have returned every year with our sons and their friends. Outside from sun rise to sunset you have the most remarkable views. Great restaurants are footsteps away. The beach is just across the street and visible from every back deck. A diving reef and activity (walking, biking, roller blading) trail just outside your sliding glass door. Yep we will return again, again and again.

Location: Excellent spot next to the public beach and Pompano Joe's--this is our fifth stay at Blue Surf! Blinds: There have been many negative comments about this issue already! A street light kept us awake all night in the upstairs bedroom (resulting in poor sleep), and downstairs lacks privacy (a bit unsettling). Additionally, there are missing slats in the living room blinds, all of which really affects sleep quality and personal privacy (spoils a vacation). Wi-Fi: Upstairs, where we use the internet most, the connection is terrible. The signal is weak throughout the unit. Consider upgrading the Wi-Fi or relocating the modem upstairs. Carpets: The carpets are very old and stained. A thorough steam clean would be a good idea. Stairs: There's a hole in the wall near the stairs, covered only by a flimsy plastic plate--not very classy. TV: The TV in the upstairs bedroom doesn't work well; cable service is spotty. Stationary: There were no facial tissues provided, and we found there wasn't enough toilet paper. Outside Hose: Other units have hoses for cleaning feet and beach items, which could help preserve the carpets. Unfortunately, our unit was missing this amenity. Additional Fan: The extra fan provided didn't work properly; the motor was loose in the frame, making it unsafe to use. Extras: This unit is quite basic, lacking any worthwhile extras. Some units offer snacks and toiletries, but here we found rubber bracelets instead. Bathrooms: Seemed semi-remodeled but towel rack upstairs was falling out of wall and upstairs bathroom floor had low spots/flex. Downstairs faucet was pouring water too close to rear of sink making even washing hands awkward. Other Blue Surf units we've stayed at which were way better: #4, #9, and #12.

We arrived after 6 PM on June 27th, past our scheduled 4 PM check-in, after an overnight drive from Texas with 11 guests, including a family member recovering from nasal surgery. We were shocked to find a woman inside the unit claiming to be "changing the A/C filter"--though she had no tools or filter and left empty-handed. Within minutes, it became obvious the A/C was completely broken, and the house was over 80°F with high humidity. What's most troubling is that the host clearly knew the system was down but never told us. Instead, we were checked into an uninhabitable home with no warning or chance to make alternate plans. Instead of calling a licensed HVAC technician, they sent a general maintenance worker who didn't know what he was doing. My husband, a licensed HVAC tech, had to diagnose the system himself--it was beyond repair and needed full replacement. In the meantime, we were given four flimsy fans and later one portable A/C unit, which we installed ourselves. It cooled one small room where four people slept in bunk beds. The rest of the house remained unbearably hot. This wasn't just uncomfortable--it was dangerous for our recovering family member. We were briefly offered a one-night stay in a different unit but were told we'd have to move out the next morning. That wasn't a viable solution for a large group who booked months in advance. On top of that, the property was poorly maintained: * Tiles were lifting, creating a tripping hazard (especially for our child). * The kitchen had dead German roaches, which was disgusting. * Beach gear listed as an amenity was extremely worn and unusable. The A/C wasn't replaced until Monday afternoon--60 hours after check-in. No one told us it had been completed. The host called afterward to ask if it "seemed like it was working," because they hadn't followed up with the HVAC company. We were then asked to uninstall, pack, and place the heavy portable A/C unit by the front door--which we did. It stayed there untouched for days, just like the fans, reminding us of the lack of care shown throughout. We politely requested a refund for three nights. The host initially agreed to refund two, but after we followed up and contacted Airbnb ourselves, she revoked the offer, claiming she would now "go by Airbnb policy." The timing felt retaliatory and unprofessional. Her communication throughout was defensive, impersonal, and performative--more concerned with protecting herself than helping us resolve anything. We understand that problems can arise--but what matters is how a host handles them. In this case, there was: * No transparency * No urgency * No accountability * No compassion If you're thinking of booking through OhanaDestin.com, please proceed with caution. This wasn't a small inconvenience--it was a serious failure in guest care and hospitality. We share this not out of anger, but to help other families avoid a similar experience. Had this been handled with honesty, urgency, and basic professionalism, this review would not be necessary.

    CAUTION: Read Before Booking -- You've Been Warned…read more I won't go into every detail here, since several members of my group have already shared the full nightmare we experienced at this property (488 Driftwood, Unit 97F -- OhanaDestin.com). But here's the quick version for anyone still considering giving these people your money. After driving 16 hours overnight from Texas, we arrived exhausted--only to find the A/C completely non-functional. That's right: no air. In Florida. In summer. With 11 guests and 4 dogs in a 3-bedroom unit. You'd think a multi-million-dollar operation would be prepared for something as basic as this, or at the very least, offer a decent solution. Instead, they moved us to a different unit for just one night--and made sure to kick us out by 10 AM the next morning because another guest was coming. How thoughtful. We were then left to sweat it out for nearly 60 hours--two full nights and most of three days--without A/C. Their "above and beyond" response? Four cheap plastic fans that did nothing but circulate hot, sticky air around the unit. It honestly felt more like punishment than hospitality. Eventually, they dragged in a single portable A/C unit--days later--because apparently, a property this size wasn't prepared for an A/C failure. Unbelievable. We didn't ask for the world. Just to not suffer through a Florida heatwave like animals. Had they responded with urgency--say, four portable A/Cs or an immediate transfer--we likely wouldn't even be writing this. But no. Instead, we got delay after delay and some of the worst communication I've ever experienced from a host. And speaking of the unit itself... well, let's just say the photos were flattering. Think "affordable housing but make it beachy." Roaches? Yep--German roaches. Vinyl flooring peeling up. Broken beach gear (so don't count on those umbrellas or carts). It honestly felt like the property had long stopped trying. We paid nearly $4,000 for this experience. And the "compensation"? A 30% discount on just two nights--not even a full refund for the nights we suffered without A/C. That came out to a measly $400. For reference, I wouldn't stay here again even if it were free. Save yourself the stress. Spend your money somewhere else--anywhere else--where guests are treated like actual human beings and not an afterthought. This place? A joke. And not a funny one.

First off, the time share crew is very aggressive with getting you to sign up for a presentation. My husband had to decline four times before he could get the key to our condo. A woman who identified herself as Paige straight up fabricated "an issue" with someone being listed on our Wyndam contract other than me and my husband. I called the Wyndam title department and had them scour my contract agreements. No one other than my husband and myself were listed on our contract. So what happened was this manager named Paige was trying anything she could to get us in a room to meet some sales quota. Second, the condos were half empty during Spring break. That should tell you something. But even half full, we were placed by the only condo on our floor undergoing construction. We were awakened by power tools that were loud enough to run us out of our condo every morning, including Saturday. I called to find out which rooms were undergoing construction. Six rooms were being renovated. Four on the ends of two floors for handicap access and two on other floors. Out of all the condos we could have been placed, we get the worst of the worst and we are gold members. If this is how we were treated as "valued Wyndam owners," just image how poorly you will be treated.

I changed the sheets myself with those in the bag in the closet. I'm only here 36 hours anyway. The kitchen is missing some things, the bathroom isn't fresh/updated but it's serviceable. There's a washer and dryer stackable in the room. Nice chaise sofa. The kitchen table with banquette is useful. I spent most of the day on the balcony watching the water. For what I needed, a place to stop on the way to Pompano, it was fine. Housekeeping could do a better job, the review would be better.
