I have to say that this was one of the nicest places we've ever stayed in. We were here for a Styx concert weekend. It was expensive but worth it. The ocean view was amazing. We were on the 14th floor. Great bed and shower, kitchen, and balcony. Short walk to the beach and the concert! My only feedback would be to sound proof the rooms a bit more. But we really enjoyed our visit here. I tried to contact the owners to see if I could retrieve my lost license from a below balcony but I never heard back. I am a big fan of these condos. My family and I have stayed here many times. I prefer the Ariel Dunes 2 building, higher floors. This time we stayed with family at #801 which is a corner unit managed by RealJoy properties and it is very nice although appliances and mattresses are quite old. We have also stayed 10 or so other condos in the same building. We love the huge pools ( one is heated), the spacious lobby, and the nice gym and sauna. Conveneint location, close to the beach and big parking lot with plenty of space. There are also 4 elevators so you never have to wait. I highly recommend Ariel Dunes! read more

UPDATE nothing has still not been done other than refund partially. they still re-booked a mold invested place out the next day. told I would get a phone call over 4 days1-Unlawful Eviction with Insufficient Notice On [1-1-2025], we were informed that we were required to vacate the property with less than two hours notice, under the threat of being charged for the entire stay. This abrupt demand, given our serious safety and health concerns, caused undue stress. It was particularly distressing as we were already dealing with ongoing issues in the apartment, and no suitable arrangements or support were provided for our forced relocation days later when it should have been offered immediately. 2-Health and Safety Hazards The property presented significant health risks due to The rental not being cleaned before arrival. Stains and bodily fluids covering the. Rental. Mainly the couch and the living room., black mold in the shower. Despite an attempt to break in and clean it while we were away, on New Year's Eve from 8 pm 12-21-2024 and returned around 3.30 AM 1-1-2025 the mold remains a dangerous issue that requires professional remediation by a mold specialist. The continued listing of the property, while it contains such hazards, is deeply concerning, and I am surprised to find that the booking was still active and booked for the same day despite these unresolved issues. I am also still experiencing physical symptoms of illness related to my stay in the apartment. 3-Break-In and Unauthorized Access We discovered that someone entered the apartment without our permission during our absence, raising serious safety and privacy concerns. I also stated over the phone communication that I would not like anyone entering my booking during my stay because of my medication and other expensive items I have in some rental. When I requested proof of who accessed the apartment, such as video footage or confirmation that it was us entering with our access code, I was told to seek legal representation. This response, coupled with the unauthorized entry, is both unacceptable and deeply troubling, especially considering the lack of secure locks to prevent such intrusions. 4-Emotional Distress and Mental Health Impact As a 100% disabled American veteran with medical conditions such as PTSD, anxiety, depression, and borderline personality disorder, the failure to address these concerns has caused severe emotional distress. The lack of empathy and response to my repeated explanations about how the situation was affecting my mental health was, frankly, distressing. The mental toll this situation has taken on me has been profound, and I have struggled to cope with the ongoing anxiety caused by the unaddressed health hazards, break-ins, and lack of assistance. And now, since booked through Airbnb,VaCasa and Airbnb, will not talk to me to come to a resolution. They are both saying I need a legal team And we'll only speak between their legal team and mine. which to me just seems like something wrong was done on their part and they don't want to own up to it. Because if nothing wrong was done on my part, why would I need a legal team? to go up against two of the biggest rental companies If nothing was done wrong,? The ongoing act of communication. and lack thereof. And loss of a best friend over this being considered my fault has not only caused even more PTSD and emotional distress. but now it's carried over into my home life.. So I stayed here years ago and remembered how much we loved the location so we decided to book here this year after staying at Emerald Grande last year. Emerald grande is nice but I didn't care for the location. Too crowded and parking was a struggle I do like that Ariel Dunes has a contactless check in. We paid for early check in and our room was available before noon. After arriving to the room I wondered if that was the issues. The unit looks unkempt. Literally blinds missing from the vertical blinds, areas in the owners suite that need paint, the bathroom could be touched up. The ice maker in the fridge didn't work, and we had to unclog the vacuum cleaner. We have stayed at Tops'l and Emerald Grande and I can see why we have continued to book there: now mind you, these are not huge issues but the fact that they are small and have gone on makes me even more concerned. Also when we checked in the place smelled but I am sure that was due to it being closed up. I had to go buy 2 pillows because after washing the pillow cases I saw the pillows and was like Immediately no. Another little thing that could have been take care of that wasn't . I literally had to wipe the pantry door in the kitchen because it was just dirty. This may not be all units but this is my current situation. Ariel Dunes 1- Room 605 in Seascape Resort. extremely disappointed. after being hit by hurricane helene & being without power for a week+, we had to unfortunately cancel our stay in miramar because we couldnt afford it on top of having to recover from helene (losing all of our food, clean up from all of the trees that fell over everywhere, fixing the siding on our house, having to help family & neighbors who had much worse damage than us, etc... you know, the after effects of a HURRICANE). the rental did not work with us at ALL after a completely unplanned disaster (who plans for hurricanes in the western carolinas??), we did not get a PENNY back for a refund (the concert that we were supposed to attend gave us a FULL refund!!!), & we went out of our way & found someone who needed a rental for the SAME dates, & they booked the rental. room 605 went HOURS without a promised person staying there before we found someone to fill our spot. so, they only made MORE money on top of our loss. so insanely disappointed & disgusted. would not recommend staying here based on their principles alone. read more

This is one of the most beautiful places to stay on the Emerald Coast. We stayed in unit #1406 and rented through Vacasa. It was the best stay we have had along this coast. From the unit, on the 14th floor, we could see the beautiful gulf off the balcony and the bay/inlet through the front glass storm door! Everything was perfect. read more

Visited my parents who were vacationing here. The accommodations were great facing the gulf, 18th floor across from the beach and lots of shopping and restaurants in close proximity. Gated community and on site cafe serves the best pizza and burgers moderate prices. read more

Check in was easy and the young lady was very helpful with the questions we asked. The condo was very clean and presentable upon arrival. The only issue I had outside of the wifi signal being poor was that the toilet was leaking and water ran out into the hallway. Called and was told that no one could come out until the next day. But once maintenance came and repaired the toilet it still leaked. The sofa bed had some miles on it and probably needed to be replaced. I been coming to Destin on our family vacation for years, With the pandemic going on, finally felt confident to take a trip. I been staying at different resorts. Decided to try Seascapes Ariel Dune. I am speechless. This has been the worse place I have ever stay at. The floors were so dirty, just walking across made my bottom of my feet black. The pull out couch linen had spots and holes and when you laid in it you can feel the coil digging in your back. When you walked in the room it had such a nasty musty order. I can go on and on.. Since I have 1 more night here. I have to pay extra money to find another place to stay. Ruined my vacation. PLEASE rethink twice before you decide to book here! NEVER AGAIN!!!! read more

My husband and I stayed in Ariel Dunes I Unit 1605. We've stayed at Ariel Dunes before and were always satisfied. This time was a little different. When we arrived to the unit the exterior rug was dirty and there was paper outside the door. On the surface the unit appeared clean, but that was only on the surface. There was sand on the kitchen counter and the potholders were dirty with food spilled on them. Also, in the living area there was food, sand, and trash on the floor under the sofas (right at the edge. I don't see how housekeeping could've missed it). The coffee tables had not been cleaned. The tv stand was filled with dust and one of the shelves was broken. The bedroom was okay other than trash under the bed (right at the edge. I don't see how housekeeping could've missed it). Finally one of the toilets didn't flush unless the handle was held. This is a stark difference than the other units we have stayed in. We always enjoy Ariel Dunes, but this was very different. We spend our days on the beach, at the pool and in the city. At night we enjoy watching Netflix, but this unit only had a few channels and no smart tv. We will definitely try Ariel Dunes again, but definitely not this unit. read more

Ariel Dunes is a complex of 2 high-rise condominiums nestled between the Seaside Resort and the Majestic Sun resort pretty much right next to Destin, FL on the Emerald Coast Highway. (US 98) You can easily book a condo through ResortQuest or also, through VRBO.com, which is a nice idea if you want to haggle a little on prices last minute. The location is hard to find on google/yahoo maps and even your GPS since the condos are relatively new (built in 2006?) and sit alongside Scenic 98 which can be accessed from 98 by a series of side roads (Miramar Beach Dr., Holiday Dr, Geranimo Dr. etc.) You drive in through a large arch after picking up your key from the nearby ResortQuest office (located directly off of US 98) -- there is ample parking so no need to stress! They also offer a number of dollies/carts that are great for lugging your heaping carful of luggage to your condo in one trip. I was impressed by the interior of the condo -- our family stayed in Ariel Dunes I, 1904, a 2-bedroom, 2-bathroom condo with kitchen, dining room, and living area. It was gorgeous, clean, and well decorated. The view (although 'partial') was still spectacular and the balcony was huge and furnished with chairs, tables, and a lounge chair. The kitchen itself was grand with granite counter-tops, stainless steel appliances, and a number of plates and silverware. You may want to bring additional pots and pans as well as basic spices (salt/pepper etc.) if you are going to be cooking extensively, but it is perfect for easy meals. Although we weren't able to experience all the amenities (golfing, tennis, etc.) the 2 pools were nice. Also, they have a convenient little rinse station in front of the pools where you can wash off sand from your sandals and suits after a day at the beach. The walk to the beach was about 2-5 minutes and only required a short walk across a road (most cars will stop for you anyway) -- sometimes Resortquest offers free beach rentals but at the time we went, the beach chairs/umbrellas were $30/day or $20 after 1pm. Go early to reserve a front-row seat! Although going into Destin proper takes about 15 minutes, there are plenty of nearby attractions to keep a family satisfied. The Silver Sands outlets are literally a few minutes away and there is a Wal-Mart just down the road for last minute essentials. All you really need is the beach and this section of the beach is MUCH less crowded than the Destin stretch. Don't be deterred by bad weather -- Florida weather is almost always gorgeous and 'isolated thundershowers' mean nothing with 90% of the trip remaining beautiful and sunny -- they don't call it the sunshine state for nothing! All in all - breathtaking views, proximity to the beach, sugar-white sand beaches and turquoise waters = your perfect beach vacation get away. This is by far the worse experience I've had on a vacation! Condo was filthy!!! The bedding looked as if someone at crawled out of the beach and into bed. The sheets were soiled, not stained. The carpets were very dirty as well. Again, physical dirt and filth aside from stains. They said they could send someone out but would be close to midnight because they were an outside contractor. To top it off, as I wright this, the AC is out and it's been 96* today @ 11pm. I'm thinking this won't be handled either. Complete bust. My first Vaca in 2yrs ruined! read more

Absolutely gorgeous room, two minute walk to the beach, food and pools everywhere... Did I mention how gorgeous the room was!? 6 nights - $1200 - money well spent. The view took our breathe away. We had two adults, two teenagers and a tween and we all had more than bed and pull out space (massive rooms). All rooms had a TV and kitchen/ bath/ living room came fully loaded with 7 additional pillows, beach toys, and UNO! We'll be back. Not sure what happened to other folks with check in. This was our first time staying in Destin. We normally stay in Panama City. My first impression wells good. Easy to find,easy check in. After a long day we were ready to settle in. I first notice the rotten egg smell when my husband came out of the bathroom. I was so looking forward to a hot bath. Well the rotten egg smell really came out the. Needless to say this v9ndo has an extreme sulfur smell when you run the hot water,not really appealing. I stayed at Ariel Dunes for a total of about 8 hours, long enough to see that this place was not what I wanted, They advertised it as beach front Condo, but being a disabled person I could not even walk to the beach! Down a block, and cross the road, then walk down a flight of stairs, NO! I ask then to change my condo, they said no, Then I ask for a refund, they said no! I ended up staying at Main Sail the rest of my 8 day vacation, IT WAS ACTUALLY ON THE BEACH! My advise to you, if your going to Destin, for a stay, RUN, very Fast, Away from Ariel Dunes, and too Main Sail! read more

Wonderful condo, we stayed in unit 2402 a 4 bedroom. Plenty of bathrooms. Maintenance did take a full 48 hours to fix our tv so that was annoying but other than that it was a great experience. A bit of a walk to the beach though so hauling everything down for 12 people each day was a drag but not too big of a deal. read more

Everything was great. Clean spacious condos. Only negative is that there are no umbrellas or shade available at the pool. Guests are not allowed to bring their own umbrellas and all 4 pools are in full sunshine all day. Makes it very hard with older people and babies. read more

Wife and I have stayed at Condos for the last 30years from Gulf Shores to Destin, this was by far the worse. Did give one star for view which was excellent..Condo furnishings were uncomfortable out of date. The second bedroom had a tube tv (remember them) "come on man". The carpet looks like it came from a oil change garage. No blankets for couch, 1 extra pillow.. This was definitely a investment "rent only" condo. The master bedroom door opened blocking path to master bath. Destin's a great getaway but you can get much better value than Ariel Dunes II. The unit #1807.. read more

We booked a reservation for Ariel Dunes I many months in advance, filling out all required paperwork and paying the full amount prior to arrival. An hour before reaching the resort, we received a text stating our reservation had been changed to a comparable condo in Ariel Dunes II. Though we had reserved a unit with a king sized bed, this condo had a queen bed. Living area had only one working light bulb--all the rest were blown out. Bedroom carpet was filthy. Electric socket in bathroom did not work. Kitchen cooking supplies were limited and pitiful--pots and pans scratched and peeling. Patio: "furniture" consisted of 4 filthy and cracked plastic chairs with sliding glass door that would not latch leading to a constant whistling sound from the wind. Pullout queen sofa "bed" not fit to sleep on. There was no table large enough on which to eat a meal--just a bar and stools. And last but not least, at 6 the next morning we discovered the coffee maker did not work! Telephone calls to request a move and/or refund were met with 1) sorry, we are completely booked 2) your original rate will not allow us to give any kind of refund but we can give you a beach voucher! We were told our original booked condo had sold, hence the change. When I pointed out we should have been advised of this in advance, all we got was "sorry". Did they fix the lights and electric socket? Yes, the next day. When I called about the coffee maker, I was told I would have to wait until 9 a.m. when the office opened. One was delivered to the unit sometime in the early afternoon. Just know, if you had a wonderful experience last time, there are no guarantees what the next time will be like.
