I could not recommend Porscha from JL Marsaw enough! Originally I did not want to use a realtor at…read moreall. I figured that it's 2019, and with sites like Zillow, Realtor.com, and Trulia, I could find exactly the house I wanted, figure out whether or not it's a good deal, and complete all of the paperwork on my own. Wrong! Without using a realtor we made an offer on our first house. We got it for $20,000 less than what Zillow and Realtor estimated. We thought we found a great deal until we sent it to Porscha for a second opinion. She completed a thorough market analysis and discovered that we were probably overpaying by almost $15,000. It's been months since that deal fell through and the house is still sitting on the market with a new price that's below what we offered. That's when we decided to use Porscha as our realtor and it turned out to be a great decision. She found us great houses in our price range that I missed even after searching for days. She quickly learned what styles we like and which items on our must haves list were most important, despite the fact that we're VERY particular about what kind of house we wanted. She came with us to tour the new build communities and help us figure out which communities actually offered the most bang for our buck. With each community offering different deals like 3% off, all closing costs paid, or discounts on upgrades, it can get confusing to figure out who was actually saving us the most money, but Porscha analyzed each deal. So every time we fell in love with the latest model home she was there to remind us of what the previous communities offered that this one did not. Eventually after weeks of searching we found a house that we liked and was almost $20,000 under our budget. Porscha had been with us long enough to know that the house had everything on our "must have" list, but did not have many things on our "like to have" list and knew that we just fell in love with the price and not the home. The seller even offered to increase her commission from 3 to 4%, meaning she would take home more than if we bought a house at the top of our budget. But she was more concerned with ensuring that we LOVED our new house. The same day she sent us a house that had EVERYTHING on our must have list, our like to have list AND MORE. The only issue was that this house was closer to the top of the budget. But she crunched the numbers and discovered that the "cheaper" house had a significantly higher tax rate and HOA cost. So much so that the more expensive house would actually cost less AND give us everything on our must have list. In addition, she was able to run the comps and negotiate over $12,000 off the asking price! She saved us hundreds of dollars on our monthly payment versus the "cheaper" house all while sacrificing a higher commission for herself. It was clear throughout the entire process that her only goal was ensuring that we LOVED our new home and we do! But her work didn't stop there. There's a mountain of paperwork and coordination that takes place between the time the offer is accepted and we get the keys, and she was on top of it all. She communicated directly with the seller and our lender to ensure that they were giving us everything we needed in a timely fashion. She negotiated with the seller to include additional repairs that were not originally offered, and expedited the loan process when our lender was dragging his feet. She streamlined the stressful home buying process and made it simple. We would have been in big trouble without her. Hiring her was a great decision.

We called Mark Spain to help sell our home because we had been hearing their radio ads for a while…read moreclaiming that we'd just need call for a GUARANTEED CASH OFFER TODAY! The concierge I spoke with simply advised that we needed an appointment, in which we made and gave us the name of the listing agent who would come to our home. There was no explaination from the concierge during our call what to expect. We have bought and sold many homes, so I assumed (that's where I went wrong) that this would be similar. The lising agent arrived on time. She had a folder of documents to sign, one of which detailed her 3.5% commission, but told us the document wasn't anything official, it was just a "permission slip" for her to be able to submit to investors for cash offers. She did not and could not provide us a GUARANTEED CASH OFFER TODAY! We had questions that I feel she couldn't answer to our satisfaction. I felt there was a disconnect in regard to costs and she said we would cover costs later. She seemed deadset on getting documents signed. She took many pictures and videos of our house. After 2 1/2 hours I was 2 hours past being ready for her to leave, as we work from home and didn't know she would be here that long, I was trying to be polite. She sent us more documents later that day to e-sign. I became even more uncomfortable with the process. We were advised we would have to wait 5 days before any cash offers would start being presented (she called this D-Day...aka decision day). She not only gave us deadlines for documents to be signed (seller's disclosures, contracts, etc) but a deadline to schedule a photographer in case the cash offers didn't work out and we wanted to go to market. We called Mark Spain for cash offer, not to go to market. Realtors are a dime a dozen and can certainly help us for less than 3.5%...Just insulting. She asked me to trust the process... instead I trusted my gut and discontinued the process

From the beginning, she impressed us with her level of preparedness and professionalism. At our first meeting, she already had been looking at the value of the home we wanted to sell and had outlined a marketing plan. She was also quick to respond when we had questions and stayed in constant communication with us regarding feedback from showings and other events during the process. She helped talk us through every step of the way as we received an offer and went through negotiations. From the inspection, some concerns were noted. We contacted her to discuss it and she had already lined up the appropriate professionals to verify the concerns and prepare quotes to help us in our response to the buyers. Negotiations were smooth with no major issues arising. We had already narrowed down the general area in which we were interested in living. She provided additional information based on her knowledge of the area which enabled us to further narrow our search. We quickly found a property and she was on top of the negotiations. She has a team of venders available that was helpful as the inspection identified hail damage to the roof. Her roofer was able to provide verification and helped in working with the sellers to get the issue addressed by their insurance prior to closing. We highly recommend her for her knowledge, communication skills, and for staying on top of things every step of the way throughout the process.
