Eastbrook Homes should have been a 5 star experience. It's what they advertise, and what I trusted they would provide. Eastbrook homes let us down with our unscrupulous realtor, Kurt Suidinski. He was a 1/5 star experience. Kurt gives off terrible vibes because he is disingenuous, deceptive, and will say anything for a sale. He is greedy and has (point blank) told me lies that he later on denied. Come to find out after moving in, almost *everyone* has a Kurt story. Let me tell you, none of them are good. I think what I despise most about Kurt was how he disrespected me and low key bullied me/ gaslighted me when I challenged him on why he didn't cut my realtor in on her hard earned portion of the sale. I distinctly remember him telling me, "I should go home and have a glass of wine, and let the men (meaning he and my husband) handle this." When I queried if he was acting this way to avoid splitting the commission, I remember commenting on why his ears were turning beat red? I guess someone has blood pressure issues. Thank God, Kurt told me to stay out of it. My husband went to the Vice President of sales and got my realtor her commission. Thanks for leaving it to the men, Kurt. Great suggestion! Honestly, I was so disillusioned with Eastbrook as Kurt was the first point of reference, the newly hired interior designer was not very helpful. I basically picked out the whole house myself in 3 hours or less. It would've been fun to have someone to bounce ideas off of, but oh well. Chad, the building manager saved the day. I was initially leary thinking all the employees at Eastbrook were Kurt incarnate but Chad reassured me he was different. Chad lived up to his promise and gave *excellent* customer service. He's a nice and straight to the point kind of guy that is approachable, easy to talk to and genuinely wants the customer to be happy. He does a great job managing the contractors and has an eye for detail. Chad was a 5/5 star experience. Thanks Chad! If I could do it again, I would have found a different realtor. I hear good things about Jonah, he was kind on closing day and we appreciated Kurt's absence, as it made the closing a more joyful experience for us. Jonah and Chad could easily make Eastbrook a 5 star experience. Too bad Kurt got in the way with his dishonesty and greed. Oh well. The whole community at Lowing Woods has a "Kurt story" yet he's still working there. I suppose it's a good ole boys club and I should just shut up and have a glass of wine per Kurt's instructions. Ewww. Thanks to Chad, Jonah and the Vice President of Eastbrook that forced Kurt to do the right thing. We appreciate the 30 day paint touch up as part of the Eastbrook promise and the year warranty which we used to replace warping deck wood and a few other minor fixes in the house. We love our house and our community. Overall, happy to have worked with Eastbrook regardless of the rough start with Kurt. Avoid Kurt from the beginning and you'll have a much better experience. Good house! We built during Covid - tough! Selected our lot by satellite photo, chose all options remotely. We never say the home until it was done in Lincoln Pines. A few problems were resolved quickly and some concrete drive had to be redone, no questions asked. Sales and construction teams were great. Selection process was tough due to Covid. After 5 years of owning an Eastbrook house, I've noticed a lot of shady work. They cut out the holes for our ovens wrong and just trimmed it out even though we wanted it replaced. The joist for the deck don't go straight which made replacement of the deck boards a pain in the butt(not sure how it passed code),the trim work inside the house is shady filled with a bunch of caulk and needs to be re done almost every year, the so called smart trim underneath a window rotted out and I had to replace that, cracks in the drywall by the windows, and many other things that call normal maintenance but I didn't have any of that on my last house. read more

We were told by many people not to build with Eastbrook Homes, so our expectations were low. Well, Eastbrook Homes met everyone of those low expectations. We wanted the lot and neighborhood where we built, so we went ahead anyway. It's amazing how the sales agent just ghosted us for 11 months after signing the contract. Her excuse was "I thought someone else at EH was helping you." There were so many huge issues at closing, and I'll describe one that will give the reader a good sense of the overall quality of an EH build. One of our issues is with the quartz countertop in our master bath. There is a seam right down the middle of it, as if two remnants were pushed together. The sales agents response to this was "I will send the building supervisor over to make it look less bad." There is still a seam there 6 weeks after closing and everyone we call just ignores us, or passes it off to someone else, who also ignores us. The wrong lighting and plumbing fixtures were installed, despite the fact that we were upcharged 300% for the ones that we wanted. The wrong color hearthstone was installed, despite the fact the the correct color was on the house specs AND I had a conversation with the building supervisor to ensure the correct color before it was installed. The wrong stain color is on the wood post and corbels on the front of the house. (still) We had a one week notice before our closing. ONE. WEEK. Our backs were up against the wall with our condo rental, appliance delivery, furniture delivery, closet organizer install etc. If you chose as Eastbrook build, my advice is to not close until every single one of your issues is resolved, because they have to hold the home loan and when it's their nickel, I think they would move a lot faster. Additionally, the home was not clean. The floors were dirty, the carpet was never covered, even though it was installed 6 weeks before closing and many workers were still in and out. Really do your research, I worked for a builder in CO and many of the 5 star reviews on google and yelp are from real estate agents, subs, family members etc. Make sure you read the reviews from actual homeowners. read more

Overall we enjoyed the process of building with Eastbrook. Everyone we have worked with there are good people, want to be helpful, and they are understanding. Their build process is efficient and enjoyable. The reason I'm giving only three sars is due to build quality issues and unfortunately the home is the end product so I have to put more weight behind the specific quality in my home when evaluating my experience. I think they are in a tough position where it's difficult to find enough quality teams to help build their homes and you may get great quality but you might get less so. We do love our home but wish more care was taken when building. It seems like whoever did the siding work was probably the least skilled as we've had many issues with siding falling off, the ceiling under sunroom falling out, and general sloppy installations that look bad or create bowed siding, etc. I do want to point out that many issues have been corrected and done well but we have several that need more attention and have been ignored. Overall I do recommend Eastbrook because they are good people and want to build you a nice home but you may run the risk of getting some bad apples when it comes to the tradesmen themselves doing the actual construction. read more

Look closely, if your gonna build with EastBrook anyway, they why look? I have been in an Eastbrook home since 2017. Number one problem is the electric. Wow! Amazing these homes pass inspection. They use the cheapest quality on products, but charge you for top of line. Steer clear, or you have no one to blame but yourself. I would be happy to show you. -Recently, my kitchen faucet started spraying water everywhere. I had to call a plumber. His explanation for what happened: "seems to have not been properly installed." Great. -My hot water heater started malfunctioning and I got to enjoy a nice, cool shower. Pilot light was not out. -Found another door that will not close/latch. Despite the reply from Sarah T. of Eastbrook Homes, it is my continued opinion that these homes are not worth the cost and I am doubling down on that. I lived in a double-wide trailer in Chesterfield while doing my fellowship and that trailer was at a higher quality point than this place. It wouldn't be so bad if these homes were priced accordingly, but they are not - my current place cost north of $350,000 and the list of defects goes on and on. Consider yourself warned. read more

Homes look nice on the outside, they are cozy on the inside. Took possession of a dirty home. I've spent over 3 hours today removing adhesive and over spray from our kitchen/dining area hard wood floors. Home was not clean on delivery and EB could seem to care less. All they said is that they'll have a heart to heart with the cleaners, in reality the cleaners need better oversite and a home should not be delivered until its spotless. Walls dirty, floor filthy, counter tops dirty with dried grout all over, adhesive and over spray on floors, windows won't lock, hardwood floor lacking adhesive in multiple places. No care taken to cover carpet during construction. Missing handle on kitchen drawer. Workbench not properly installed. And these are the things we found in the first wee! BUYER BEWARE. Please heed the reviews. You purchase a new home because you think it will be perfect and free of problems, but not if it is built by Eastbook. After 2 years, my air conditioning unit literally died. Not because of animals (as Eastbrook tried to theorize) but because of shoddy equipment and installation. Eastbrook then blamed the installer, Design Air. I do agree that Design Air is not a company to do business with either. They put in the wrong size HVAC equipment to begin with. And there have been multiple problems with the entre system. Further, the 10 year warranty I am now told is only 4 years?? My unit sat in a warehouse somewhere for a number of years and I guess to use up the warranty. So I am out over $2,000 for a 2 year old compressor. BUT that's not all, here is a partial list of problems with my house: THEY PUT THE SEPTIC FIELD IN THE WRONG SPOT and thus one of the pipes leading to it failed; they installed 2 oversized hot water heaters incorrectly (I had needed 2 smaller ones and that they be connected in series to satisfy the tub); gas line not installed correctly inside the house;, they forgot to insulate a portion of my attic; HVAC zones installed incorrectly and actually don't work well (again because of shoddy work and cheap equipment); the my jetted tub sat in a warehouse so long none of the electrical connections worked; the shower fixtures were so old they didn't work and parts were not even available for them; shower heads installed incorrectly; tub faucet just fell off completely; ceiling fan light hasn't worked from day 1; some siding had to be replaced; shoddy and misaligned installation of doors and light switches with holes in walls; they didn't connect the tub drain and the full contents poured into my basement; missing kitchen cabinets; garbage left all over construction site and road (many sharp objects which punctured a tire); it was not cable ready as they forgot to order it, we went months without internet and TV; kitchen counter installed incorrectly and pulled off the wall; one of my favorites is the smoke detectors require different types of batteries (transistor or dd) so when you replace them you have to carry both (there is also one defective one which causes all of them to go off, I am in the process of replacing all with a much better quality); the electrical connection for the stove was installed incorrectly; screens literally fall out of the my large windows and the list goes on... Many of these problems were eventually fixed by Eastbrook, but I was just too afraid to use them for the big items related to electrical, HVAC or gas. Hence, this has been a costly and very disappointing experience to build my dream home with Eastbrook. read more

This was our first home building experience after multiple remodels. We had a great experience working with every member of the Eastbrook team. They made the whole process simple and there were no surprises along the way. The design process was easy and organized. We were included in the building process with constant updates, and any concerns we had during the process were addressed by the team in a timely manner. They were flexible with us and easy to work with throughout the whole process. We absolutely love our home inside and out. It was very clean when we moved in, and in the period of time we've been here we've encountered nothing but friendly neighbors. THEY DONT CARE ABOUT YOUR PROJECT, READ THIS! Building a house with Eastbrook currently. Worst customer service experience I've had in my life. Multiple items installed incorrectly, not painted correctly, and getting screwed over on the deck. TERRY CROSS, is the project manager in Cooks Crossing. This man has not managed anything, I've caught every mistake on the house. Things installed weeks ago are going unnoticed until I catch them. They painted the trim the wrong color and claimed it was primer as if I'm an idiot to not know that exterior trim is not primed. The deck they told me since I didn't do there 10-12 foot deck that they did nothing wrong by screwing me over and installing vents next to the deck so I can't in the future have a 10-12 foot deck. It's super unprofessional, I've been overly nice to them despite all the mistakes. Then, when I notice more things getting installed incorrectly, like the backsaver vanity, which was installed 2 weeks prior, never noticed. TERRY CROSS, the project manager is not confirming the right items are installed, let alone if it's done correctly, and when I start to show frustration to TERRY CROSS, this so called project manager, he hangs up on me. Super unprofessional, don't waste your money, go elsewhere, they just don't CARE! I was given the contacts TIM V and a BRAD, these are managers of TERRYS who confirm that he should be on top of these mistakes and catching them, yet they claim that contractors are making mistakes which is no problem but If contractors are making mistakes, why is the project manager not catching the mistakes? I am sick of dealing with this Eastbrook!!!! I would think very hard before you worked with them (I never would) - Buying a home was supposed to be a exciting experience and they turned into a pain in aXX. If you decided to go with them (and their financing makings them very attractive) would recommend the following: First - they get you in the door with a low cost base model home. They then show their custom show room were even the most basic up grades run the cost up. Second - they want to stay with defined upgrades so they can control their contractors - they fight and make every change you want out of the norm difficult. Third - and want I am most upset with - with smiles and handshakes they promised to correct issues identified during closing - I WAS A SAP and agreed - Now they would care less about about correcting the issues with the house most of which have now came out of my packet - last and most import Maureen Smith and the Eastbrook team Lied about the deck on my house to support a deal they made with the golf course. BEWARE future Eastbrook customers: Don't do your landscaping until the lots next to you are in. We spent $10k on 400yds of dirt and 10 tons of rock to level a dip in our yard with the adjoining lot. It was amazing for one summer. EB then agreed to give the buyer of that adjoining lot a 'flat' backyard and raised the grade by feet. My lot now looks and feels much lower again.I'm back in what our neighbor has deemed 'the sink hole'. EB will grade the hill between us, but literally laughed at me saying they didn't see a problem. That lots landscaper explained all the issues to me, but EB gave their permission to alter the grade of the lot. we all have sloped yards. Ours was graded flat to the original grade, which is now several feet higher than us again. Sometimes a company makes it right, sometimes they laugh in your face. Our home is satisfactory. read more

I've had my home for 8 months now...still no lawn. Absolutely no communication from the builder...just excuses, CEO is aware. Eastbrook throws up homes every few days, once they have your money then you are history. Average materials, marginal worksmanship. We received our home dirty! What if you bought a 30k car...you would be furious...this was a 340k home!!! They are in the business of profit profit profit...the customer comes last. Was a big experience to plan and build our first brand new home with Eastbrook Homes. We had a couple bad experiences, because on beginning we trust 100% what they said and warble promised. With Eastbrook Homes we did learn everything has to be put on paper, because later some people do not remember...Slowly, but they corrected almost all problems. Materials should be a better quality. Eastbrook Homes is a victim of their own success. They make quality homes, but they have lost sight of the customer experience with their growth. They take on more work than they should, they have poor oversight of projects, lacking in middle management project monitoring and seem unaware or are unconcerned that the customer experience is not good. The top management places a premium on profits, as you can tell by the shortage of management oversight of the business, priority on completing homes to sell outright and for their own employees, while the families that have invested the traditional way (with a large down payment) sit by and watch the mistakes, the delays and simply not working on the properties scheduled for completion. We are 13 months into this with no end in sight, while we've seen Eastbrook construct numerous complete homes on our street to put up for sale and as model homes. There is no one to talk to except our Project Manager, I fear that when this house is complete we will have no one to support us with problems with workmanship. Too many excuses, they blame the contractors and the state of the world, but that's not really the issue at all. read more

Very disappointed in the design process, what should have been a fun experience was rushed and forced. Our assigned designer Ann had no interest in getting to know us or our needs. She was down right cold which is so disappointing since this is a big part of the process and we will be living with our selections for a long time. I typically wouldn't say anything but since I heard from several other people in our neighborhood that they felt this way too I thought I should post so that you can ask for a different designer. Way too many issues to mention them all. It all started with them putting the wrong roof shingles on the wrong house. Our neighbors now have our black roof shingles and we have a greyish color, even though we paid more money to have black windows to match the black roof. In our contract, it also states that we will supply our own hard wood floor. They still went ahead and put some random cheap wood floor in anyway. Then the kitchen flooded and there has been no communication as to why it flooded. Now they have to replace the hardwood in the kitchen. The doors and windows were always left open in the home as well. Who knows who was coming in and out of the house. Josh, the manager, had the audacity to tell us that we gave them the go ahead to install their own cheap wood floor even though this manager was in no meeting for our house. We were supposed to get a big shower installed in the master bathroom yet we have a 30" wide shower with 2 shower heads?? Josh then says, that I am the size of 2% of their customers and never normally have an issue. (FYI I'm 6'2" 240, so if you're bigger than that you will definitely struggle getting into the shower.) The tiling in the shower is uneven and have sunken into the wall. Some are spaced differently to others. Josh's response "well you'll never be able to get it perfectly level." (They don't intend to do anything about it.) At current they changed the locks and we aren't able to get in. We were suppose to close mid July but have no idea where we are at because no one at Eastbrook communicates with anyone else at Eastbrook. If you are looking to build with these builders, please for your own sanity, make sure you double and triple check your plans. Then continue to check in on the process of the build because there are so many mistakes that happen because they move too fast and there is no oversight on the work. read more

It is interesting to read the reviews on this site and Eastbrook's survey site. Our experience was relatively poor, especially regarding the quality of materials and workmanship in the house. We have spoken with several homeowners in our development who also feel the same. They were inattentive and certainly did not care that they weren't meeting our expectations.
