    After 5 years of owning an Eastbrook house, I've noticed a lot of shady work. They cut out the holes for our ovens wrong and just trimmed it out even though we wanted it replaced. The joist for the deck don't go straight which made replacement of the deck boards a pain in the butt(not sure how it passed code),the trim work inside the house is shady filled with a bunch of caulk and needs to be re done almost every year, the so called smart trim underneath a window rotted out and I had to replace that, cracks in the drywall by the windows, and many other things that call normal maintenance but I didn't have any of that on my last house.

    The sales agent actually said at closing (direct quote) "I will have the building supervisor try to make it look less bad"

    We were told by many people not to build with Eastbrook Homes, so our expectations were low. Well, Eastbrook Homes met everyone of those low expectations. We wanted the lot and neighborhood where we built, so we went ahead anyway. It's amazing how the sales agent just ghosted us for 11 months after signing the contract. Her excuse was "I thought someone else at EH was helping you." There were so many huge issues at closing, and I'll describe one that will give the reader a good sense of the overall quality of an EH build. One of our issues is with the quartz countertop in our master bath. There is a seam right down the middle of it, as if two remnants were pushed together. The sales agents response to this was "I will send the building supervisor over to make it look less bad." There is still a seam there 6 weeks after closing and everyone we call just ignores us, or passes it off to someone else, who also ignores us. The wrong lighting and plumbing fixtures were installed, despite the fact that we were upcharged 300% for the ones that we wanted. The wrong color hearthstone was installed, despite the fact the the correct color was on the house specs AND I had a conversation with the building supervisor to ensure the correct color before it was installed. The wrong stain color is on the wood post and corbels on the front of the house. (still) We had a one week notice before our closing. ONE. WEEK. Our backs were up against the wall with our condo rental, appliance delivery, furniture delivery, closet organizer install etc. If you chose as Eastbrook build, my advice is to not close until every single one of your issues is resolved, because they have to hold the home loan and when it's their nickel, I think they would move a lot faster. Additionally, the home was not clean. The floors were dirty, the carpet was never covered, even though it was installed 6 weeks before closing and many workers were still in and out. Really do your research, I worked for a builder in CO and many of the 5 star reviews on google and yelp are from real estate agents, subs, family members etc. Make sure you read the reviews from actual homeowners.

    Overall we enjoyed the process of building with Eastbrook. Everyone we have worked with there are good people, want to be helpful, and they are understanding. Their build process is efficient and enjoyable. The reason I'm giving only three sars is due to build quality issues and unfortunately the home is the end product so I have to put more weight behind the specific quality in my home when evaluating my experience. I think they are in a tough position where it's difficult to find enough quality teams to help build their homes and you may get great quality but you might get less so. We do love our home but wish more care was taken when building. It seems like whoever did the siding work was probably the least skilled as we've had many issues with siding falling off, the ceiling under sunroom falling out, and general sloppy installations that look bad or create bowed siding, etc. I do want to point out that many issues have been corrected and done well but we have several that need more attention and have been ignored. Overall I do recommend Eastbrook because they are good people and want to build you a nice home but you may run the risk of getting some bad apples when it comes to the tradesmen themselves doing the actual construction.

    Once they have your money they will give every excuse not to fix obvious problems. Very disappointed. Definitely would not recommend.

Now, the past 6 months, during a pandemic we are paying an extra $700 a month and we can't do a thing about it unless we completely refinance. And that doesnt include the extra few thousand we had to pay for city taxes and could only get resolved after almost a year because the committee overseeing that issue meets twice a year. And because it is out of his hands there are zero repercussions for him. Oh and he also lost all of our paperwork then forgot we even gave it to him. Thankfully it was eventually found. Go ANYWHERE ELSE.

My wife and I chose to work with Berkshire Hathaway Home Services and they were outstanding. What a team: it felt like Steven Fase and Julie Rockwell adopted me. They listened so carefully to our housing objectives, our budget, and were very sensitive to the challenges of moving to a town we knew nothing about. In our first weekend of house hunting, Julie showed us over a dozen homes in our desired style and price range. She was very mindful of sharing her insights and wisdom regarding the strengths and weaknesses of each neighborhood. The next weekend we could tell how she was even more tuned in to our preferences and found at least a dozen more very nice homes. She found a real gem and it was priced right where we needed it to be. She helped us negotiate the deal (you can tell how well respected she is by her professional peers), and our offer was accepted. And that's where everything Berkshire Hathaway is capable of doing went up to the next level! Julie arranged for the most thorough home inspector and stayed with us through the entire inspection. Steven introduced us to the best mortgage financing team you could hope for - here's why. Within 14 days (I had to get started at my new job!) the folks at Prosperity Home Mortgage (thank you so much Jim Papatheodore and Shanna Cameron!!) negotiated a fantastic interest rate, locked it in, arranged a ton of official paperwork to flow so smoothly through the approval process (we were at the max limit of our pre-approval), and coordinated all this with the bank, the title company, the lawyers office, the bank transfer portal, the Home Owners Association, and probably a few more. Then I asked if they could move the closing date up from a Monday to the preceding Friday so I could use the weekend to move in. Somehow, they got all of these players to make that happen! It was truly, truly an unbelievably seamless process! I wanted to write all of this because everyone I mentioned earned it, they deserve it, and my highest recommendation is not enough to convey how impactful their commitment to our success was. I hope you choose to work with these folks. You will be in the care and integrity of experts, all of whom are such very, very nice people.     We recently had unpleasant dealings with a realtor from Berkshire Hathaway (Ami G.) We sold a home…read moreand she represented the buyers. Prior to the sale, she requested access to our home so a builder could do an estimate for some changes the buyers wanted. Simple enough. She specifically told us it would only be "for a few minutes" and we agreed. Being busy parents, we thought it best to schedule this prior to our kids getting home. The builder showed up at the scheduled time, but was actually there for closer to two hours and he noted that the realtor knew full well there was no way he could only take "a few minutes" to complete his task. If she had simply told us how much time was actually required, an unfortunate inconvenience could have been avoided with no problem. She also requested the closing date for the sale be moved up and was quite hostile when we were reluctant to do so. In other email communications, she seemed like a fairly angry and unreasonable individual in situations that really didn't require a hostile posture. It made the whole experience weird and uncomfortable and even our realtor commented on her unprofessional behavior. Due to these experiences, I would reconsider working with this individual should you choose Berkshire Hathaway.

    I am writing this review to warn anyone who is thinking about working with Woods Builders Homes…read moreInc., and specifically its owner, Jon Wood. I did not hire this company to build a home for me, so I cannot speak to the quality of their construction. What I can speak to, in detail, is my direct experience dealing with John Wood as a businessman -- and based on that experience, I would never trust this man or this company with something as important as a home. Woods Builders subcontractors have repeatedly crossed onto our private property to access his job site. This happened multiple times. There was no permission given, no easement, no legal right to do so. I contacted him about it. Twice. Calmly. Directly. What followed was one of the most frustrating and disillusioning interactions I've ever had with someone in business. Jon Wood acknowledged that his subs were wrong. But in the same breath said he can't control them. Yes you can Jon, you pay the invoice they send you for the work they do for YOU! He also told me things that were later proven to be false. Not once, not twice, but three separate times. Each time I challenged him with evidence of his lies the story changed. Eventually, after being cornered by facts, he admitted that he had not been telling me the truth. Let that sink in. This wasn't a misunderstanding. This wasn't a miscommunication. This was someone who knew he was in the wrong, knew he was crossing property he did not have the right to use with cranes, cement trucks, heavy equipment and chose lies instead of owning it. That tells me everything I need to know. If someone will lie to me about something as basic and verifiable as simple facts, what will they do when you are a customer with a contract, money on the line, and a house being built? If someone is willing to ignore property boundaries and act entitled to land that isn't theirs, how will they treat your boundaries, your budget, or your concerns? I cannot speak to their craftsmanship. But I can absolutely speak to their character. And based on my direct experience, Jon Wood has demonstrated: A willingness to trespass when it is convenient A willingness to lie when confronted A willingness to only tell the truth after being caught That is not the behavior of someone I would trust to run a project that costs hundreds of thousands of dollars. Building a home requires honesty, transparency, accountability, and respect -- not just for clients, but for everyone affected by the project. In my dealings with Jon Wood, I saw none of that. If this is how he treats someone who isn't even his customer, imagine how difficult it would be to deal with him once you are financially and contractually tied to him. There are many builders in the Grand Rapids area. You have choices. Based on my experience, I strongly suggest choosing someone who respects property lines, tells the truth the first time, and doesn't need to be caught before being honest. I would never hire Woods Builders Homes Inc. I would never trust Jon Wood with my property, my money, or my home.
