I'm a Real Estate broker in El Monte. I recently need a home inspection out in Agua Dulce ( Santa Clarita Valley). The property was using a shared Well and Septic Tank. I called Eagle Eye and for a small fee the will do the Title 22 water tests (and many more) to show how good the water quality is and what kind of organisms are in the water. Also get a reading of gallons per min. He also got the septic tank inspected. They send you a link directly to the report with an option to print or view as a PDF. I think I received the report if not the next day the day after. Quality work at a great price. I recommend to anyone and will continue to use them. read more

Far from it this inspection company does not live up to its name unfortunately the Inspector who view my house before I purchased it, he stated on the report that it had a problem with the bathtub, however what he failed to mention was that my entire plumbing was rotted out and even missing pipe were there is suppose to be pipe from the bathrooms and kitchen, how is it that on the report he wrote he state overall the plumbing was in serviceable condition, I begged it differ, from the pictures I took there is no way this inspection should of passed. All this company did was take my money and did not do the job they were suppose to do. read more

PROS: My inspector was very friendly and knowledgeable. Any questions I asked him he answered in a thorough manner. The price was the lowest I could find for home inspections. The guy who took my request over the phone was very professional and friendly as well. CONS: The report came back with "Fairs" where there should have been "Goods". I called my inspector and he said there was an error with the program that generates the reports, but he never sent me an updated one. He also left a plastic spatula in the oven and turned it on, so the spatula melted all over the oven. We had to self-clean the oven to get rid of the melted plastic, which he helped me do. As a Realtor I have little time to deal with sales calls. When I was called by this company, they wanted to send me information and asked if they could send me an email? I was polite and said no that I had an inspection company already and would not be changing. Instead of listening, they sent me the email anyways. When I called to be removed from the list of emails because they do not have the Required unsubscribe link required under the law, I was meet with an attitude. If they can not honor or respect a person they call than how can I trust them to even do an inspection. read more

Stay away from this inspection company! At first everything seemed all right, they arrived on time and did a 2-3 hour inspection. Everything looked ok, until we moved in. At that time we decided to remodel a few things and did a second inspection. We were planning to raise the ceiling in a few areas and needed to know, if that was possible. However, when you hire a good inspector, they check for everything. A second inspection by a different company, found an inoperable oven, a leaking copper pipe under the house and a support beam in the attic that was cut when the new roof was installed by a previous owner. If a person walking on the roof steps on it, he/she would fall right through. Very visible mistakes that should have been found. Eagle eye cheaply done inspection is costing us a lot of money. Go with a more reliable company. Realtors like this company, actual buyers do not! read more

I recently scheduled an inspection and in the special remarks let them know that I was traveling from out of town for the inspection appointment. Our inspection was set for 11:00am and at 11:20am I called the office number to find out where the inspector was. The man on the phone was polite and told me he would track down the inspector and call me back. An hour later I called back in and he said that the inspector had the wrong time and couldn't be there until 2pm. My client and I could not wait and had to reschedule for another day. Due to my inability to drive back out for an inspection on another day, the buyer had to do the inspection without me, going against my better judgement. I am very disappointed in the customer service at Eagle Eye. They should have gotten another inspector out to the property asap since we had a confirmed appointment that was made days before the inspection date. This was my first and last experience with Eagle Eye. read more

This is an incredible company to do business with. I have had made numerous requests that I know most other companies would not be able to accommodate and they have always come through. I have requested next morning inspections, same day inspections, weekend inspections and they have always been able to do them. Recently, I had Edward Rodriguez do 2 inspections for me back to back and I have to says, the guy CARES about what he does. The second one got later in the day, however it did not deter him from still doing a very good job. Very hard to find individuals like this. Always brings a great attitude, great around other people, shows up in a clean vehicle, well groomed. In general, the company cares about it's image and it's service. I want to start off by saying that the first few reviews (for that matter only reviews all with five stars!) you see on line, are the actual owners and employees of the firm. No wonder they gave themselves 5 stars. if there was 0, that is what i would have given them. I had their inspector come over for a small consdo that i was buying, when i first called and asked how long the inspection is to last for a condo that size they told me 2 hours. The inspector did not spend more that an hour there, and he would not stop talking to the agent the whole time. I think he basically told the agent the story of his life in the hour he was there. The inspection was over and he got paid and left. The day after escrow was closed, i found a problem with the window in the bedroom. so i called them and asked how come i was not informed of the problem. They send the same inspector over to check his own job! isn't that interesting? and of course he did not see any problems. I called and asked for another inspector or his superior (Abraham whom you can see his review) to come over and inspect the window, they gave me the run around for a week and then said no. Its interesting how the last person in charge (Omar whom you can see his own review) i spoke with told me that "He was upset that i want them to fix the window"! Bottom line: They are incompetent, rude, and irresponsible. I would not advise you to waste your money or time with them. The point is that they say that the window is dirty. That is a big fat lie . the window has problems it just looks dirty and that is why they did not spot the problem. It is ridiculous to say that the window was simply dirty. Final point is not only they are incompetent, rude, irresponsible, but they have no idea of customer service and they are big fat liars. read more

They do very shoddy service, the inspector just "didn't" find very important area to inspect like plumbing. Really? The box/pipe was right there on the front lawn!!! You couldn't find it? Wow. Dumb! Going to have to say they had an F BBB rating, must have closed the case and now have a B ... but I wouldn't use this company at all. When I called to complain that a major pipe has burst (that was clearly rotted, even a child would have known it needed to be replaced), Abraham was very non sympathetic and cited some BS contract language, that basically he was saying oh well, tough S&^#! to us. No way to run a business, no way to get repeat customers either. Major fail, major incomptetent company that is just out for your money and does a piss poor job of inspecting and just doesn't care. These type of companies will eventually go out of business, since the work they do is far below what is acceptable practice in the business. DON'T HIRE THIS COMPANY!!!! read more

Do not use this company. I used Eagle eye for the purchase of a home in san diego. The inspector noted several problems with the property, which we addressed with the Seller. 1) issues with water pressure and 2) issues with the hot water. He also noted electrical problems. After a long battle with the Sellers, we realized the Inspector was completely wrong. He even told the Seller that his readings may not be accurate! We asked the inspector to come back out for the final walk through to re-test since he state his first go around might have been wrong. Well, he charged us another $100 to come fix his own mistakes. At that point, we realized his gauges were wrong! The RE agents went and bought their own water gauges to show him he was wrong. But he had no problem taking our money for the visit.. He also noted that the central air conditioning unit was functioning... After closing we realized the property had been plumbed for central AC, but they didnt have an AC unit! In March, I was in Indian Wells for the BNP Paribas Professional Tennis Tournament. An offer I had made on a condo in La Quinta was suddenly accepted and I needed to complete an inspection within the three days I was in town. I found Eagle Eye Property Inspections on Craigslist, and I'm glad I did. When I called them, I reached Diego Garcia, and he was extremely helpful, kind, and accommodating, given my need for an immediate inspection. Plus it was only $199 to inspect a condo whereas others I had contacted wanted $250 or more. Diego quickly arranged for an inspector in the La Quinta area, Francisco Manzano Jr., to inspect the condo. I broke away from the tennis at Indian Wells to drive the three miles to the condo, and was happy to find Francisco on time and ready to inspect the unit. I can't say enough about how thorough Francisco was in his inspection. He didn't hesitate one second to climb up into the attic and examine the heating and air condition pipes, as well as the insulation and other items. He also took the time to point out potential problem areas with the condo, and he didn't rush the inspection process. He discovered a missing flex pipe and also a loose gas pipe leading to the range. The Inspection Report from Eagle Eye was very impressive, complete with photos, and broken down by different areas, such as Electric, Plumbing, Water Heater, Heating & A.C., Kitchen, Bathroom, etc. Needless to say, I was extremely impressed with Diego, Francisco, and the guys at Eagle Eye Property Inspections, and feel fortunate to have found them. AMAZING!!! Eagle Eye Property Inspection was an absolute answer to prayer. I googled "Home Inspections in the High Desert,' well.. as I started at the top of this long list I soon realized these companies didn't have any bilingual (Spanish) Inspectors!!! I was determined to get my buyer an Inspector who he could comfortably communicate with in Spanish! I was thinking I may have to call a company from down the hill...eventually I came across Eagle Eye Property Inspections and spoke with Diego (above & beyond professionalism) and they DID have a bilingual Inspector named Edward (I WAS ECSTATIC)but Edwards schedule was tight. Diego did manage to schedule Edward and my buyer was anxiously awaiting Inspection day!!! Edward was great!! Not only was Edward thorough but he also possessed great customer service skills. After the Inspection my buyer had so many questions and I could tell my buyer appreciated the fact that Edward spoke Spanish as well. My buyer (and I) was impressed with the detailed report and it was so easy for him to understand! Honestly, my buyer had a GREAT experience and THAT is what matters to me.
