I would like to express my frustrations with Laurie Cauthen. The rudest conversation I've ever had with anyone involved with a property management company. Easy fix, easy solution. She interrupted me the entire conversation and was incredibly rude, unprofessional, and dismissive. No solutions were provided; she just talked over me. I had to hang up on this angry person. She clearly doesn't enjoy or is good at her job. read more

Let me start off with everyone at Duval Realty is very polite and kind. They were able to place two tenants in our home over the last 2 years and made sure that we had rent paid by these tenants. Unfortunately they have also failed to do the management part of their job. We have over $1,456 in Damages that has been ruled by an insurance adjuster that it is not normal wear and tear. also stolen items from my property, a ladder, a wet dry vacuum and a shower curtain rod. We also had an unauthorized installation of a ceiling fan that does not add value but more of a fire hazard waiting to happen. Connie from Duval Realty informed me that the house was fine she did A Walk thru herself and issued a full refund of the tenants deposit. I had arrived at my house shortly after speaking to Connie only to find that there was an anchored TV wall mount to the wall, the back sliding door to the backyard was not working in fact it was damaged and water damage in the guest bathroom. They did however remove the TV mount left on the wall and did a horrible job. Between many phone calls,emails pictures and complaints Duval Realty has chucked this up to it's now been over 30 days and there's nothing we can do about it. keep in mind I have had phone calls and emails about the situation that started 3 months ago. It's saddens me to see that Duval Realty has not only shown that they are incompetent but that they also don't care and this is how they treat a military families home. read more

They are very aggressive and rude, I called for an insurance question on my condo. No one was helpful, just told me to go to their website.

This company manages HOAs & property rentals. Each interaction I've had with them is the same. Useless. No sense of courtesy exists with anyone except the woman who answers the phones. She's the only pleasant interaction I've had. Hope you do not speak to Laurie because she is rude and abrupt. Management (Pat) is non-responsive. No sense of customer service. Do not purchase any property where Duval Realty manages the HOA. It will be a complete waste of your money. Horrible communication with these people. read more

I reported the air running hot air or flat out broken 5 times from august 2019 to October 2020. When the air finally caused mold in the home with the leak that was going on for who knows how long bc the repair man said it was ants in the backyard blocking a sensor when it was really a blockage in the unit and had sludge and slime all in it with my daughter and i there, they gave me a 7 day notice to vacate in the middle of a pandemic. Didn't offer to move me into the unit for lease within shouting distance of my current home. Don't offer to help with moving expenses. Refuse to return my calls after I've been moved out almost a month about my deposit and now they won't let me come pick up any money they are going to give back to me and said they will just mail it to my old address. The place i no longer live. I am not providing them my new address because the men there are incredibly rude and forceful and i don't feel comfortable giving it to them. No one does what they say they will do, and somehow me reporting the air being broken wasn't enough. DO NOT MOVE HERE. If you're considering moving to 8430 pineverde lane i can almost guarantee they have not treated that place for mold and it was ALL OVER. All of that black crud is mold creeping up from UNDER THE TILE and behind the walls. That's not even half the damage. I had to get rid of all my furniture most of my daughters toys my dog has had to have several drains for excessive skin issues. I don't expect to get m my deposit but more importantly they treated me less than human ina time where the world is shut down and i put myself and my family at risk coming in contact with movers having to go up to their office. I would not recommend Duval Realty, Inc. for a Management Company for Condominiums. They do not follow the Florida Statues for Condominiums, regarding the Website posting of 3 bids, contracts, etc., posting on the website was effective January 1, 2019 per the Florida Statues. They are rude, and do not respond to Homeowners by email, phone, etc. The CAM is not on site but only for an hour or two per week, and violations, illegal parking, are not being enforced. They do really well in collections, but they have a specific person to do the collections. They truly have failed as a Management Company for a Condominium Community of 372 Units, and feel they are more suited for a Homeowner's Association where they have less responsibilities. I am disappointed in their service after we hired them upon their presentation to the Homeowners. read more

Do not rent from Carl or Cynthia Cline. I rented a home from them for almost four years, always paid on time. During the time I lived there they did zero repairs to the home,and never did any inspections. The a.c. Never worked properly, it had years of dust in the ducts and it had mold and was leaking water into the carpet. The only thing they did was pump Freon into it. the home was 89 degrees and I had to buy fans and an air purifier just to live there. The home was infested with roaches. The carpet was over 8 years old and the last tenant had a ton of cats, so it smelled and was torn when I moved in,but they tried to charge me for it when I moved out. I had a water leak that they didn't repair for two months and my JEA bill was 1200 and they didn't care.The roof leaked after the hurricane 10/17 and they had an insurance adjuster come out and they never repaired it despite many requests. The ceiling had 7 leaks,which I took pictures of. The house had mold as a result making us very ill. After the first year having a lease with them, they had me rent month to month, which I never understood why,so after the water leak and their lack of repairing it in a timely manner, and all of the mold in the home, I told Carl I was moving out, then sent a letter to them stating this,and they had the nerve to try and charge me two months rent after I had moved. At one point I thought I was being scammed because they wouldn't do any repairs to the home .One leak was so bad, there was a hole in the ceiling which dripped water every time it rained. My furniture was covered in mold and roaches that I couldn't take it with me.The fence was also down after the hurricane and the neighbor's dog came over and bit my dog because they never came to repair the fence. I turned them in to the city and took pictures of all of the damage. If you rent from them, take pictures of any damage when you move in or they will try and charge you for it,when it is actually their fault. I just feel sorry for the next tenant, that doesn't know about the water damage and mold. They will just repair the hole and paint the ceiling where the water leaks were. They also claimed they never got my letters requesting the repairs,even though I met with Cynthia face to face in February telling her the leaks and fence still had not been repaired. I don't know what they did with the insurance money after the adjuster came out,but they sure didn't do any repairs with it. They own many properties,which were forclosures, and they minimally repair them to rent them out,then they do zero repairs once you are in there! They didn't care about me or my health,they just wanted their money! Know your tenant rights! Run away from any of their properties, do not trust Cynthia or Carl Cline! read more
