They are a class act, and the overall concept of his business is excellent. Unfortunately, my experience with Kort Linden himself was very different. As the executor of my father's estate, selling his home was an emotional and time-consuming process. I spent nearly nine months going through belongings and preparing the house. Because I also have my own home and a full-time job, I hired Kort to handle both the listing and the remaining workload. I never met Kort in person--not once. While virtual signatures are standard, I expected at least one face-to-face meeting when handling something this significant. Communication was a consistent issue. There were multiple occasions where showings were not communicated to me. On three separate instances, my daughter and I unexpectedly encountered potential buyers inside the home. When I raised this concern, I was told it was "assumed" the house was vacant. While it was unoccupied, I was still actively working there. Additionally, I would sometimes arrive to find lights on, doors unlocked, and curtains open, indicating showings had occurred without notice. Once we entered escrow, communication and transparency did not improve. The home had been on the market for about five months, and we received a few low offers. Ultimately, we accepted an offer that involved significant buyer concessions. Initially, I agreed to approximately 4.5% in concessions plus a $1,335 home warranty. After the inspection, I was told the buyer requested about $21,000 in repairs, including the roof. Kort stated he had his own contractor provide an estimate of $12,000, but I was never given documentation for this estimate despite requesting it, or the contractor's information. I was also not informed when this contractor accessed the property, or when the inspectiontook place. Kort then advised that total repair-related concessions should be around $15,000. I made it very clear I did not want to increase concessions. However, I felt pressured to agree. The distinction I was given--that it "comes out of equity, not cash"--did not change the fact that it directly impacted my proceeds. This was still being debated at closing, which added unnecessary stress to an already difficult situation. Lastly, an estate sale was conducted by his team for the remaining items in the home. I was told it generated a little over $300, but I never received those proceeds or any clear accounting. Overall, while his team is outstanding, my experience with Kort Linden lacked communication, transparency, and professionalism. Based on my experience, I would not feel comfortable recommending.
