I have dealt with many real estate agents as can be verified from reviews below but never seen so unprofessional of a behavior as Michelle Dubner "orchestrated" today. Her attitude and overall demeanor was like "I have a control over this house. if you want to buy it, you have to be nice to me". No lady, real estate has a habit to attract problematic people who can't keep their jobs as well as those with nasty personalities. Like I said, I know them a lot not because am an investor but also by my line of business. This way of acting is a trap for naive buyers to gain false confidence by putting them down. Before she tries to get "authority" with you just check how many houses she and her husband sold in last year - only 3 with estimated commission per person $30k a year. What is she doing rest of the time to make ends meet? Flipping burgers? If she can do something better then why is she still doing real estate? Check her Zillow sales to confirm. No wonder she can't pay $10 a month to keep her website running, not to mention how unprofessional it is to list in her profile a non-functional website. read more

Dubner Real Estate, led by the exceptional duo of Michelle and Jon, provided a real estate service that surpassed all expectations. Their expertise and dedication set them apart from the rest. If you've never experienced a real estate team at the top of their game, you might think, 'One agent is as good as another. How hard can it be to show a house a few times, pick the highest offer, and complete the paperwork? What do real estate agents really do anyway?' But once you experience Michelle and Jon, you will understand the true value they bring and never settle for anything less. When Michelle first met with my sister-in-law (SIL) about potentially selling her home, I was struck by the depth of her understanding and empathy. Michelle's series of compassionate, explorative questions were not just a formality but a testament to her commitment to ensuring my SIL was looking to move for the right reasons. When it was clear that she needed to sell her home, Michelle helped my SIL understand the selling process, setting clear expectations about the market and the steps to prepare her home. Michelle's persistent attention to detail shone through as she delved into the specifics that could impact the sale. Every step was carefully considered and well thought through. Due to a well-executed strategy, multiple offers, well over the asking price, flooded in very quickly. Some buyers wanted their offer accepted before an open house. Others offered a short escrow, while others relied on their offer's size. At first blush, one might jump at the highest offer and be done with it. But Michelle took the time to carefully explain all the parts of the offer: Price, escrow duration, buy-back time (allowing the seller to stay in the home some duration after the closing of escrow), contingencies, deposit amount, downpayment amount, and multiple parameters providing insight into the buyers' financial stability (and the likelihood they will honor the deal they first offered). These considerations are not just textbook checkboxes; they come from over 20 years of experience, knowing what a sincere buyer looks like and the myriad of deceptions grifters use to manipulate the sale. It is not a surprise that Dubner Real Estate consistently placed in the top 2% of its brokerage firm. As predicted, challenges constantly popped up throughout the escrow process, and Jon and Michelle always knew the most effective action to take. The inspection may uncover a needed repair, an appraisal may fall short of what was hoped, buyers may not like their loan terms, etc. Buyers may push to revisit the offer whenever any issue is not handled well, or they may pull out of the deal entirely. Michelle even anticipated the difficulty for new buyers finding home insurance, so she found it for them (even though she is representing the seller)! Despite the first buyer lying about their financial strength and falling out of escrow, my SIL's home sold far above asking and on time. Never underestimate the value of an excellent realtor. Michelle Judd is hands down the best agent out there. We started our home buying process with another agent and it was a complete nightmare. The other agent was completely useless and unavailable. We needed a new agent badly but were very sceptical. When we met Michelle we couldn't believe how she really put us first and listened to what was important to us. If we had questions, she answered. If we needed advice, she helped. Within a week our home was sold! It was just an amazing experience. When I needed to sell another home, Michelle was there again and the home sold very quickly! When we were looking for a home in a specific location Michelle sent out flyers to home owners about selling. She networked with other agents in the area to see if anything was going to hit the market soon. When we found a home she fought so hard for us and got our offer accepted! Overall, whether you're buying or selling there really is only one agent to call...Michelle Judd read more

We started our home buying conversation with Michelle a couple years in advance of our recent purchase. She stayed in touch, was consistently helpful (even though she knew we were talking to other realtors), until her expertise, tremendous reputation, and glowing endorsements from satisfied customers won us over to work solely with her. And we are so glad we did! Michelle customized her approach and recommendations to us with a level of personalized service that belongs in 5 Star Hotels. She was patient with us as we changed our budget, needs, and even wants early on in our search - keeping our spirits up and focused on the goal when some properties we thought were our "dream home" just didn't work out. And when we got really excited about a couple of properties she was responsive and moved fast - even when she was out of town at a wedding! In the end, we found our dream home, and it was all thanks to Michelle Judd. If you want to find the home of your dreams AND get the best realty experience of your life - work with Michelle Judd. She is a powerhouse of positivity and performance. Buyers and Sellers beware, Judd-ment Day is coming. read more

I strongly believe that finding a good realtor is as important as having a good mechanic or a good dentist. You really want to find someone who you can trust, that will be honest with you and genuinely look out for your best interested. Michelle was recommended to my wife and I by a mutual friend who we trusted. My wife and I had finally decided to take the plunge and buy our first home and being that neither of us really had any experience in the matter we were both a little nervous. Michelle truly made the entire process easy and pleasant. She was always available to answer any question and believe me I had questions. She always explained any document that needed to be signed and made sure that we had a good understanding of what we were reading and of what was being presented to us. She was never pushy nor did she ever push a listing onto us, she listened to our concerns and our wants and needs and did a great job of finding listings within our budget and time frame. She was forth coming with any information about any listing and gave her honest opinion about a listing when we asked. Michelle was with us every step of the way and really did become our friend through out the process which made it a lot easier to trust her and trust that she was looking out for our future and our investment and not for her own pocket. We never really experienced any stress through out our home buying experience and we truly do feel that it was due to Michelle's hard work and willingness to put us at ease when something didn't make sense. She was extremely professional and respected our schedules since my wife and work on opposites times of the day. If you are in the market to buy or sell a home then we strongly recommend Michelle and promise that you will not regret it. Thank you Michelle for helping us realize our dream of being homeowners!!!!!! read more

I contacted Michelle very early in our home buying process. At the time, we were not even able to actively start looking, but I knew we would be within 6 months to a year. Michelle was very gracious and talked with me about the process. She was so nice right from the start and did not care that we were not even ready to buy at that time. She immediately started sending me listings just so we could get an idea of what was out there and within our price range. When we were finally ready to start looking at properties, she was readily available to answer our questions and set up appointments for us. She was very honest about everything and I truly valued her opinions about everything. After we looked at our first property, we went outside and she said, "Let's go. This isn't it." I asked how she knew and she said she could tell by our actions and facial expressions that we didn't love it. She was absolutely right! I appreciate the fact that she was willing to show us however many properties it took until we found the right one. Michelle was never pushy or impatient (even on the days that I would text her over and over again asking her to explain things just one more time!) I felt very comfortable knowing that I could reach out to her at any time and she would be there to assist us. She was also very caring towards my kids who proved to be very trying at times! They loved seeing her for appointments as much as I did! When we finally started the escrow process on our home, there were a few hurdles we had to overcome, but as was expected, Michelle was fantastic! She fought for us and did everything she could to make things happen in a timely manner. She never got tired of hearing from us and answered all of our questions, even if we had already asked 10 times before! I would strongly recommend Michelle to anyone who is looking to buy or sell a home. I know we will definitely want her assistance again in the future if and when we ever decide to move! read more
