Dale was excellent, very thorough shares some great stories with you about things to look out for, just an overall great person to work with. Dreamweaver inspection prices are very reasonable and straight forward (no hidden fees here). I would easily recommend them and have already for my clients, you can't go wrong with them. We hired him in 2021. Very unprofessional. Used foul language during the inspection. Made assumptions about situations instead of sticking with the facts. Find someone else! read more

Dale is the only inspector I'll use ever again. The yelp reviews are 100% correct, he is extremely thorough and goes the extra mile. He went over every nook and cranny of the home, inspecting all the electrical panels, systems, and structure. As he walked the home, he made sure to communicate what he was finding to us in real time, so we could see the problems for ourselves. We forgot something he said during the inspection and texted him a question about it that night and got a response in under 1 minute. He is a man of his word and a very knowledgeable inspector. He made sure to inform us of things he saw that needed work, but didn't focus on scaring us out of the house. When he saw something he liked, he didn't make us want to gloss over the other issues. It was a perfect balance of "look this is a problem that needs addressing" and "wow, this looks like its in great shape". There are definitely going to be negative reviews of Dale, because sellers hate inspectors like him. There may be people on yelp complaining about "damage" that Dale did, when in fact, it was termites that destroyed the wood, Dale just found it and took a picture for his client. If you're buying a house, use Dale. If you're selling a house, fix the problems that you know about before Dale comes. Will be using him again in the future. read more

Dale was recently hired by buyers to inspect a house in which I represent the seller. This was an older home that had some issues, as many older homes do. As a realtor, I have attended hundreds of home inspections but have never seen an inspector damage a house like this before. A tap on a board or foundation will tell you if a board is rotted or a stone is loose ... There is NO need to tear apart 3ft of a retaining wall or turn a small foundation hole into a much larger one. I have had inspectors say - this looks rotted, I don't want to touch it and do more damage but I will put it in the report. That is the way a professional works. It is extremely unprofessional to damage a home that you are inspecting. read more

Dreamweaver Inspections - One instance of the damage that was done to my seller's home during a home inspection. - Home Inspectors Near Me - Randolph, Massachusetts

We bought a house without a home inspection. We know it's not wise, but given the current market condition, we had to do that. Otherwise, we will lose the competitive edge. To get peace in mind, we called Dale. He was very friendly. Pointed all the good stuffs and, most importantly, all the house issues from outside to basement, main level, attic, utility lines. Even better, he pointed out which one requires immediate attention and which types of services need to be called. We are glad we called him. I will also suggest you do the same if you are in a similar position. It's better to prevent than to fix. read more

My husband and I are in the process of buying our first home, and we used Dale for the inspection. This is our first experience with a home inspection so I don't have anything to compare him to, but we found him to be extremely thorough and patient. He explained everything he was looking at, explained why it was important, let us know when things were bad, and also when they were good. He was very clear about items that needed to be fixed/corrected, vs. things we needed to keep an eye on. He went out of his way to explain how things worked (we got a crash course in how the furnace operated!), and invited us to ask questions whenever we had concerns or didn't understand. Dale will be our first call the next time we need an inspector, for sure. read more

Highly recommended!! Found issues in my new home that would have costs thousands of dollars and numerous headaches. Very professional and thorough, taking the time to explain how everything works along the way. read more

We relied upon these stellar yelp reviews when selecting a home inspector and Dale certainly didn't let us down...in fact he even exceeded expectations! For background, we are purchasing a home in Martha's Vineyard, which is a bit off the beaten path for most home inspectors and significantly $$$$ for the inspectors on the island. On our first phone call to Dale said he'd gladly make the trip to do the inspection even though he'd never been there before. He also personally guaranteed excellent work at a fair price (which, even with the tip we gave him was 30% less than what others quoted). On the inspection day itself he arrived early and immediately went straight to work. In total, he spent nearly 5 hours at the house and personally inspected every nook and cranny including difficult to reach, attics, crawlspaces, HVAC units, basement walls, ceilings, etc. Upon completion of the inspection, he also generated his report instantaneously on his Ipad and emailed it to us even before he'd left the house! Overall he was a tremendous help, as the issues he uncovered enabled us to negotiate a substantial discount to the previously agreed upon purchase price. In retrospect it's easy to see why the few complaints about Dale on the yelp site are from SELLERS's agents, as he is clearly thorough and honest about his work as opposed to pandering to the interests of real estate agents / repeat business / etc. Anyway, this is our first home purchase and we hope it turns out to be a good decision, but we already KNOW that hiring Dale was the best decision we could have made on the home inspection. If you are reading this review please hire him immediately, you won't regret it. read more

I can't recommend Dale enough he does a fantastic thorough inspection, very honest, shows you what he sees and explains it in a way that makes. His expertise stopped my wife and I from making a nearly $200,000 mistake on a house that seemed like it just needed a little bit of work. It's that honesty that made us call him when we found another house that we were interested in and he went through everything even pointing out imperfections that were really no big deal or were to be expected from a house built in 1850 but he wanted to make sure we were aware of them. If you want the best you should absolutely call Dale. read more

I've only been involved with two home inspections in my life but I had two vastly different experiences. The first one, in which I had used another inspector, was about 30 minutes long and everything "was fine". Over the course of the next few months, I had found numerous problems that should have been spotted much earlier and would have saved me thousands in eventual costs. This time around, I was smart enough to ask my most knowledgeable homebuyer friends who they recommended and behold, more than one said the Dreamweaver team is the best they know! Dale and Kurt went through this house bit by bit and found EVERYTHING. Sometimes it sucks to see what's really under the pretty house but isn't that what you paid for? After every fault they found, they explained its significance to your overall house and why it mattered to me. I realize that with their unmatched knowledge, I am certain that once I fix those underlying unknowns, the cost to savings/safety ratio is one that I will greatly benefit from in the long run. Its that kind of expert professionalism that will keep me using Dreamweavers on every house I purchase. read more

House hunting has been abysmal this year. In spite of the insane housing prices that makes me want to give up, move back in with my parents, and hide under my blankets forever, Dale has been a shining lighthouse in an otherwise disappointing shit storm. My partner and I are lovers of ( very) old homes, and we are so fortunate to find someone who not only knows what they are talking about, but adds a bit of humor to the experience. While we still haven't found OUR house yet, I know that Dale will be our choice for every inspection we have until we find it (I just hope 3rd inspection is the charm!). It really feels like having a dad around to gently guide you in the right direction, which is EXACTLY what we need. Thanks Dale, you're the best! read more

Dale did a thorough job. Glad we found him through Yelp.

Wow!! Dale (and Kurt) were so incredibly thorough in the home inspection I had them do. They were at the property right on time and did exactly what I asked. They answered all my questions and had great advice. I'll definitely be using them for all future inspections!! Highly recommended. oh, and he had my whole inspection with a full report emailed to me before we even left the property....unbelievable! Good work guys. read more

We placed an offer on a house on Saturday night. On Sunday morning, they said they'd accept our offer if we waived the inspection. We weren't willing to do that, so we asked if they'd still accept our offer if we could get an inspection in the next 24 hours. They were skeptical that we'd get someone in there so fast, but Dale saved the day and was at the house within 2 hours!! He was extremely thorough and walked us through the whole process. His detailed follow-up report was also super helpful and came through the very next day. With his thumbs up on the house, Dale gave us complete peace of mind on this major purchase. If he weren't willing to get down there so fast, I'm sure we'd still be looking for a house - so we're very grateful to Dale. He's also a great guy. Highly recommend! read more

Absolutely recommend! From the moment I hired Dale, I KNEW I was in the right hands! Dale went way beyond what I would ever have expected with an inspector. He didn't leave a stone unturned. In addition to being totally thorough, he was professional and very helpful. He said if I had any questions to call. Well, I did and he took my call and was again, very thorough and helpful. I would definitely hire him. read more

Dale came to inspect our home this summer. He was very thorough only on certain aspects of our home. He did not adequately inspect the things in the home that we would need to use every day or assess that they were in working order. One example was our tub stoppers needing to be replaced. We noticed this immediately when we started a bath and no water accumulated. As well as the other bath having the opposite problem where it does not drain water at all. We have two fireplaces and though you should get an actual inspector for your fireplace, other inspectors in the past have looked at the basics of fireplaces for us. Our fireplaces were clearly avoided because there is cardboard and duct tape covering up the flu...this was not noted during the home inspection and would have been a red flag for us in the home buying process. Dale was very poor at his time management and because of this did not inspect the working order of the major appliances in our home. He focused mostly on the siding, the basement and the roof and nothing in between. The inspection was the longest I have ever been a part of (at least 5 hours or longer) when I have generally experienced them being about 3 hours in the past. I would not recommend Dale as a home inspector. Though the price may sway you, I warn you that you get what you pay for. read more

I spoke with the owner, Dale, and he quoted me much, much lower than the other inspectors I contacted. Dale also agreed to inspect my potential house with only 48 hours notice; the other inspectors couldn't accommodate my immediate needs, and I would have had to wait until the following week. The inspector, Kurt, was extremely knowledgeable and very thorough; my realtor was overly impressed, and Dreamweaver will most likely see additional business as a result Kurt's professionalism and attention to detail. The full inspection, including all notations and photos, were immediately emailed upon completion, and the report was in my inbox before I left the property. The report is easy to comprehend, and it can also be shared easily via email, Google Drive, etc., which is very helpful and convenient. I highly recommend the Dreamweaver team, and if needed, I will most certainly use their services in the future. read more

To say Dreamweaver Home Inspections, Inc is top notch is an understatement. Dale the company owner is professional, thorough and so accommodating. I had Dreamweaver inspect a few homes I was interested in purchasing. Dale helped us avoid some major problems. We had a few inspections where the results were very disappointing. But, in the long run we were happy to have Dale there to guide us through the problems with the houses. Dale was prompt and explained everything as he went through the inspection. We did end up with a house we love. There were some issues Dale brought up on the inspection that we were able to address. We have been in our new to us house for three and a half months now, and we love it. Thank you Dale for all your guidance. read more

This is the best of the best when it comes to Home Inspectors. We used Dale to inspect what we thought was going to be our future dream home in Norfolk and found out it was not what it seemed. He took us from top to bottom in this house over 4 hours and showed me every nook and cranny revealing all sorts of issues. It was so thorough that we ended up pulling out of the offer and the entire deal due to so many future repairs. This factor was worth every penny of this inspection. Dale goes beyond what in my past experience with inspectors, is just skimming the surface. He also took the appointment within one days notice and was flexible with timing and prepared a thorough full report plus Radon and prepared a Pest Inspection as well. You will not go wrong with him and I will definitely use him again on the next offer we make which hopefully will be soon. read more

I've used Dreamweaver 3 times now and Dale has always been extremely thorough. He was recommended to me in 2015 by a mortgage broker I knew that lectured at first time home buyers seminars. The broker said that Dale was also involved in that program so I gave him a try. My first inspection with Dale stopped in the basement. It took him less than 15 minutes in the basement to find enough problems to walk from the deal. Mostly the fact they stuffed insulation into the gaping hole in the main support beam to hide it. The hole was caused by termites and they were still active. The sellers built a fake 2x4 wall under the damage and used that to hold up the insulation to hide the damage. We found a lot of other problems but that was the worst. The listing said the house had a fire in 2007 and was basically brand new. Was rebuilt with insurance money. We discovered they cut some obvious corners and basically put lipstick on a pig. Fast forward to my second house inspection. It went a lot better and the house had good bones. Dreamweaver pointed out some things I would need to repair in the future and what to look for. I was walked around the entire house and everything was explained to me in lots of detail. I ended up purchasing this house. I'm now back in the market for another house and a few months ago I put in an offer on a house that was only a couple of years old. Everything looked great at the open house but it smelled awful like the owners had way too many dogs. We knew we would have to replace the carpets even before the inspection. Dale showed up to save the day again. At the end of the inspection I received an 84 page inspection report, on the spot, mostly filled with issues on an almost new house! Dale offered to save us time and end the inspection in the basement again but I didn't want to believe him and thought the rest might be better. We found close to 1/4 of the homes value in damages after the full inspection. The sellers offered to lower their price by $5000 so I walked again. The house has now sold and ironically at the price of my offer. I would hope the buyers got an inspection but it doesn't sound like whoever they hired found much!!! Think about that for a good minute. To summarize my review: I would recommend Dale at Dreamweaver to everyone I know buying a house. Use him if you want an in depth inspection where you can learn a lot and avoid being stuck with a nightmare! read more

There is no better Home Inspector than Dale. The first home I purchased made me worry about home inspectors. I thought they were in it just for the money and not for the sake of the homeowners. I called Dale for the purchase of my second home and rest assured that I now know that Dale is the best in the business. Dale was with us the entire time for 3+ hours, answering every questions, educating us on every aspects of the home. He found literally every nook, crannies and honestly able to gave his thoughts on what needs to be done, what will need to be done and what we need to talk to the seller for immediate concern. I have used Dale for years. He has done over a dozen inspections for myself, friends and family. His prices are reasonable and he is extremely thorough. My parents put an offer on a nice "cute" house on a lake, I recommended that they use Dale for the inspection. Glad they did... I showed up to the inspection and Dale had a full jump suit on and literally crawled underneath the house into a small crawl space and located significant structural damage. Long and short of it, he goes above and beyond and knows his craft. read more

I had a great experience using Dale as an inspector on a potential house purchase. He's extremely thorough about going through every element of the house. Not only did he pay close attention to detail, but he was also very enthusiastic about explaining everything to me so that I walked away feeling confident that I understood the potential problems with the house AND what I would need to do to maintain it in the future. After the inspection, he was willing to take my calls to elaborate on certain points that came up in the inspection and recommend other professionals to evaluate the cost of fixing some of the problems at the home. I would absolutely recommend working with Dale to anyone looking for a home inspector. read more

Dale inspected a home and he found issues that could've costed us a lot of money in repair. Because of his attention to detail we decided to pull out on our offer. Later, we received another accepted offer and we knew exactly who to call. Again, he was there to explain how different aspects of the house worked, who to contact for further evaluation and how to maintain appliances around the home. Being able to sleep through the night and not have to worry about a "money pit" is definitely worth the call to Dale. read more

We bought our first home 5 years ago and used dream weaver inspection. Their slogan says they "catch the nightmares".... Well they didn't catch a single one of our MANY nightmare issues throughout our new home. Our home passed inspection with no problem. Problems started immediately after the home was purchased. So many things were never checked or looked at, and as new homebuyers, we were too trusting to question it. Leaks and plumbing issues were ignored or overlooked, crawlspace and water heater never even checked, the list goes on and on. The entire home was infested with mold, we have had to have the kitchen ripped down to the studs and the mold is now found throughout our bathroom as well; everything will need to be replaced. We recently had the roof looked at and learned that our entire roof and the boards under it were all done incorrectly and everything needs to be removed and redone. The door frames are rotted and falling apart. We can't even replace the doors themselves due to the amount of work that would need to be done first. Prior renters have shared their experiences of other serious problems with the home that should have been obvious during a legitimate home inspection, yet the only issue brought to our attention by the home inspector were that 1 of the window sills had rotted and needed to be replaced and that we might want to consider a newer roof in 10 or So years (no mention of the entire top of the house actually needing to be ripped off and rebuilt!) The entire experience and aftermath has been one problem after another. read more
