We had a very frustrating experience with Draper Realty, both during our lease and after move-out.
During our tenancy, there were communication issues with maintenance. In our experience, Draper did not always clearly communicate when maintenance would come, and a maintenance person entered the house without advance notice to us. This made us feel uncomfortable because we expected clear communication before someone came into the home.
We also had an issue with old blinds during the lease. Two slats on the blinds broke because the blinds were old and fragile. We reported the issue, but Draper refused to repair or replace them at the owner's expense. Later, after move-out, they charged us $192 for replacing the blinds.
We moved out more than two months before the lease ended, but we still paid rent through the end of the lease. We hoped the property could be re-rented sooner, but from our perspective, Draper did not make that easy. The rent was raised, and the listed available date was placed after our lease ended, which did not help find a new tenant before our lease finished.
The move-out process was also disappointing. Before the inspection, we continued maintaining the property, including mowing the lawn and trimming trees/branches. Draper scheduled the move-out inspection for May 27, before our lease ended on May 31, and we were told in the tenant portal that the inspection was scheduled early to give us time to correct any issues found. However, after the inspection, we were not notified of any issues to correct before the lease ended. Draper did not share the move-out inspection report or move-out charges with us until July 3, more than a month after the inspection.
Draper deducted $566.50 from our deposit, including $287.50 for landscaping charges. This was especially frustrating because we had already trimmed trees/branches before the inspection, and the move-out inspection report listed the lawn as "Good, Clean." We requested supporting documentation because our lease states that deposit reductions must be fully documented and provided to the tenant, but Draper stood by the charges and considered the matter closed.
We eventually received the remaining deposit, but the disputed deductions were not refunded. Based on our experience, I would recommend future tenants document everything, take detailed move-in and move-out photos, keep all communication in writing, and carefully review all deposit charges read more
