I secured Dan to do my home inspection in August, 2017. He was prompt and easy to work with…read more However, once I closed on the property and moved into my home I immediately noticed several things that should have been noted during the inspection (bedroom windows nailed shut, large hole in utility room floor, lights without ANY connection to switches and switches not connected to any outlets or lights). Dan also performed a termite inspection at the same time which claimed to show no sign of prior or current termite damage or infestation. Fast forward to a few months later - SWARMING TERMITES! I contacted an exterminator who noticed prior and continual termite damage which he told me should have been apparent at the time of my inspection. After review of the termite report Dan had given me, it was obvious that he used a 'standard' report that was not representative of my property which raised concerns of whether this inspection was truly performed. The report claimed that the inspection was performed on my house/garage. I DO NOT have a garage! It claimed there was NO access to crawl space, yet Dan had accessed and taken pictures of electrical issues in my crawl space during my home inspection It said he had no access to my attic or exterior, but he included these areas on the home inspection as well. The termite report mentioned TEN reasons why the garage couldn't be adequately inspected (there is only ONE reason - there isn't a garage). It seems obvious that this termite inspection report is a standard report he issues to anyone and is NOT indicative of MY property.  I feel I paid for a fraudulent inspection and as a result I am incurring excessive cost to remediate what Dan had failed to professionally inspect as he was contracted and paid to do. I contacted Dan and also posted my dissatisfaction in the form of reviews online (which have since been removed). After he had seen the reviews he then contacted me and we discussed remediation. He agreed to refund me the cost of the inspection as well as the cost for remediation of the termite problem. I received a release prepared by his attorney to sign agreeing to a refund of $385 and releasing him from any fault. I emailed Dan and told him that this was not what we had agreed to - that the refund for the $920 which I incurred for remediation of the termite infestation was not included. It's been almost TWO months and he has not responded to my repeated attempts at clearing this up. I DO NOT recommend this man for your home inspections and if you do, or have used him ... pay CLOSE attention to the reports he submits - the home inspection was grossly inept (who doesn't notice windows nailed shut, screens missing, gaping holes in floors, windows/sky lights that don't open properly, basic electrical issues) and pay extra attention to the termite inspection ... I cannot be certain that that was even performed based on the report I received that wasn't even close to being indicative of the property I purchased.

Reviews are important. For a first time home buyer, three things are essential: luck, a savvy real…read moreestate attorney, and a sharp home inspector. Our home inspector, Ray, was integral to us making an informed decision before taking the leap into home ownership. Ray was prompt and easy to get in contact with; he was always accessible via text or email. During the inspection, Ray did a thorough visual inspection and offered tips and useful information regarding what he saw. Our particular home inspection lasted about 2 hours and included a test for radon, mold, and oil sweep. We received our extensive inspection report within 24-48 hours of completing the inspection (radon and mold test results took roughly a week since the samples needed to be sent to the lab). We (and our attorney) were very glad that we were provided with such an in-depth report as we contemplated next steps. Ray is a licensed P.E. and his structural expertise was much appreciated. Thank you so much Ray for being a part of this process with us.

Pros: very personable and sweet, talks up integrity…read more Cons: fell way short of the bar, he missed the fact that two of the three showers in the house that we had him inspect and subsequently purchased have severely leaking showers that leak to the floors below!!! We paid extra for a mold test and have asked for the results multiple times over 3 months and have never received. I firmly believe he never submitted the test and pocketed the cash. I wouldn't recommend and would never use him again. Zero follow up on his part. *Note before AAA makes any more excuses I have 4 months of back and forth texts trying to get the mold report and him not responding.
